This Milford French country home’s 2,500 sq. ft. basement transformation is just as extraordinary as it is warm and inviting. The M.J. Whelan design team, along with our clients, left no details out. This luxury basement is a beautiful blend of modern and rustic materials. A unique tray ceiling with a hardwood inset defines the space of the full bar. Brookhaven maple custom cabinets with a dark bistro finish and Cambria quartz countertops were used along with state of the art appliances. A brick backsplash and vintage pendant lights with new LED Edison bulbs add beautiful drama. The entertainment area features a custom built-in entertainment center designed specifically to our client’s wishes. It houses a large flat screen TV, lots of storage, display shelves and speakers hidden by speaker fabric. LED accent lighting was strategically installed to highlight this beautiful space. The entertaining area is open to the billiards room, featuring a another beautiful brick accent wall with a direct vent fireplace. The old ugly steel columns were beautifully disguised with raised panel moldings and were used to create and define the different spaces, even a hallway. The exercise room and game space are open to each other and features glass all around to keep it open to the rest of the lower level. Another brick accent wall was used in the game area with hardwood flooring while the exercise room has rubber flooring. The design also includes a rear foyer coming in from the back yard with cubbies and a custom barn door to separate that entry. A playroom and a dining area were also included in this fabulous luxurious family retreat. Stunning Provenza engineered hardwood in a weathered wire brushed combined with textured Fabrica carpet was used throughout most of the basement floor which is heated hydronically. This client came to us with a unique challenge: create a modern design that matches her fun and funky personality but to make it as "green" and chemical free as possible. We rose to the challenge, researching the best options for sustainable, green and chemical free furnishings. The upholstery pieces are made from sustainable and chemical free materials, the dining table is made of sustainable wood with a chemical free finish. The rugs are from a fair-trade company that supports education for women in India. The client had hired a Feng Shui expert to provide her with a report which we used to design the space. The wallpaper behind the living room sofa is custom designed and custom-made. It is a map made up of hundred of small photos that the homeowner provided to us. It represents the area in her home that will bring travel and connect her to the people she loves. The large, colorful art piece in the dining area is hung in the area of the home that will bring joy around family and children. The hearts and pink/red colored wallpaper in the den will evoke love and relationships. The client has a colorful, fun personality and we wanted to infuse the design with it. A white backdrop allows all of the pinks, reds, navy blues and turquoises to pop, creating a lively, modern feeling. The textures in the floor and wall coverings and in the fabrics create a lived in, collected feeling and add a touch of bohemian chic style. The new modern cable and walnut stair banister is in keeping with the original modern feel of the row house and keeps the narrow staircase from feeling tight and closed in. This was a fun, creative and unique project for us. This particular client was one of Olamar's first clients eight years ago when we first opened our doors. At that time the house was nothing but a condemned shell that the client renovated, with our assistance. Inspiration for a rustic bathroom remodel in Austin

3,800sf, 4 bdrm, 3.5 bath with oversized 4 car garage and over 270sf Loggia; climate controlled wine room and bar, Tech Room, landscaping and pool. Solar, high efficiency HVAC and insulation was used which resulted in huge rebates from utility companies, enhancing the ROI. Our client desired a functional, tasteful, and improved environment to compliment their home. The overall goal was to create a landscape that was subtle and not overdone. The client was highly focused on their deck environment that would span across the rear of the house with an area for a Jacuzzi as well. A portion of the deck has a screened in porch due to the naturally buggy environment since the home is situated in the woods and a low area. A mosquito repellent injection system was incorporated into the irrigation system to help with the bug issue. We improved circulation of the driveway, increased the overall curb appeal of the entrance of the home, and created a scaled and proportional outdoor living environment for the clients to enjoy. The client has religious guidelines that needed to be adhered to with the overall function and design of the landscape, which included an arbor over the deck to support a Sukkah and a Green Egg smoker to cook Kosher foods. Two columns were added at the driveway entrance with lights to help define their driveway entrance since it's the end of a long pipe-stem. New light fixtures were also added to the rear of the house. Our client desired multiple amenities with a limited budget, so everything had to be value engineered through the design and construction process. There is heavy deer pressure on the site, a mosquito issue, low site elevations, flat topography, poor soil, and overall poor drainage of the site. The original driveway was not sized appropriately and the front porch had structural issues, as well as leaked water onto the landing below. Entryway - contemporary entryway idea in Other

We designed this 3,162 square foot home for empty-nesters who love lake life. Functionally, the home accommodates multiple generations. Elderly in-laws stay for prolonged periods, and the homeowners are thinking ahead to their own aging in place. This required two master suites on the first floor. Accommodations were made for visiting children upstairs. Aside from the functional needs of the occupants, our clients desired a home which maximizes indoor connection to the lake, provides covered outdoor living, and is conducive to entertaining. Our concept celebrates the natural surroundings through materials, views, daylighting, and building massing. We placed all main public living areas along the rear of the house to capitalize on the lake views while efficiently stacking the bedrooms and bathrooms in a two-story side wing. Secondary support spaces are integrated across the front of the house with the dramatic foyer. The front elevation, with painted green and natural wood siding and soffits, blends harmoniously with wooded surroundings. The lines and contrasting colors of the light granite wall and silver roofline draws attention toward the entry and through the house to the real focus: the water. The one-story roof over the garage and support spaces takes flight at the entry, wraps the two-story wing, turns, and soars again toward the lake as it approaches the rear patio. The granite wall extending from the entry through the interior living space is mirrored along the opposite end of the rear covered patio. These granite bookends direct focus to the lake.

