Given a coveted location and cherished ocean view on a challenging lot, SV’s architects looked for the best bang for the buck to expand where possible and open up the home inside and out. Windows were added to take advantage of views and outdoor spaces—also maximizing water-views were added in key locations. The result: a home that causes the neighbors to stop the new owners and express their appreciation for making such a stunning improvement. A home to accommodate everyone and many years of enjoyment to come.

HISTORIC DISTRICT OF KALORAMA, A THREE-STORY BRICK CITY HOME IS RENOVATED AND ADDED TO. A DARK CONSERVATORY FORM IS ADDED CONTINUOUSLY ALONG THE BACK OF THE HOUSE SOLVING CIRCULATION ISSUES AND ADDING SPACE FOR A BREAKFAST ROOM. THE ADDITION REFERENCES CONSERVATORIES DESIGNED DURING THE TIME, THE DISTINCTION BETWEEN THE ORIGINAL HISTORIC HOME AND THE NEW CONTRASTING ADDITION IS CLEAR. THE UPPER LANDING OF THE MAIN STAIRWAY WAS CHANGED TO WINDERS. THE BENEFIT OF WHICH PURCHASES ENOUGH RISE TO ALLOW CIRCULATION BELOW THE WINDERS ALLOWING ACCESS AND VIEW TO THE BACK GARDENS. INFORMAL KITCHEN, FAMILY AND BREAKFAST WERE OPENED UP TO ADDRESS MODERN LIVING, THE PARENTHESIS OF THE ORIGINAL ROOMS WAS LEFT CLEARLY DEFINED. BRICK WALLS ARE ALSO ADDED TO THE FRONT ACT AS A BASE ON THE FRONT.

The client’s coastal New England roots inspired this Shingle style design for a lakefront lot. With a background in interior design, her ideas strongly influenced the process, presenting both challenge and reward in executing her exact vision. Vintage coastal style grounds a thoroughly modern open floor plan, designed to house a busy family with three active children. A primary focus was the kitchen, and more importantly, the butler’s pantry tucked behind it. Flowing logically from the garage entry and mudroom, and with two access points from the main kitchen, it fulfills the utilitarian functions of storage and prep, leaving the main kitchen free to shine as an integral part of the open living area. A hip young family moving from Boston tackled an enormous makeover of an antique colonial revival home in downtown Larchmont. The kitchen area was quite spacious but benefitted from a small bump out for a banquette and additional windows. Navy blue island and tall cabinetry matched to Benjamin Moore’s Van Deusen blue is balanced by crisp white (Benjamin Moore’s Chantilly Lace) cabinetry on the perimeter. The mid-century inspired suspended fireplace adds warmth and style to the kitchen. A tile covered range hood blends the ventilation into the walls. Brushed brass hardware by Lewis Dolan in a contemporary T-bar shape offer clean lines in a warm metallic tone. The island is a dark charcoal with cool undertones that coordinates with the cabinetry and transom work in both the neighboring mudroom and breakfast area. White subway tile, quartz countertops, white enamel pendants and gold fixtures complete the update. The ends of the island are shiplap material that is also used on the fireplace in the next room. In the new mudroom, we used a fun porcelain tile on the floor to get a pop of pattern, and walnut accents add some warmth. Each child has their own cubby, and there is a spot for shoes below a long bench. Open shelving with spots for baskets provides additional storage for the room. This early 20th century Poppleton Park home was originally 2548 sq ft. with a small kitchen, nook, powder room and dining room on the first floor. The second floor included a single full bath and 3 bedrooms. The client expressed a need for about 1500 additional square feet added to the basement, first floor and second floor. In order to create a fluid addition that seamlessly attached to this home, we tore down the original one car garage, nook and powder room. The addition was added off the northern portion of the home, which allowed for a side entry garage. Plus, a small addition on the Eastern portion of the home enlarged the kitchen, nook and added an exterior covered porch. Special features of the interior first floor include a beautiful new custom kitchen with island seating, stone countertops, commercial appliances, large nook/gathering with French doors to the covered porch, mud and powder room off of the new four car garage. Most of the 2nd floor was allocated to the master suite. This beautiful new area has views of the park and includes a luxurious master bath with free standing tub and walk-in shower, along with a 2nd floor custom laundry room! Attention to detail on the exterior was essential to keeping the charm and character of the home. The brick façade from the front view was mimicked along the garage elevation. Inspiration for a large timeless formal and open concept medium tone wood floor living room remodel in Austin with beige walls, a standard fireplace and a brick fireplace

Two yellow armchairs pop against the glossy, deep blue of the library. While it is beautiful in photos, it is remarkable in person. A vintage ceiling fixture adds glamour.

Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible. In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

The owners of this colonial-style house wanted to renovate their home to increase space and improve flow. We built a two-story addition that included a dining room and bar on the first floor (off of the family room) and a new master bathroom (creating a master suite). What is missing? This uniquely designed kitchen found in a newer addition of an 1802 colonial home features no upper cabinetry to allow for three large double french windows that let in a lot of southern sunshine. The refrigerator and microwave are tucked away behind the entryway wall so that at first glance, the only appliance visible is the oven and hood, formerly known as the hearth in antique homes.

The landscape of this home honors the formality of Spanish Colonial / Santa Barbara Style early homes in the Arcadia neighborhood of Phoenix. By re-grading the lot and allowing for terraced opportunities, we featured a variety of hardscape stone, brick, and decorative tiles that reinforce the eclectic Spanish Colonial feel. Cantera and La Negra volcanic stone, brick, natural field stone, and handcrafted Spanish decorative tiles are used to establish interest throughout the property. A front courtyard patio includes a hand painted tile fountain and sitting area near the outdoor fire place. This patio features formal Boxwood hedges, Hibiscus, and a rose garden set in pea gravel. The living room of the home opens to an outdoor living area which is raised three feet above the pool. This allowed for opportunity to feature handcrafted Spanish tiles and raised planters. The side courtyard, with stepping stones and Dichondra grass, surrounds a focal Crape Myrtle tree. One focal point of the back patio is a 24-foot hand-hammered wrought iron trellis, anchored with a stone wall water feature. We added a pizza oven and barbecue, bistro lights, and hanging flower baskets to complete the intimate outdoor dining space. It's also worth mentioning that the paisley fabric in the pillows have a curvature to them which is why the wave printed draperies were used.
