The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Dynamic Garage Door specializes in Tuscan Architectural beautification in the Newport Beach, CA through our custom designed and hand made architectural shutters, garden gates and garage doors. This Newport-Mesa Tuscan home was exquisitely decorated with a combination of custom gates, decorative shutters and balcony barn door style shutters all handcrafted out of authentic, century-old reclaimed barn wood specifically harvested for this custom project. Beginning with the balcony shutters which actually slide from side to side like a real barn door we worked a charming rustic shutter design that would typically be seen in the Tuscan Riviera. We opted for sliding shutters as the balcony spacing limited the swing action of even bi-folding shutters. Incorporating real barn door hardware railing and crowing it behind the faux reclaimed wood beam made an excellent statement while adding functional shutters that can be shut close for comfort during the summer morning when the sun beats down into the master suite. The four shutter leafs are decorated with real hand forged dummy straps that were hammered and crafted by hand to achieve that gorgeous rustic charm typical of Tuscan architecture. The reclaimed barn wood from a century-old barn gives off a timeless appearance that increase in characters as the years go by. Because rustic barn wood has already aged beautifully over hundreds of years, the next century will only increase its authentically gorgeous appearance. The culmination of this project has been a meticulous collaborative input of our in-house head designer and the clients themselves. Although the completion of this project is lengthy and intricate, the results speak volumes and the wait simply justifies the outcome. The rest of thew windows on this Tuscan home have been accessorized with rustic barn wood as well and accentuated with our custom designed and handmade dummy iron hinge straps. Our dummy hardware is so authentically done in the same tradition used for hundreds of years in Europe to create shutter hardware that looks authentic and functional although it is only decorative. The details of our custom shutters is evident in the slightest of details including the bolts used to hold the shutter straps in place. Each of the shutter also has a decorative ring pull with a hand-hammered back plate which enhances the appearance of true functional shutters and defining that authentic Tuscan look. The beauty of this Tuscan home is visible throughout the entire property including the garden gates, garage doors and entry door. Again, for the garden gates, we went with rustic barn wood carefully crafted to preserve the original surface that has aged over hundreds of years but building the gates on galvanized steel frames that will ensure structural durability for the next few hundred years. The gates are highly secure, sound and can definitely hold back a crowd with authentic rustic charm. Don't be fooled with the simple-looking gate design. It is quite intricate with its 45 degree angle cuts around the perimeter of the trim which deviates water away from crevices that would otherwise make the gates vulnerable to the accumulation of moisture from the elements, sprinkler system or simply air humidity since the home is located near the ocean. Each one of the garden gates is equipped with European style mortise lock mechanisms and roller catches. MOON HILL BATH - WINNER 2013 PRISM AWARD - BEST BATHROOM Initially designed in 1950, an antiquated bathroom was ready for an update. The home, envisioned by The Architect’s Collaborative (a progressive group founded in part by Bauhaus architect Walter Gropius), is part of a community inspired by the modernism movement. Clearly in need of aesthetic and functional improvements, the new renovation stays true to its utilitarian modern heritage. SPACE By reclaiming underutilized closet space from an abutting home office, the re-visioned plan feels more spacious, even with the addition of a deep soaking tub. The new layout also shields the toilet from view when the door is left open. COLORS The harsh yellow tones have been replaced by a warm palette of soft grays and browns. Daylight is refracted through cut glass window art, created by the homeowner. SIMPLICITY Contiguous tile work, carefully patterned, weaves through the space. Simplicity and added storage complete the design by removing the normal visual clutter of a bathroom and offering the reassurance of clean organization. Pegboards inside the custom medicine cabinet create a discrete place for every bathroom accessory. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. It’s no surprise these Hanover clients reached out to Cathy and Ed of Renovisions for design and build services as they wanted a local professional bath specialist to turn their plain builder-grade bath into a luxurious handicapped accessible master bath. Renovisions had safety and universal design in mind while creating this customized two-person super shower and well-appointed master bath so their clients could escape to a special place to relax and energize their senses while also helping to conserve time and water as it is used simultaneously by them. This completely water proofed spacious 4’x8’ walk-in curb-less shower with lineal drain system and larger format porcelain tiles was a must have for our senior client –with larger tiles there are less grout lines, easier to clean and easier to maneuver using a walker to enter and exit the master bath. Renovisions collaborated with their clients to design a spa-like bath with several amenities and added conveniences with safety considerations. The bench seat that spans the width of the wall was a great addition to the shower. It’s a comfortable place to sit down and stretch out and also to keep warm as electric mesh warming materials were used along with a programmable thermostat to keep these homeowners toasty and cozy! Careful attention to all of the details in this master suite created a peaceful and elegant environment that, simply put, feels divine. Adding details such as the warming towel rack, mosaic tiled shower niche, shiny polished chrome decorative safety grab bars that also serve as towel racks and a towel rack inside the shower area added a measure of style. A stately framed mirror over the pedestal sink matches the warm white painted finish of the linen storage cabinetry that provides functionality and good looks to this space. Pull-down safety grab bars on either side of the comfort height high-efficiency toilet was essential to keep safety as a top priority. Water, water everywhere for this well deserving couple – multiple shower heads enhances the bathing experience for our client with mobility issues as 54 soft sprays from each wall jet provide a soothing and cleansing effect – a great choice because they do not require gripping and manipulating handles yet provide a sleek look with easy cleaning. The thermostatic valve maintains desired water temperature and volume controls allows the bather to utilize the adjustable hand-held shower on a slide-bar- an ideal fixture to shower and spray down shower area when done. A beautiful, frameless clear glass enclosure maintains a clean, open look without taking away from the stunning and richly grained marble-look tiles and decorative elements inside the shower. In addition to its therapeutic value, this shower is truly a design focal point of the master bath with striking tile work, beautiful chrome fixtures including several safety grab bars adding aesthetic value as well as safety benefits.

