Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth

At Archadeck of Nova Scotia we love any size project big or small. But, that being said, we have a soft spot for the projects that let us show off our talents! This Halifax house was no exception. The owners wanted a space to suit their outdoor lifestyle with materials to last far into the future. The choices were quite simple: stone veneer, Timbertech composite decking and glass railing. What better way to create that stability than with a solid foundation, concrete columns and decorative stone veneer? The posts were all wrapped with stone and match the retaining wall which was installed to help with soil retention and give the backyard more definition (it’s not too hard on the eyes either). A set of well-lit steps will guide you up the multi-level deck. The built-in planters soften the hardness of the Timbertech composite deck and provide a little visual relief. The two-tone aesthetic of the deck and railing are a stunning feature which plays up contrasting tones. From there it’s a game of musical chairs; we recommend the big round one on a September evening with a glass of wine and cozy blanket. We haven’t gotten there quite yet, but this property has an amazing view (you will see soon enough!). As to not spoil the view, we installed TImbertech composite railing with glass panels. This allows you to take in the surrounding sights while relaxing and not have those pesky balusters in the way. In any Canadian backyard, there is always the dilemma of dealing with mosquitoes and black flies! Our solution to this itchy problem is to incorporate a screen room as part of your design. This screen room in particular has space for dining and lounging around a fireplace, perfect for the colder evenings! Ahhh…there’s the view! From the top level of the deck you can really get an appreciation for Nova Scotia. Life looks pretty good from the top of a multi-level deck. Once again, we installed a composite and glass railing on the new composite deck to capture the scenery. What puts the cherry on top of this project is the balcony! One of the greatest benefits of composite decking and railing is that it can be curved to create beautiful soft edges. Imagine sipping your morning coffee and watching the sunrise over the water. Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. Two more bedrooms with walk-in closets and a bath are found in the 1,300-square foot lower level, which also includes a secondary kitchen with bar, a fitness room overlooking the lake, a recreation/family room with built-in TV and a wine bar perfect for toasting the beautiful view beyond.

Believe it or not, this award-winning home began as a speculative project. Typically speculative projects involve a rather generic design that would appeal to many in a style that might be loved by the masses. But the project’s developer loved modern architecture and his personal residence was the first project designed by architect C.P. Drewett when Drewett Works launched in 2001. Together, the architect and developer envisioned a fictitious art collector who would one day purchase this stunning piece of desert modern architecture to showcase their magnificent collection. The primary views from the site were southwest. Therefore, protecting the interior spaces from the southwest sun while making the primary views available was the greatest challenge. The views were very calculated and carefully managed. Every room needed to not only capture the vistas of the surrounding desert, but also provide viewing spaces for the potential collection to be housed within its walls. The core of the material palette is utilitarian including exposed masonry and locally quarried cantera stone. An organic nature was added to the project through millwork selections including walnut and red gum veneers. The eventual owners saw immediately that this could indeed become a home for them as well as their magnificent collection, of which pieces are loaned out to museums around the world. Their decision to purchase the home was based on the dimensions of one particular wall in the dining room which was EXACTLY large enough for one particular painting not yet displayed due to its size. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. In this combined mud room and laundry room we built custom cubbies with a reclaimed pine bench. The shelf above the washer and dryer is also reclaimed pine and the upper cabinets, that match the cubbies, provide ample storage. The floor is porcelain gray/beige tile. This farmhouse style home in West Chester is the epitome of warmth and welcoming. We transformed this house’s original dark interior into a light, bright sanctuary. From installing brand new red oak flooring throughout the first floor to adding horizontal shiplap to the ceiling in the family room, we really enjoyed working with the homeowners on every aspect of each room. A special feature is the coffered ceiling in the dining room. We recessed the chandelier directly into the beams, for a clean, seamless look. We maximized the space in the white and chrome galley kitchen by installing a lot of custom storage. The pops of blue throughout the first floor give these room a modern touch. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

For this catalog, bringing our furniture and accents to life meant taking them offsite and inside some of SoCal’s most breathtaking estates. Part of our adventure was spent in the gorgeous and historic neighborhood of Hancock Park, where architecturally rich residences abound. Jeff captures the LA enclave’s old world glamour by outfitting this interior with mirrored pieces, bold motifs and seats modeled after European antiques.

Master bathroom 1: full house remodel with 1st and 2nd story room addition: we added approximately 100sf to the back of the house to accommodate an extra-large steam shower and a two-sided fireplace. This high end bathroom features Graff plumbing faucets and valves, Hydro System- Daniela bath tub, New Ravenna Mosaic tile, Carrera marble tile, Neolith counter, and large format gray porcelain tile. In a wooded area of Lafayette, a mid-century home was re-imagined for a graphic designer and kindergarten teacher couple and their three children. A major new design feature is a high ceiling great room that wraps from the front to the back yard, turning a corner at the kitchen and ending at the family room fireplace. This room was designed with a high flat roof to work in conjunction with existing roof forms to create a unified whole, and raise interior ceiling heights from eight to over ten feet. All new lighting and large floor to ceiling Fleetwood aluminum windows expand views of the trees beyond. The existing home was enlarged by 700 square feet with a small exterior addition enlarging the kitchen over an existing deck, and a larger amount by excavating out crawlspace at the garage level to create a new home office with full bath, and separate laundry utility room. The remodeled residence became 3,847 square feet in total area including the garage. Exterior curb appeal was improved with all new Fleetwood windows, stained wood siding and stucco. New steel railing and concrete steps lead up to the front entry. Front and rear yard new landscape design by Huettl Landscape Architecture dramatically alters the site. New planting was added at the front yard with landscape lighting and modern concrete pavers and the rear yard has multiple decks for family gatherings with the focal point a concrete conversation circle with central fire feature. Everything revolves around the corner kitchen, large windows to the backyard, quartz countertops and cabinetry in painted and walnut finishes. The homeowners enjoyed the process of selecting Heath Tile for the kitchen backsplash and white oval tiles at the family room fireplace. Black brick tiles by Fireclay were used on the living room hearth. The kitchen flows into the family room all with views to the beautifully landscaped yards. The primary suite has a built-in window seat with large windows overlooking the garden, walnut cabinetry in a skylit walk-in closet, and a large dramatic skylight bouncing light into the shower. The kid’s bath also has a skylight slot with light angling downward over double sinks. More colorful tile shows up in these spaces, as does a geometric patterned tile in the downstairs office bath shower. The large yard is taken full advantage of with concrete paved walkways, stairs and firepit circle. New retaining walls in the rear yard helped to add more level usable outdoor space, with wood slats to visually blend them into the overall design. The end result is a beautiful transformation of a mid-century home, that both captures the client’s personalities and elevates the house into the modern age.

Pale and weathered driftwood. Coastal morning fog. A cool spot of sand – The essence of a Hamptons beach scene captured in a light and inviting Bakes & Kropp kitchen. The foundation for this space is our custom cabinetry, Meridian style, in a hand-painted white finish with Smoke Walnut accents. The expansive waterfall island features the same Smoke Walnut signature finish, as does the custom Bakes & Kropp range hood, which is beautifully banded in stainless steel. Chic orb chandeliers and Bakes hardware in polished nickel bring some jewelry-like radiance to the room, juxtaposing the Walnut’s soft matte finish. From every view and angle, the composition reflects this home’s serene coastal vibe.

This kitchen has many interesting elements that set it apart. The sense of openness is created by the raised ceiling and multiple ceiling levels, lighting and light colored cabinets. A custom hood over the stone back splash creates a wonderful focal point.
