The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. I was honored to work with these homeowners again, now to fully furnish this new magnificent architectural marvel made especially for them by Lake Flato Architects. Creating custom furnishings for this entire home is a project that spanned over a year in careful planning, designing and sourcing while the home was being built and then installing soon thereafter. I embarked on this design challenge with three clear goals in mind. First, create a complete furnished environment that complimented not competed with the architecture. Second, elevate the client’s quality of life by providing beautiful, finely-made, comfortable, easy-care furnishings. Third, provide a visually stunning aesthetic that is minimalist, well-edited, natural, luxurious and certainly one of kind. Ultimately, I feel we succeeded in creating a visual symphony accompaniment to the architecture of this room, enhancing the warmth and livability of the space while keeping high design as the principal focus. The centerpiece of this modern sectional is the collection of aged bronze and wood faceted cocktail tables to create a sculptural dynamic focal point to this otherwise very linear space. From this room there is a view of the solar panels installed on a glass ceiling at the breezeway. Also there is a 1 ton sliding wood door that shades this wall of windows when needed for privacy and shade.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. A full bath completes this finished basement with a spacious walk-in shower, Cocoa Brown Dura Supreme vanity with Calacatta Vicenza Quartz countertop, a crisp white sink and a stainless-steel Voss faucet. This is a stunning modern kitchen. Sometimes, contemporary design can feel cold or sterile. This kitchen sets itself apart by adding color, warmth, and custom design elements that remain true to modern aesthetic but add in character and personality. The extra tall upper cabinets add height and drama to the space. The glass inserts at the top have lighted interiors which serve as storage and display areas. The Crown molding continues over the stainless hood, bridging the nearly 4 foot gap between the two sides. The grey accent color on the wall cabinets is echoed at the large kitchen island. The soft white perimeter color serves as a great anchor for the bold grey accent. The granite stays true to the color scheme with its white base and grey and black veining. The back splash is a grey vein cut limestone. The glass inset tiles offer color and shine to the subway limestone. At the hood area, the pattern switches to herringbone, but maintains the glass accent. By using the same tile and simply changing the format, we add visual interest to the space without creating competing elements. The built in Wolf convection oven and steam oven are a superior option for any cook. The wood plank floor is actually porcelain tile. Porcelain tile is easier to maintain than wood, and holds up better in heavy traffic or water environments, such as kitchen.

The interior of the wharf cottage appears boat like and clad in tongue and groove Douglas fir. The contrast between the foggy, gray exterior and warm interior is striking and intentional - a refuge from the harsh coastal environs. The living room is thrust out over the pond and into the view of the fjord beyond. Railings dissolve to permit views and light in and the doors can be fully opened to allow large gatherings to flow between interior and exterior. The structural steel columns seen supporting the building from the exterior are thin and light. This lightness is enhanced by the taught stainless steel tie rods spanning the space. The Willow - Transitional Family Home on Acreage in Brush Prairie, Washington by Cascade West Development Inc. The family that owns this home is prone to travel. Whether to a National Monument or the forests of Alaska the wayward souls that dwell within these walls know how to appreciate the great outdoors. Throughout the week they might need to rest and recoup between adventures, preferably in a low-maintenance environment. The need for space was imperative; balancing storage, relaxation and entertaining was top of mind when designing. As frequent entertainers, they got the room to regale and the room to relax. Large family rooms flank the front entryway; a large open great room with vaulted ceiling and central fireplace creates an informal and loose setting for family and friends to gather. Either flooded with natural light, from the full-size Milgard windows, or warmly lit by fire and the ornate wrought iron chandelier, a cozy environment is not hard to conjure up. If some privacy is sought, the second family room across the foyer is the perfect place. This smaller family room features a knotty alder french door inlaid with seedy baroque glass. In this intimate setting a small group can get together for any number of conversations or, if necessary, enjoy a quiet setting for a movie or show. Gallery This project was created with a unique and innovative design with the premise of integrating the comforts of the inside with the harmonious nautical environment outside, achieving the feeling of floating amongst the sailboats and cruises. The Casa Barco de Hormigon is a totally different design than what is presented in current architecture. Inspired by the moorings, sailing and cruising environment, this majestic space is completely built of concrete with nautical lines never seen in modern architectural construction, The interior of the project boasts concrete overhangs, decorative wall details that surprise and invite observation of each space to discover that each detail is designed to appreciate. The design uses sunlight and moonlight to form geometric figures that move throughout the interior, changing the sensations according to the time of day and night, achieving design movements at different times. This natural light plays with the curved partitions and impressive staircase to make one experience every design detail with every step. With this project, one will surely experience different environmental changes at varying moments, For instance, the jacuzzi with waterfall integrates the river elevation surrounded by 12 foot palm trees situated inside the home, overlooking the moorings and cruises, Also, an unprecedented fire table for moments in the afternoon or winters outside add to the creative design. By integrating the views of the river from each and every one of its vantage points, , this makes this design creative and innovative with maximum expression.

The thoughtfully designed workspace balances productivity with comfort through its clean architectural lines, natural material palette, and strategic placement of windows that provide natural light and serene views. This private studio, built in collaboration with producer, engineer, and pianist Ian Miller, is a fully custom creative space designed around his workflow and artistic process. The project blended NILES’ technical execution with Ian’s hands-on finishing work, resulting in a studio where every corner has intention and every system supports a seamless, plug-and-play workflow. The structure began as a barn-style two-car garage with a second floor. After exploring several layouts and engineering options, we landed on a design that leveraged the high ceilings and existing footprint to create a dynamic and spacious acoustic environment. Generous daylight from surrounding windows connects the interior to the outdoors, while layered textures, warm tones, and custom finishes create a grounded yet inspiring atmosphere. The Control Room is fully isolated from the rest of the building with sound-reducing wall systems, a full soft-ceiling bass trap, tuned corner traps, treatment throughout, and full-lite doors for controlled transmission and visibility. Though modest in size, it delivers accurate monitoring and integrates smoothly with the larger live environment. Roasted Bean Studio was built to support any direction Ian pursues—from producing to mixing to live performance. The space provides the sonic palette and creative flexibility needed for a wide range of projects, offering a visually inspiring and acoustically reliable environment that empowers his work every day.
