THEME This room is dedicated to supporting and encouraging the young artist in art and music. From the hand-painted instruments decorating the music corner to the dedicated foldaway art table, every space is tailored to the creative spirit, offering a place to be inspired, a nook to relax or a corner to practice. This environment radiates energy from the ground up, showering the room in natural, vibrant color. FOCUS A majestic, floor-to-ceiling tree anchors the space, boldly transporting the beauty of nature into the house--along with the fun of swinging from a tree branch, pitching a tent or reading under the beautiful canopy. The tree shares pride of place with a unique, retroinspired room divider housing a colorful padded nook perfect for reading, watching television or just relaxing. STORAGE Multiple storage options are integrated to accommodate the family’s eclectic interests and varied needs. From hidden cabinets in the floor to movable shelves and storage bins, there is room for everything. The two wardrobes provide generous storage capacity without taking up valuable floor space, and readily open up to sweep toys out of sight. The myWall® panels accommodate various shelving options and bins that can all be repositioned as needed. Additional storage and display options are strategically provided around the room to store sheet music or display art projects on any of three magnetic panels. GROWTH While the young artist experiments with media or music, he can also adapt this space to complement his experiences. The myWall® panels promote easy transformation and expansion, offer unlimited options, and keep shelving at an optimum height as he grows. All the furniture rolls on casters so the room can sustain the action during a play date or be completely re-imagined if the family wants a makeover. SAFETY The elements in this large open space are all designed to enfold a young boy in a playful, creative and safe place. The modular components on the myWall® panels are all locked securely in place no matter what they store. The custom drop-down table includes two safety latches to prevent unintentional opening. The floor drop doors are all equipped with slow glide closing hinges so no fingers will be trapped.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. When our clients purchased their Fairfax Station home at the beginning of the pandemic, the main living areas had already been updated. However, three bathrooms were still stuck in the1980s. We tackled the upstairs primary and hall bathrooms first to ensure our clients had a working bathroom while construction was underway. Once the upstairs renovations were completed, we moved on to the main level guest bathroom. Primary Bathroom Transformation: The old primary bathroom had a small dark shower stall, a basic alcove tub, and the original 40-year-old plumbing, vanities, and tile. We completely gutted the space and made some minor layout changes to maximize functionality and create a serene retreat complete with free-standing soaking tub and generous walk-in shower. Expanding the shower’s footprint and replacing the full-height walls with a glass surround opened up the space, making the entire bathroom feel larger and more airy. Marble shelves and a shaving ledge add convenience and style. A large double vanity provides ample storage and a full 7 feet of countertop space. Mixed metal finishes elevate the design, with soft gold accents and brushed nickel fixtures pairing perfectly with the classic gray vanity and muted marble tiles. We reconfigured the dressing area, added custom closet built-ins, and installed new carpet throughout to complete this tailored transformation. Hall Bathroom Update: The hall bathroom did not require any significant layout changes, but the dated fixtures and finishes all had to go. We wanted the new bathroom to feel both classic and fresh, so we opted for a polished finish palette, including sleek white subway tiles on the walls and marble-look hexagonal on the floor. A furniture-style vanity, in dark navy, was paired with a distinctive Carrara marble top and sleek chrome fixtures for a modern twist. The tub+shower combo features both a standard shower head and multi-function handheld for optimum flexibility – great for bathing children and pets alike. This renovation blended classic details with modern functionality, creating a bathroom that’s both timeless and fresh. Guest Bathroom Update: The home’s main level bathroom serves as both powder room and guest bathroom with 2 separate entrances. The in-swing door from the guest bedroom made the already narrow bathroom feel even more cramped. By installing a pocket door at the guest bedroom, we immediately improved the flow and usability of the space. The shower was upgraded with handcrafted white subway tile and contrasting grout, creating a clean, tailored look that elevates the room. Well-traveled. Relaxed. Timeless. Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad. One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym. In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

The kitchen, breakfast room and family room are all open to one another. The kitchen has a large twelve foot island topped with Calacatta marble and features a roll-out kneading table, and room to seat the whole family. The sunlight breakfast room opens onto the patio which has a built-in barbeque, and both bar top seating and a built in bench for outdoor dining.
