While the owners are away the designers will play! This Bellevue craftsman stunner went through a large remodel while its occupants were living in Europe. Almost every room in the home was touched to give it the beautiful update it deserved. A vibrant yellow front door mixed with a few farmhouse touches on the exterior provide a casual yet upscale feel. From the craftsman style millwork seen through out, to the carefully selected finishes in the kitchen and bathrooms, to a dreamy backyard retreat, it is clear from the moment you walk through the door not a design detail was missed. Being a busy family, the clients requested a great room fit for entertaining. A breakfast nook off the kitchen with upholstered chairs and bench cushions provides a cozy corner with a lot of seating - a perfect spot for a "kids" table so the adults can wine and dine in the formal dining room. Pops of blue and yellow brighten the neutral palette and create a playful environment for a sophisticated space. Painted cabinets in the office, floral wallpaper in the powder bathroom, a swing in one of the daughter's rooms, and a hidden cabinet in the pantry only the adults know about are a few of the elements curated to create the customized home my clients were looking for.

Arriving at the other side of the bridge reveals another hidden gem, an approximately 17,000 sq. ft. pond. Although man made, it is thoughtfully designed and well integrated into the site as if it were part of the original landscape. Since its installation, it has become an inviting home to various species of wildlife - herons, frogs, other small birds and critters - a delight for the home owners. Compositions of rocks and stones in the forms of water falls and babbling brooks are strategically placed and weaved in to preserve the natural setting of the property, along with careful selections and placements of native and water plants as part of the design, while the white oak boardwalk meanders along the periphery. The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house. The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day. The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core. Mid Century Modern Renovation - nestled in the heart of Arapahoe Acres. This home was purchased as a foreclosure and needed a complete renovation. To complete the renovation - new floors, walls, ceiling, windows, doors, electrical, plumbing and heating system were redone or replaced. The kitchen and bathroom also underwent a complete renovation - as well as the home exterior and landscaping. Many of the original details of the home had not been preserved so Kimberly Demmy Design worked to restore what was intact and carefully selected other details that would honor the mid century roots of the home. Our clients work tirelessly each day managing professional and amateur jumper horses at CMJ Sporthorse. They deserve a sanctuary to return to—one filled with comfort and relaxation. With that in mind, we designed a home that offers just that. Upon entering from the garage, you’re welcomed by a beautifully crafted mudroom, featuring ample storage and a built-in bench for unloading after a long day. As you continue down the hallway, you’ll find a cozy bedroom, where a stone feature wall brings the serenity of nature indoors. In the primary bathroom, a soaking tub offers a perfect spot to unwind, with peaceful views of sprawling farmland, or a quick shower for convenience. The home is also a space for entertaining family and friends, and we believe the kitchen is the heart of it all. With an open-concept layout, the kitchen flows seamlessly into the living room, creating the perfect space for gathering. Guests are greeted at the entry with mosaic tile flooring, elegant wallpaper, striking light fixtures, and plenty of storage. The kitchen and living room are immediately visible, showcasing spectacular features like vaulted ceilings with wood beams, a custom fireplace, rich furnishings, a kitchen designed by SCR with a one-of-a-kind hood, and stunning light fixtures—especially the showstopper above the dining table. Throughout the home, custom hickory wood floors are complemented by accent rugs to soften each room. Returning home after more than a decade living and working in Taiwan, our client envisioned something entirely different from the French Colonial aesthetic of his early-1990s Beaverton home. Through a comprehensive design-build renovation, this Portland metro whole-house remodel transformed a conventional suburban residence into a richly layered retreat inspired by global travel, natural materials, and timeless craftsmanship. The result is a warm, sophisticated home designed to showcase treasured artifacts and collectibles gathered from years abroad while providing modern functionality for everyday living. From the moment you enter, the home's new character unfolds through a carefully curated palette of wood, stone, and metal. Rich ebony-stained knotty alder millwork draws the eye through the entry, where a newly created mudroom replaces the former office space. Beyond a set of dramatic barn doors, a striking stone fireplace becomes the focal point of the living room, anchored by a reclaimed wood mantel and rustic ceiling beams that add warmth and architectural depth. Nearby, the sunroom was completely refreshed through thoughtful window modifications and custom trim detailing, creating a seamless connection between the interior and the surrounding landscape. The kitchen serves as the heart of the renovation, blending rustic elegance with refined craftsmanship. Custom alder cabinetry is paired with layered metal finishes, allowing