We created a traditional and modern patio for these homeowners with the nice straight lines and square corners. This patio feature a few different spaces utilizing natural stone for the floor and masonry fire pit and outdoor kitchen. They have a complete grill island with seating for multiple people, it also features custom linear fire feature that is built in to the counter top. The middle part of the patio feature the dining space and at the opposite end of the patio features the living space with the custom built fire pit and fire table.

This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. The goal of this master suite remodel was to design a luxurious yet simple environment that was not only beautiful but also comfortable, and designer Lori Wiles brought the transformation to life. The remodel was a transformation of the unused storage area in the bottom level of the clients’ home. Wiles' creative problem solving did more than just hide basement remodel problems like low ductwork and poorly located pipes. Instead, these obstacles served as a source of inspiration for some of the most interesting aspects of her design, such as the angular wood-paneled headboard wall with built-in nightstands. Following a stone, fire, water, and wood theme, the materials used in this master suite strongly relate to nature. Water flows to the tub from the stone accent wall in the bathroom, and an opposing stone wall in the bedroom creates a dramatic backdrop for a seating area. Both walls contain candle-filled niches and Cherry wood is employed throughout, creating warmth and continuity. To further achieve the natural look and feel of the bathroom, Wiles incorporated a variety of stones. The shower and immediate area around the freestanding tub feature pebble accent flooring that complement the surrounding large, rectangular tile floors. Eldorado Stone’s Black River Stacked Stone was chosen because it offered different textures and dimensions of the black, rugged, stacked stone, resulting in an organic environment that provides relief from the flat surfaces. By using quality materials such as Eldorado Stone, designer Lori Wiles was able to create a zen-like space that exceeded her client’s expectations. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. This pool and spa is built in an affluent neighborhood with many new homes that are traditional in design but have modern, clean details. Similar to the homes, this pool takes a traditional pool and gives it a clean, modern twist. The site proved to be perfect for a long lap pool that the client desired with plenty of room for a separate spa. The two bodies of water, though separate, are visually linked together by a custom limestone raised water feature wall with 10 custom Bobe water scuppers. Quality workmanship as required throughout the entire build to ensure the automatic pool cover would remain square the entire 50 foot length of the pool. One of the most unique features of the home is the glass door in the living room. Powered like an automatic garage door, the wall retracts up to the ceiling at the press of a button. The door, as all windows throughout the home, was fabricated with double-pane glass to keep out noise and cold temperatures. The sofa and ottoman were designed by Robert and Cortney for CB2. Completely modular, it can be configured in a variety of ways and colors. By implementing a tray onto the ottoman, the piece can go from extra seating to a tabletop in a flash. We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Mid-century modern exterior home idea in San Diego

DOWNLOAD NOW   Working with this Glen Ellyn client was so much fun the first time around, we were thrilled when they called to say they were considering moving across town and might need some help with a bit of design work at the new house. The kitchen in the new house had been recently renovated, but it was not exactly what they wanted. What started out as a few tweaks led to a pretty big overhaul of the kitchen, mudroom and laundry room. Luckily, we were able to use re-purpose the old kitchen cabinetry and custom island in the remodeling of the new laundry room — win-win! As parents of two young girls, it was important for the homeowners to have a spot to store equipment, coats and all the “behind the scenes” necessities away from the main part of the house which is a large open floor plan. The existing basement mudroom and laundry room had great bones and both rooms were very large. To make the space more livable and comfortable, we laid slate tile on the floor and added a built-in desk area, coat/boot area and some additional tall storage. We also reworked the staircase, added a new stair runner, gave a facelift to the walk-in closet at the foot of the stairs, and built a coat closet. The end result is a multi-functional, large comfortable room to come home to! Just beyond the mudroom is the new laundry room where we re-used the cabinets and island from the original kitchen. The new laundry room also features a small powder room that used to be just a toilet in the middle of the room. You can see the island from the old kitchen that has been repurposed for a laundry folding table. The other countertops are maple butcherblock, and the gold accents from the other rooms are carried through into this room. We were also excited to unearth an existing window and bring some light into the room. Creating environments that encourage our families to spend more time outdoors is important in today’s hi-tech world. Designed for the 2014 Chicago Flower and Garden show, this display garden captures a playful sensibility well-suited for any family to enjoy. The clean, modern lines and carefully planned spaces of this 50’ by 50’ garden form an enticing setting to simply unplug. Working within a very limited area, the design organizes a bio pool with sundeck, a spillover water feature and lounge area, and a gravel dining terrace with a built-in fireplace and shade tree canopy. Unlike traditional pools, our bio pool utilizes aquatic plants, beneficial bacteria, and microbes, rather than harsh chemicals, to filter the water. Impurities and excess nutrients are drawn out of the water naturally, creating a much healthier swimming environment. A native plant palette is incorporated throughout the garden with shade trees, ornamentals, native forbs, and perennials in an emergent spring landscape. We hope this exciting design will encourage green inspiration for visitors, whether they have a tight city lot or a larger suburban property.
