The primary goal for this project was to craft a modernist derivation of pueblo architecture. Set into a heavily laden boulder hillside, the design also reflects the nature of the stacked boulder formations. The site, located near local landmark Pinnacle Peak, offered breathtaking views which were largely upward, making proximity an issue. Maintaining southwest fenestration protection and maximizing views created the primary design constraint. The views are maximized with careful orientation, exacting overhangs, and wing wall locations. The overhangs intertwine and undulate with alternating materials stacking to reinforce the boulder strewn backdrop. The elegant material palette and siting allow for great harmony with the native desert. The Elegant Modern at Estancia was the collaboration of many of the Valley's finest luxury home specialists. Interiors guru David Michael Miller contributed elegance and refinement in every detail. Landscape architect Russ Greey of Greey | Pickett contributed a landscape design that not only complimented the architecture, but nestled into the surrounding desert as if always a part of it. And contractor Manship Builders -- Jim Manship and project manager Mark Laidlaw -- brought precision and skill to the construction of what architect C.P. Drewett described as "a watch." We love this rustic-modern Houston patio addition with an outdoor kitchen and double pergola! It not only made the most of a long, narrow space while satisfying strict homeowners association rules, but did so affordably in a warm, timeless style. “The client really enjoys outdoor living, but had a specific budget they wanted to meet,” explains Outdoor Homescapes owner Wayne Franks. “They also live on a golf course and had to meet particular HOA requirements.” The HOA requirements restricted how far back the new 450-square-foot patio and pergola could extend back into the yard. The HOA also wanted to make sure the patio’s colors and materials matched the existing home and others around it. “We chose colors and materials that offered texture and character, but that would go with just about anything around it,” says Wayne. “We found what we were looking for in the Fantastico travertine and Austin limestone – two materials clients love and just can’t go wrong with.” The Austin limestone facing the 8-foot-square, L-shaped kitchen island is dry-stacked in a castle pattern for a naturalistic, rustic look. Yet its light, neutral color keeps the style fresh and modern. Adding to the modern look are the stainless steel appliances: an RCS 30-inch stainless steel grill, double burner and outdoor fridge. Even though the finishes on the sink and light fixtures (Hunter pendant lamps and Hampton Bay light/fan combos) have a different finish – oil-rubbed-bronze – this actually follows the recent trend of mixing different metals, materials and finishes. “The look’s not so matchy-matchy anymore,” explains Wayne. “Mixing it up makes it look more authentic and personalized.” That’s why backsplashes like the one in this project – done in glass and metal mosaic – are also becoming more popular than traditional ceramic tile. Another recent trend can be seen here, too – an amping up of color variation and texture. “In addition to the split-face texture of the rock, you can definitely see the bold color variation in the travertine,” says Wayne. The flooring is a Fantastico travertine, laid out in a Versailles pattern. “The Fantastico tile is killer,” says Wayne. “The warm reds go great with red brick, which we have a lot of around here.” The countertop with the rounded, raised bar at the end is English walnut travertine. The red bar stools also add a pop of exciting color that contrasts nicely with the greenery around the patio. The double pergola, continues Wayne, is No. 2 pine stained a Minwax honey-gold. One side of the pergola – the side over the seating area – is covered with Lexan, a clear material that keeps out rain, heat and UV rays. The pergola also juts further into the yard on that side. “It’s called a scallop, and it just lends some visual interest,” explains Wayne. “It prevents the pergola from just looking like one big rectangular hunk of wood.” Wayne particularly likes how everything blended so well with the brick – which was a big concern – yet didn’t come off as too neutral or boring. “The Fantastico travertine and red chairs do an excellent job of pulling the red from the brick and working with the warmth of that color to make a super-inviting space,” says Wayne. “We’re really pleased with how it all ties together so well.”

The owners of this home came to us with a plan to build a new high-performance home that physically and aesthetically fit on an infill lot in an old well-established neighborhood in Bellingham. The Craftsman exterior detailing, Scandinavian exterior color palette, and timber details help it blend into the older neighborhood. At the same time the clean modern interior allowed their artistic details and displayed artwork take center stage. We started working with the owners and the design team in the later stages of design, sharing our expertise with high-performance building strategies, custom timber details, and construction cost planning. Our team then seamlessly rolled into the construction phase of the project, working with the owners and Michelle, the interior designer until the home was complete. The owners can hardly believe the way it all came together to create a bright, comfortable, and friendly space that highlights their applied details and favorite pieces of art. For years, the owners faced water seepage near the entrance, threatening the plasterwork inside their historic home. This persistent issue also damaged the framework and wooden solar energy system. Despite consulting multiple companies, the solutions provided addressed only the symptoms, not the root cause. Wieldy Construction identified the source: the connection between the plasterwork, side window, and roof. They applied a sealant on December, just before the rains. The plastering team then covered the joint in dry weather. Completion depends on rain-free days during the rainy season.

The photographs below are from a bathroom in Maida Vale W9 which had a lovely Slate tiled wall over a bath with shower. Unfortunately, the Slate tiles had been ruined by the use of harsh cleaning chemicals in an attempt to remove the limescale caused by hard water. The slate had now lost all its natural colour and looked completely washed out. The property had recently changed hands and the new owner was keen to have it renovated. I went over to take a look and work out a solution, this in itself is a lot trickier these days with all the COVID precautions we need to take when working in someone’s house. It was clear that a strong acidic limescale remover had been used on the slate and this had etched the stone, leached all the natural oils away and generally ruined its appearance. Fortunately, we have a solution for this (see below) and after conducting a small test I was able to confirm the problem could be resolved and gave them a quote which included a day’s labour, abrasive pads, stone oil and sealer. Our quote was gratefully accepted, and we booked a time in to carry out the work. I returned to the property and I set about burnishing the slate wall tiles using a very coarse 200-grit six-inch burnishing pad fitted to a handheld buffing machine. This process resurfaces the stone slightly to remove the etching caused by the limescale remover. I used a medium dilution of Tile Doctor Grout Clean-up to lubricate the process and to remove the remaining limescale. Once done the slurry that is generated is rinsed off with more water. In a bathroom, it is easy the slurry can just be drained away. In other areas we would use a wet vacuum. After the 200-grit pad the surface of the Slate was further refined using a 400-grit pad and then an 800-grit pad, this time only using water and giving the stone a thorough rinse after each pad to remove the soil. The slate was then left to dry off over lunch and given more encouragement with a heat gun afterwards so I could move onto the next step. This involved applying a coat of Tile Doctor Stone Oil which puts back the natural oils back into the stone improving its appearance. Once the Stone Oil had fully dried, I moved onto sealing for which I applied two coats of Tile Doctor Ultra-Seal; this is penetrating sealer that soaks into the stone to provide maximum stain protection without changing the colour of the stone. It is also an excellent grout sealer which is a bonus. Before leaving I talked the client about how best to maintain the Slate and left them a complimentary bottle of Tile Doctor Aqua Pro tile cleaner which will help keep the limescale at bay. It is gentle enough to use every day but will help prevent the previous build-up and unlike the previous products used will not damage the newly applied sealer. A small fire caused by a hair dryer that sparked in the primary bathroom created an unexpected opportunity for a room remodel. Fortunately for our homeowners, the fire damage was minimal, but the smoke and water damage required an immediate fix. The bathroom encompassed two distinct spaces: a vanity area and a separate toilet room with an original bathtub. The design involved replacing the tub with a walk-in shower. With a family member’s carpentry skills as inspiration, the design for the vanity incorporated a custom-built vanity with dual sinks.