Aptos Addition and Major Remodel. Our goal on this project was to provide the owners with the larger kitchen and additional bedrooms they needed for their growing family of five. The existing house was small, but they had a good sized lot in the Cliff Drive neighborhood along the ocean bluffs in Rio Del Mar which we were able to utilize.. Our team designed an extension of the existing house into the rear yard area, allowing for a new master suite and creating separate bedrooms for the children. The old kitchen was expanded and reconceived to create an inviting and open family room area with commercial appliances to support the client’s passion for great Italian cooking. Her decorating concept combining Modern Farmhouse themes with contemporary fixtures and finishes resulted in the beautiful, light, and comfortable home you see in these photographs.

CLIENT GOALS This spectacular Victorian was built in 1890 for Joseph Budde, an inventor, patent holder, and major manufacturer of the flush toilet. Through its more than 130-year life, this home evolved with the many incarnations of the Haight District. The most significant was the street modification that made way for the Haight Street railway line in the early 1920s. At that time, streets and sidewalks widened, causing the straight-line, two-story staircase to take a turn. In the 1920s, stucco and terrazzo were considered modern and low-maintenance materials and were often used to replace the handmade residential carpentry that would have graced this spectacular staircase. Sometime during the 1990s, the entire entry door assembly was removed and replaced with another “modern” solution. Our clients challenged Centoni to recreate the original staircase and entry. OUR DESIGN SOLUTION Through a partnership with local artisans and support from San Francisco Historical Planners, team Centoni sourced information from the public library that included original photographs, writings on Cranston and Keenan, and the history of the Haight. Though no specific photo has yet to be sourced, we are confident the design choices are in the spirit of the original and are based on remnants of the original porch discovered under the 1920s stucco. Through this journey, the staircase foundation was reengineered, the staircase designed and built, the original entry doors recreated, the stained glass transom created (including replication of the original hand-painted bird-theme rondels, many rotted decorated elements hand-carved, new and historic lighting installed, and a new iron handrail designed and fabricated.

Interior Designer: MOTIV Interiors LLC Photographer: Sam Angel Photography Design Challenge: This 8 year-old boy and girl were outgrowing their existing setup and needed to update their rooms with a plan that would carry them forward into middle school and beyond. In addition to gaining storage and study areas, could these twins show off their big personalities? Absolutely, we said! MOTIV Interiors tackled the rooms of these youngsters living in Nashville's 12th South Neighborhood and created an environment where the dynamic duo can learn, create, and grow together for years to come. Design Solution: In her room, we wanted to create a fun-filled space that supports softball, sleepovers, science, and anything else a girl might want to get into. The star of the show is a beautiful hand-printed wallpaper by Brooklyn designer Aimee Wilder, whose FSC-certified papers contain no VOC’s (Volatile Organic Compounds). That means that in addition to packing a powerful visual punch, they meet our standard for excellent indoor air quality. We also love this wallpaper because it is composed of so many different neutral colors - this room can organically evolve over time without necessarily replacing the paper (which was installed with a no-VOC adhesive). We refreshed the remaining walls with a scrubbable no-VOC paint from Sherwin Williams (7008 Alabaster) and gave the carpets in both of the twins’ rooms a good cleaning and simple stretch as opposed to replacing them. In order to provide more functional light in her room, we incorporated a corner floor lamp for reading, a telescoping desk lamp for studying, and an eye-catching LED flower pendant on a dimmer switch sourced from Lightology. Custom window treatments in a linen/cotton blend emphasize the height of the room and bring in a little “bling” with antiqued gold hardware. Before we even thought about aesthetics, however, MOTIV Interiors got to work right away on increasing functionality. We added a spacious storage unit with plenty of baskets for all of our young client’s animal friends, and we made sure to include ample shelf space for books and hobbies as she finds new passions to explore down the road. We always prefer eco-friendly furnishings that are manufactured responsibly, made with sustainably harvested wood (FSC Certified), and use no glue or non-toxic glues and paints. The bedding in this project is 100% cotton and contains no synthetic fibers. When purchasing bedding, check for the GOTS Certification (Global Organic Textile Standard). The introduction of a desk and drawer unit created a calming space to study and reflect, or write a letter to a friend. Gold accents add a bit of warmth to the workspace, where she can display her memories, goals, and game plans for a bright future. We hope you enjoyed this project as much as we did! Each design challenge is an opportunity to push the envelope, by creating a new and exciting aesthetic or finding creative ways to incorporate sustainable design principles.

We created this beautiful accessible bathroom in Carlsbad to give our client a more functional space. We designed this unique bath, specific to the client's specifications to make it more wheel chair accessible. Features such as the roll in shower, roll up vanity and the ability to use her chair for flexibility over the fixed wall mounted seat allow her to be more independent in this bathroom. Safety was another significant factor for the room. We added support bars in all areas and with maximum flexibility to allow the client to perform all bathing functions independently, and all were positioned after carefully recreating her movements. We met the objectives of functionality and safety without compromising beauty in this aging in place bathroom. Travertine-look porcelain tile was used in a large format on the shower walls to minimize grout lines and maximize ease of maintenance. A crema marfil marble mosaic in an elongated hex pattern was used in the shower room for it’s beauty and flexibility in sloped shower. A custom cabinet was made to the height ideal for our client’s use of the sink and a protective panel placed over the pea trap.