This was a monumental achievement and was made possible by our timely collaboration with the client and the organizational skills of our gifted project manager, Vittorio Castelli. The project pictures clearly reflect the attention to detail and careful material selection that went into the building of this lovely home. Our client had specific ideas about what she wanted to use for the many finished services pictured in this section. We collaborated with her in the pre-production phase, visiting many local retailers and suppliers in an effort to obtain exactly the look that she wanted. The sculpted hardwood floors, custom cabinetry, countertops, tile surfaces, and lighting clearly demonstrate her well-considered choices.

Aman New York, the 410ft historic Crown building located at 5th Avenue and 57th Street is being carefully restored while the interiors are being re-imagined by architect Jean-Michel Gathy of Denniston, an Aman collaborator for more than 20 years. The private residences will sit above the 83 guest room hotel and feature unique floor plans many with private terraces and infinity pools. We are grateful to have been able to collaborate in the design of one of the Penthouses of this luxury building, Client requested multiple wardrobe with a specific request to match the AMAN’s details, required by the Residences, and we did it, making a BeSpoke doors solution, integrated with the standard Misuraemme’s night systems. In a second phase, has been provided a detailed TV Wall, with illuminated aluminum shelves to display beautiful piece of art

An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We made it our priority to address each of these concerns with transparency, open communication, and a commitment to delivering on our promises. Our Personalized Solutions: We worked closely with the couple to develop solutions that perfectly matched their needs and desires: ● A Sanctuary for Soaking: The leaky deck-mount tub was replaced with a beautiful, freestanding oval tub – easier to access and offering a more contemporary aesthetic. The wife's vision of a small decorative table nearby for her bath essentials added a personal touch, creating a true spa-like experience. ● Modern Comfort and Convenience: The separate toilet and bidet were replaced with a sleek, high-tech smart toilet, fulfilling the husband's wish and adding a touch of modern luxury to their daily routine. ● A Bright and Inviting Shower: The cramped and moldy shower stall was completely transformed. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. The result was a dramatically brighter and more spacious shower experience. ● Storage and Style: A semi-custom double vanity with ample cabinets and drawers was installed, finally providing each of them with dedicated storage and eliminating countertop clutter. This seemingly small change made a huge difference in their daily lives. ● A Calming Atmosphere: We carefully selected a calming spa-like color palette, incorporating muted, neutral tones and high-quality finishes to create a truly relaxing and inviting atmosphere. Navigating the Challenges Together: Renovations rarely go perfectly smoothly, and this project was no exception. We encountered delays with plumbing fixture deliveries, which threatened our timeline. However, by leveraging our established relationships with reliable suppliers, we were able to find alternative solutions and minimize the impact on the project schedule. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. These moments reinforced the importance of open communication and collaboration throughout the process. The Joy of Transformation: The final result was truly remarkable. The transformed ensuite is a testament to the power of thoughtful design and meticulous execution. The space now features large-format, light-colored concrete-look porcelain tiles, creating a bright and airy feel. The sandstone-stained maple vanity, topped with a quartz countertop, serves as a beautiful focal point against the muted green walls. Matte black plumbing fixtures, hardware, and accessories add a touch of modern sophistication. The custom frameless shower glass enclosure enhances the spaciousness of the shower, while the smart toilet provides the ultimate in comfort and convenience. A Space to Cherish: The renovation has made a profound difference in this couple's daily lives. The wife can now indulge in her beloved long, hot baths in a truly tranquil setting. The husband enjoys the modern convenience of his new smart toilet. The spacious and bright walk-in shower is both beautiful and functional. And the new vanity provides ample storage, keeping the countertop clutter-free and contributing to the overall sense of peace and calm. This ensuite is no longer just a bathroom; it's a personal spa, a sanctuary within their home, where they can relax, rejuvenate, and enjoy their time together. Memorable Moments and Hiccups: ● Budget Adjustment: After finalizing the initial design, we worked closely with the clients to reselect the freestanding tub to ensure it aligned perfectly with their budget. ● Vanity Setback: The unexpected out-of-stock situation with the original vanity color required a quick and effective re-selection process, which ultimately led to an even better design outcome. This highlighted the importance of flexibility and collaboration during a renovation.

