A new ground-up ADU at the back of the existing house. Complete architecture, structural engineering and energy calculations of the ADU with garage. The ADU has a living area of 471 sq ft. and consists of a living cum dining cum kitchen, one bedroom and one bath.

The front porch was expanded to balance with the addition of the new structure. The form of the new shed dormer allowed the roof to drop down adjacent to the existing and tie directly with the front gable roof. Roof slopes were precisely calculated to fit all the parts together.

We took a compact closed in space and created this light and airy workhorse, still compact, but not closed in! Maximizing the space, we attached high island cabinets carefully calculated to allow our 6'4" homeowner to have an unobstructed view, but still reach items used less frequently. The baking station is lower at 30"h which is not only standard for baking stations, but necessary for the 5'3" mom.

Baseboards are made of polystyrene and resistant to mold and humidity. Smooth surface that is easy to clean and does not need paint after installation. Can be customized for a unique look with insert patterns, including wood grain, textures, and solid colors. To calculate the amount of needed product, please make sure to measure the total linear feet of baseboard and include an extra 10-20% waste. One of the biggest challenges of this remodel was fitting the client’s massive 15’ x 9’ oil painting into a room with a low ceiling and west wall that angled sharply downwards, and designing lighting which could fit into the tight space allowed. Further complicating matters were the strict code restrictions on building height. The roof-line was raised and the wall elevated within very tight guidelines. Numerous calculations and research went into specifying and installing the light fixtures, and ultimately there was only a 1” tolerance between the light fixture and ceiling for it to adequately light the painting.

These Infinity Classics are all aluminum carriage style garage doors by Northwest Door. They feature v-groove aluminum panels, standard arched top panels, decorative hardware and a Mahogany wood grain powder coat finish. Doors are insulated with expanded polystyrene and have a calculated r value of 3.5.

The shower is directly across from the vanity. The tiling in the shower is handmade and hand-glazed which creates authentic color variations. There are two subtle hat tips to the period in the shower. One is the mud cap, which is what you step over to enter the shower. The second is that there isn’t any cut tile in the shower. Before placing the tile, the tile size and the wall space is calculated so that the tile fits. This was the technique used in Craftsman-style homes.

I redesigned this peninsula counter with a waterfall design at the end which looks great. It bears mentioning that we were very careful with our calculations to make sure the corner drawer cleared the dishwasher handle....and the dishwasher door cleared the cabinet handles. The homeowner had lived for years with her drawer not opening without first opening the dishwasher and was thrilled that everything works well now. upper and lower trim finishes the "look" and keeps undercabinet lighting out of view.