subtle copper and bronze undertones to emerge from creamy quartz countertops. While the main and upper levels celebrate warmth and global influence, the basement renovation introduces an entirely different layer of the home's personality. To create the ultimate entertainment destination, the basement footprint was extended approximately seven feet beyond the original foundation, transforming previously underutilized space into a seamless indoor-outdoor gathering environment. Inspired by cultured industrial design, the newly expanded lower level was envisioned as a place where family and friends could relax, connect, and enjoy the home's resort-like backyard amenities. At the heart of the basement renovation is a custom entertainment bar featuring reclaimed rustic cabinetry and chiseled-edge granite countertops that emphasize the natural character of the materials. Accordion-style serving windows create a direct connection between the interior bar and the outdoor living spaces, allowing drinks, food, and conversation to flow effortlessly between the entertainment room and the backyard pool, hot tub, and professionally landscaped grounds. The result is a true indoor-outdoor living experience designed for year-round enjoyment. The expansive recreation area accommodates a variety of activities while maintaining a cohesive design aesthetic. A shuffleboard table, billiards area, and casual bar dining space provide multiple destinations for gathering, all unified by a sophisticated palette of brick, concrete, wood, and metal. Slim-profile brick walls introduce texture and authenticity, while custom decorative painting techniques create the appearance of cast concrete accent walls, reinforcing the basement's refined industrial character without overwhelming the space. Supporting spaces throughout the lower level were equally transformed. An outdated bathroom was fully renovated to reflect the home's dark and moody aesthetic, incorporating a curbless shower, rustic vanity, and layered finishes that balance comfort with style. Two underutilized bedrooms were thoughtfully reconfigured to better support the homeowner's lifestyle, with one becoming a dedicated home office and the other opening into a flexible music room designed for creativity and relaxation. Additional unfinished crawlspace and storage areas were reclaimed to create a private home gym, maximizing every square foot of the home's footprint. The renovation extended beyond the interior walls of the home. A newly rebuilt two-story deck strengthens the connection between indoor and outdoor spaces while providing multiple vantage points overlooking the backyard retreat. On the upper level, adjacent to the primary suite, a new enclosed sunroom addition creates a peaceful sanctuary elevated among the trees. Together, these exterior improvements complement the home's interior transformation, enhancing both livability and year-round enjoyment while creating a true extension of the living space outdoors. Behind the finished spaces, this Beaverton full home remodel required significant structural and technical expertise. Replacing the original staircase involved extensive modifications to the upper-floor framing system, including the installation of concealed supports for the floating treads and the creation of a new landing structure. Throughout the home, natural materials presented unique installation challenges. The dimensional variation of the slate backsplash required each stone to be precisely shaped around electrical devices and surrounding elements, while reclaimed wood beams demanded extensive preparation before they could be securely installed. Careful coordination among multiple trades ensured every custom detail performed as beautifully as it appeared. Because the homeowner remained in Taiwan for much of the renovation, collaboration relied on a highly organized design-build process and frequent communication across a fourteen-hour time difference. Detailed design presentations, material selections, and construction updates allowed key decisions to be made efficiently, even from across the globe. This partnership enabled the project team to successfully execute a highly customized vision despite logistical complexities and construction delays outside of the project's control. Strategic planning also played a crucial role in maintaining the project budget. While the homeowner initially envisioned reclaimed wood flooring and natural flagstone throughout the home, carefully selected engineered hardwood and porcelain tile provided a similar aesthetic with improved performance and cost efficiency. Authenticity was preserved through the use of genuine stone at key focal points, including the fireplace surround and kitchen backsplash, as well as reclaimed wood incorporated into architectural beam details. Existing high-quality windows were retained and transformed through selective replacement, custom trim work, and thoughtful refinishing, delivering the desired look while avoiding unnecessary expense. Additional savings came from a creative exterior repair solution that replicated the home's original stucco detailing without requiring a complete façade replacement. This luxury Beaverton whole-house renovation demonstrates how thoughtful design-build remodeling can completely reimagine an existing home. Through strategic space planning, custom craftsmanship, and budget-conscious decision making, a dated suburban residence was transformed into a distinctive rustic contemporary retreat that reflects its owner's global experiences, personal story, and vision for home.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.