Lowe Interior Design Situated on a barrier island overlooking the Gulf of Mexico, this landscape is a dazzling mix of geometric form, carefully manicured lawns and the shaggy manes of numerous bamboo trees. The landscape architects collaborated closely with the owner to create a garden that takes full advantage of the site’s location, views and climate. The site’s sequence of designed spaces carefully balances large but simple geometric shapes with a well calibrated plant palette. Entry to the house is gained via a concrete walkway that passes over a water garden and through a glass cube flanked by marble Foo Dogs. The water garden continues to a glass-enclosed lower-level where a waterwall provides the perfect backdrop for a beachside spa and fire pit. The experience of this exquisite landscape is not limited to the ground; a wooden terrace allows full view of the Gulf and a new spiral glass staircase leads to a crow’s nest overlooking the property. photo by SRQ360 Photography

The renovation of an extensive linear residence and site facing Port Orchard waterway embraces water, greenspace and forested hillside. The home, completed this fall, serves as an artist’s studio, galleries, family space, game room, outdoor living areas and peaceful retreat. New interiors and exterior spaces and finishes, cabinetry, lighting, paving, landscape and courtyards become settings for the owner’s art + collections, three-generations of family and the wonderful colors and textures of the land + water. Inside, a monumental central stair and tapered two-story tall red cedar and steel column was designed as the residence’s entry focal point and internal landmarks, guiding the visitor’s eye to the main atrium…. and upward. Heavy wide-flange steel moment frames support the house and enable whole walls of glass. Rough, mill-finished steel contrasts refined cabinetry, stone, wood structure and defining dropped ceilings, reflecting the opener’s love of the tension between highly polished and detailed + rough, found art. Outside, A new southern “dining room” was designed for warm summer evening gatherings under a heavy-timber trellis. The focus, opposite water and island views, is a metal perforated screen. The final screen is composed of the lyrics from a Joe Cocker song of great meaning to the owners, cut from ½” marine bronze, set into dark-fired brick. “Oh My Darling, Be Home Soon….” Natural daylight and high-efficiency lighting are central players as in any gallery. From a high clerestory and extensive southern and eastern window-walls to carefully selected up-lighting, pendants, and accent fixtures, Rhodes Architecture + Light worked closely with the owner to ensure that their dark existing house would become one filled with light…. night and day. The owners, Ken and Jane, allowed us to interview them about their experience working with Rhodes Architecture + Light, and how they are feeling about living with the architecture today. What was your experience like, working with Rhodes Architecture + Light? “They worked with us because it was a remodel, an existing thing, and we had to try to make it work for all of our interests and how our family operated. They listened, and we listened, and it was a great communication back and forth.”–Jane How has the renovation changed the way you live and enjoy your home? “I remember saying to them that I want the whole floor heated because it gets so chilly down here. And we had the wood burning stove, but it was over there and now we just turn the floor heat on and we can come down. It’s cozy and nice. So we’re looking forward to winter now.”–Ken “We have 5 kids together and now a bunch of grandchildren. I wanted a marble countertop, but there’s just no way. I didn’t want it to be a place where I had to say, ‘No, no, no. Wipe up your drink, do this, do that.’ I wanted it to be a place where everybody can come with all the kids, and we make a big mess, and I can clean it up. And we can enjoy ourselves here, because that room upstairs, we almost never went in. And now we’re in there eating pizza and watching the game.” –Jane As an artist, Jane enjoyed the collaborative process. “I can’t believe it was as positive as it was. I went into it thinking it would be a great, creative, fun, collaborative thing, and I have to say, with our architects, it was. I like that creative process.
