This loft renovation was completed for a young couple starting a family. The intent was to provide ample flexibility, while preserving the characteristic experience unique to loft living. Despite the predominately open layout, it was essential to allow for a separation of public and private areas when desired. A small bedroom was placed into the corner of the loft, but was outfitted with an oversized barn door that allows it to be easily integrated into the apartment as a whole. In the study, the aim was to create a room that was casually separated from the common area while remaining within the open loft plan. The option to convert it into a fully private guest room was also vital. A free-standing center cabinet was designed to both hold audio/visual equipment and provide the subtle separation desired. A system of twelve foot tall sliding panels stack against the wall when open, but extend to create a full-height wall that bisects the open space. Combined with the spacious kitchen layout, the result is the sweeping feel of a true loft apartment with the benefit of being able to divide the space when needs require.

The new owners of this house in Harvard, Massachusetts loved its location and authentic Shaker characteristics, but weren’t fans of its curious layout. A dated first-floor full bathroom could only be accessed by going up a few steps to a landing, opening the bathroom door and then going down the same number of steps to enter the room. The dark kitchen faced the driveway to the north, rather than the bucolic backyard fields to the south. The dining space felt more like an enlarged hall and could only comfortably seat four. Upstairs, a den/office had a woefully low ceiling; the master bedroom had limited storage, and a sad full bathroom featured a cramped shower. KHS proposed a number of changes to create an updated home where the owners could enjoy cooking, entertaining, and being connected to the outdoors from the first-floor living spaces, while also experiencing more inviting and more functional private spaces upstairs. On the first floor, the primary change was to capture space that had been part of an upper-level screen porch and convert it to interior space. To make the interior expansion seamless, we raised the floor of the area that had been the upper-level porch, so it aligns with the main living level, and made sure there would be no soffits in the planes of the walls we removed. We also raised the floor of the remaining lower-level porch to reduce the number of steps required to circulate from it to the newly expanded interior. New patio door systems now fill the arched openings that used to be infilled with screen. The exterior interventions (which also included some new casement windows in the dining area) were designed to be subtle, while affording significant improvements on the interior. Additionally, the first-floor bathroom was reconfigured, shifting one of its walls to widen the dining space, and moving the entrance to the bathroom from the stair landing to the kitchen instead. These changes (which involved significant structural interventions) resulted in a much more open space to accommodate a new kitchen with a view of the lush backyard and a new dining space defined by a new built-in banquette that comfortably seats six, and -- with the addition of a table extension -- up to eight people. Upstairs in the den/office, replacing the low, board ceiling with a raised, plaster, tray ceiling that springs from above the original board-finish walls – newly painted a light color -- created a much more inviting, bright, and expansive space. Re-configuring the master bath to accommodate a larger shower and adding built-in storage cabinets in the master bedroom improved comfort and function. The Centenary President’s House was first constructed in the 1890’s in the wealthy Normandy Park neighborhood of Morristown. In 1910, the house was sold and carefully disassembled and reconstructed on the corner of Moore and Jefferson Streets in Hackettstown. In 1945, the property was purchased by Centenary Junior College and has served seven college presidents since then. On January 7, 2015 the house was irreparably damaged by fire. Ford 3 Architects was commissioned to design a new residence featuring similar details and characteristics as the original.

Housed atop a sand dune overlooking a crescent shaped beach, this updated innovative shingle style home replaced an existing vacation home our clients purchased a number of years ago. Significantly upgrading what was previously there, the single characteristic they wanted to maintain was a curved glass element that made the home distinctly identifiable from the beach. The height of the dune is unique for the area and well above flood plane which permits living space on all three levels of the home. Choreographed to fit within the natural landscape, guests entering the home from the front porch are immediately greeted with stunning views of the ocean. Delicate wood paneling and textural details are illuminated by abundant natural light flooding the home. The extensive renovation of this Colonial Revival influenced residence aimed to blend historic period details with modern amenities. Challenges for this project were that the existing front entry porch and side sunroom were structurally unsound with considerable settling, water damage and damage to the shingle roof structure. This necessitated the total demolition and rebuilding of these spaces, but with modern materials that resemble the existing characteristics of this residence. M-S Pro Architects announce the completion of an indoor swimming pool in a state-of-the-art, single storey family home set in a picturesque location on the outskirts of Bratislava - one of Europe’s youngest capital cities. Kebony, a beautiful wood recommended by leading architects, was chosen to craft the ceiling of the swimming pool, which is designed to emulate rippling waves as well as for the terrace deck and structural beams. Sustainability and a desire to recreate the close proximity often seen between wood and water in the natural environment were primary focuses in the design of this project. This led a requirement for a low maintenance wood, compatible humidity and with advanced durability, for the swimming pool ceiling. In addition, a high level of precision when cutting the wood was required in order to achieve the desired appearance of waves. Supplied by Leading Market, Kebony was carefully selected for the pool ceiling, which consists of 490 lamellae of timber, due to its versatility, durability and environmental credentials. Kebony was also installed throughout the exterior of this property, both for the spacious outdoor terrace and the exterior and interior beams. One of the reasons to choose Kebony was the unified look of wood in all these different applications. Developed in Norway, the patented Kebony technology uses an environmentally friendly process, which permanently enhances the properties of sustainable softwood with a bio-based liquid derived from agricultural crop waste. By polymerising the wood’s cell wall with furfuryl alcohol, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of tropical hardwood. In creating a wood with comparable properties to tropical hardwood that can be grown in a FSC certified, sustainably managed forest, the demand for tropical woods is reduced, allowing timber to once again be an important part of sustainable construction. Tomáš Hubinský, Lead Architect at M-S Pro, commented: “From conception through to completion, the creation of this ceiling has been a real feat. Despite the challenges faced by such an intricate design, Kebony was the perfect material to convey our desired effect of waves rippling along the ceiling. This new, characteristic, Lake Michigan cottage is sweetly nestled between two other cottages, honoring the historic look of this area. Located on the south side of Dune Road, facing the beach and the Atlantic Ocean, this existing house required a complete exterior re-design in addition to partial interior renovation work. The original structure was a somewhat complex composition of volumes that stepped in and out, vertically and horizontally, combined with sloped glass roofs in several locations. All exterior walls were clad in white composite paneling, which gave the house a massive appearance divorced from its context. It was clear that mere cosmetic improvements would not suffice, so the new design stripped the entire exterior down to the structure. The house was then reshaped and reformed to simplify the overall geometry, while expressing the key volumes in the parti. Within the newly articulated massing, windows are either cut or chiseled into the elevations to create relief. From the street the house is three stories high, including the basement, whereas from the beach it has only two stories. Sapele hardwood siding was selected for it’s durability and weathering characteristics. All the cladding is vertically oriented, with an open slat format for the upper two levels and a closed joint board format for the lower level. The open wood slats allow light to filter through the façade, especially at the large sloped skylight over the double height entry where a slatted screen provides privacy at night and solar control during the day.
