This beautiful Birmingham, MI home had been renovated prior to our clients purchase, but the style and overall design was not a fit for their family. They really wanted to have a kitchen with a large “eat-in” island where their three growing children could gather, eat meals and enjoy time together. Additionally, they needed storage, lots of storage! We decided to create a completely new space. The original kitchen was a small “L” shaped workspace with the nook visible from the front entry. It was completely closed off to the large vaulted family room. Our team at MSDB re-designed and gutted the entire space. We removed the wall between the kitchen and family room and eliminated existing closet spaces and then added a small cantilevered addition toward the backyard. With the expanded open space, we were able to flip the kitchen into the old nook area and add an extra-large island. The new kitchen includes oversized built in Subzero refrigeration, a 48” Wolf dual fuel double oven range along with a large apron front sink overlooking the patio and a 2nd prep sink in the island. Additionally, we used hallway and closet storage to create a gorgeous walk-in pantry with beautiful frosted glass barn doors. As you slide the doors open the lights go on and you enter a completely new space with butcher block countertops for baking preparation and a coffee bar, subway tile backsplash and room for any kind of storage needed. The homeowners love the ability to display some of the wine they’ve purchased during their travels to Italy! We did not stop with the kitchen; a small bar was added in the new nook area with additional refrigeration. A brand-new mud room was created between the nook and garage with 12” x 24”, easy to clean, porcelain gray tile floor. The finishing touches were the new custom living room fireplace with marble mosaic tile surround and marble hearth and stunning extra wide plank hand scraped oak flooring throughout the entire first floor.

This bungalow features a two-tier roof line to give more dimension to the front face of the home. Columns were added to the new covered front porch, and the stone below the bay window was replaced with new flagstone. On April 22, 2013, MainStreet Design Build began a 6-month construction project that ended November 1, 2013 with a beautiful 655 square foot addition off the rear of this client's home. The addition included this gorgeous custom kitchen, a large mudroom with a locker for everyone in the house, a brand new laundry room and 3rd car garage. As part of the renovation, a 2nd floor closet was also converted into a full bathroom, attached to a child’s bedroom; the formal living room and dining room were opened up to one another with custom columns that coordinated with existing columns in the family room and kitchen; and the front entry stairwell received a complete re-design. The classic style covered cabana sits poolside and houses an impressive, outdoor, stacked stone, wood burning fireplace with wood storage, mounted tv, a vaulted tongue and groove ceiling and an outdoor living room perfect for hosting family and friends.

Designed for a family who is relocating back to California, this contemporary residence sits atop a severely steep site in the community of Las Ventanas. Working with the topography led to some creative design solutions, structurally and aesthetically, to accommodate all of the family’s programatic needs. The 4127 s.f. home fits into the relatively small building footprint while an infinity edge pool cantilevers 22′ above grade. With spectacular views of the Arroyo Grande foothills and farms, this main pool deck becomes a major feature of the home. All living spaces, including the great room and kitchen open up to this deck, ideal for relaxation and entertainment. Given that the owners have five golden retrievers, this outdoor space also serves as an area for the dogs. The design includes multiple water features and even a dog pond. To further emphasize the views, a third story mitered glass reading room gives one the impression of sitting above the treetops. The use of warm IPE hardwood siding and stone cladding blend the structure into the surrounding landscape while still offering a clean and contemporary aesthetic.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. A rare find in Bloomfield Township is new construction. This gem of a custom home not only featured a modern, open floorplan with great flow, it also had an 1,800 sq. ft. unfinished basement. When the homeowners of this beautiful house approached MainStreet Design Build, they understood the value of renovating the accessible, non-livable space—and recognized its unlimited potential. Their vision for their 1,800 sq. ft. finished basement included a lighter, brighter teen entertainment area—a space large enough for pool, ping pong, shuffle board and darts. It was also important to create an area for food and drink that did not look or feel like a bar. Although the basement was completely unfinished, it presented design challenges due to the angled location of the stairwell and existing plumbing. After 4 months of construction, MainStreet Design Build delivered—in spades! Details of this project include a beautiful modern fireplace wall with Peau de Beton concrete paneled tile surround and an oversized limestone mantel and hearth. Clearly a statement piece, this wall also features a Boulevard 60-inch Contemporary Vent-Free Linear Fireplace with reflective glass liner and crushed glass. Opposite the fireplace wall, is a beautiful custom room divider with bar stool seating that separates the living room space from the gaming area. Effectively blending this room in an open floorplan, MainStreet Design Build used Country Oak Wood Plank Vinyl flooring and painted the walls in a Benjamin Moore eggshell finish. The Kitchenette was designed using Dynasty semi-custom cabinetry, specifically a Renner door style with a Battleship Opaque finish; Top Knobs hardware in a brushed satin nickel finish; and beautiful Caesarstone Symphony Grey Quartz countertops. Tastefully coordinated with the rest of the décor is a modern Filament Chandelier in a bronze finish from Restoration Hardware, hung perfectly above the kitchenette table. A new ½ bath was tucked near the stairwell and designed using the same custom cabinetry and countertops as the kitchenette. It was finished in bold blue/gray paint and topped with Symphony Gray Caesarstone. Beautiful 3×12” Elemental Ice glass subway tile and stainless steel wall shelves adorn the back wall creating the illusion of light. Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus

The Mazama house is located in the Methow Valley of Washington State, a secluded mountain valley on the eastern edge of the North Cascades, about 200 miles northeast of Seattle. The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley. To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered “V”-shape, recalling the lightness of a dancer. The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior. The living pavilion contains more than twelve pieces of custom furniture and lighting, creating a totality of the designed environment that recalls the idea of Gesamtkunstverk, as seen in the work of Josef Hoffman and the Viennese Secessionist movement in the early 20th century. The house has been designed from the start as a sustainable structure, with 40% higher insulation values than required by code, radiant concrete slab heating, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, and locally sourced materials. Windows have high-performance LowE insulated glazing and are equipped with concealed shades. A radiant hydronic heat system with exposed concrete floors allows lower operating temperatures and higher occupant comfort levels. The concrete slabs conserve heat and provide great warmth and comfort for the feet. Deep roof overhangs, built-in shades and high operating clerestory windows are used to reduce heat gain in summer months. During the winter, the lower sun angle is able to penetrate into living spaces and passively warm the exposed concrete floor. Low VOC paints and stains have been used throughout the house. The Challenge This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted! Our Solution With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work. In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date. In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator. Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking. In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system. Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area. Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway. Exceptional Results Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Ultimately, we provided the outstanding results and customer experience that our clients had been searching for. “We met with many other contractors leading up to signing with Progressive Design Build. This new two story home was an infill home in an established, sought after neighborhood with a stunning river view. Although not huge in stature, this home is huge on presence with a modern cottage look featuring three two story columns clad in natural longboard and stone, grey earthtone acrylic stucco, staggered roofline, and the typography of the lot allowed for exquisite natural landscaping. Inside is equally impressive with features including: - Radiant heat floors on main level, covered by engineered hardwoods and 2' x 4' travertini Lexus tile - Grand entry with custom staircase - Two story open concept living, dining and kitchen areas - Large, fully appointed butler's pantry - Glass encased wine feature wall - Show stopping two story fireplace - Custom lighting indoors and out for stunning evening illumination - Large 2nd floor balcony with views of the river. - R-value of this new build was increased to improve efficiencies by using acrylic stucco, upgraded over rigid insulation and using sprayfoam on the interior walls.

The client was referred to us by the builder to build a vacation home where the family mobile home used to be. Together, we visited Key Largo and once there we understood that the most important thing was to incorporate nature and the sea inside the house. A meeting with the architect took place after and we made a few suggestions that it was taking into consideration as to change the fixed balcony doors by accordion doors or better known as NANA Walls, this detail would bring the ocean inside from the very first moment you walk into the house as if you were traveling in a cruise. A client's request from the very first day was to have two televisions in the main room, at first I did hesitate about it but then I understood perfectly the purpose and we were fascinated with the final results, it is really impressive!!! and he does not miss any football games, while their children can choose their favorite programs or games. An easy solution to modern times for families to share various interest and time together. Our purpose from the very first day was to design a more sophisticate style Florida Keys home with a happy vibe for the entire family to enjoy vacationing at a place that had so many good memories for our client and the future generation.
