The criteria for the furniture and rugs was that it be kid and dog friendly and not terribly expensive. Spending less allowed us to consider patterns and styles outside of the clients normal comfort zone.

The design of the apartment's interiors utilizes elements from across the world & is a reflection of the client’s lifestyle. The public & private zones of the residence use distinct colour &materials that define each space.The living area exhibits amodernstyle with its blush & light grey charcoal velvet sofas, statement wallpaper& an exclusive mauve ostrich feather floor lamp.The bar section is the focal feature of the living area with its 10 ft long counter & an aquarium right beneath. This section is the heart of the home in which the family spends a lot of time. The living area opens into the kitchen section which is a vision in gold with its surfaces being covered in gold mosaic work.The concealed media room utilizes a monochrome flooring with a custom blue wallpaper & a golden centre table. The private sections of the residence stay true to the preferences of its owners. The master bedroom displays a warmambiance with its wooden flooring & a designer bed back installation. The daughter's bedroom has feminine design elements like the rose wallpaper bed back, a motorized round bed & an overall pink and white colour scheme. This home blends comfort & aesthetics to result in a space that is unique & inviting.

The focus of this home remodeling project was to make a Skyline home more comfortable and functional for a large family of six. Designed by Circulation Architecture and built by Hammer & Hand, this project included a kitchen remodel, new custom-built dog house, and updates to the home’s HVAC systems. The team transformed the dark, earth-toned kitchen into a bright, light-filled space for the family to spend time in. New tile, countertops, and paint gave the kitchen a new look while built-ins and adjustments to the area around the stove range added more functionality. H&H also replaced the 20-year-old heating and cooling systems throughout the large home and added an HRV to improve the ventilation and neutralize the house. Photos by Jeff Amram Photography.

This open floor plan family room for a family of four—two adults and two children was a dream to design. I wanted to create harmony and unity in the space bringing the outdoors in. My clients wanted a space that they could, lounge, watch TV, play board games and entertain guest in. They had two requests: one—comfortable and two—inviting. They are a family that loves sports and spending time with each other. One of the challenges I tackled first was the 22 feet ceiling height and wall of windows. I decided to give this room a Contemporary Rustic Style. Using scale and proportion to identify the inadequacy between the height of the built-in and fireplace in comparison to the wall height was the next thing to tackle. Creating a focal point in the room created balance in the room. The addition of the reclaimed wood on the wall and furniture helped achieve harmony and unity between the elements in the room combined makes a balanced, harmonious complete space. Bringing the outdoors in and using repetition of design elements like color throughout the room, texture in the accent pillows, rug, furniture and accessories and shape and form was how I achieved harmony. Coming from the Bay area, our clients spend a lot of time in Tahoe and therefore purchased a vacation home within close proximity to Heavenly Mountain. Their intention was to utilize the three-bedroom, three-bathroom, single-family home as a vacation rental but also as a part-time, second home for themselves. Being a vacation rental, budget was a top priority. We worked within our clients’ parameters to create a mountain modern space with the ability to sleep 10, while maintaining durability, functionality and beauty. We’re all thrilled with the result. This adorable kitchen in Point Loma, CA is now open to the family room, small in spaces but united with a nature-inspired color palette. The kitchen went through an extensive remodel removing walls, raised ceiling, exposing the beam and a new glass door for the back entry and now this small kitchen feel open and spacious. The cabinetry features shaker elements―clean lines, plain trim, and little ornamentation― great for transitional decor. Functional fixtures and modern appliances peacefully coexist with the mosaic marble backsplash. Hidden behind the door panels is a 30” Subzero refrigerator/freezer integrated nicely to keep the kitchen plan, clean and understated. The corner sink is recessed back adding a nice detail but even more importantly a more accessible corner access to the kitchen windows. Accessories and details added to the kitchen cabinets give this chef everything she was looking for with a spice pullout, knife block pullout and rollouts to top off the new cabinets. When space is tight it is a great option for a small family to open up the walls and add a counter where the family can dine. On the walls, neutral gray painted create a soothing atmosphere. Adjacent to the kitchen was a cramped room that functioned as a workout room and laundry room. By changing some wall space, closing in a door and removing a closet the new space has great storage and is more open and functional for a quick workout. In the family room the fireplace was re-tiled with a concrete looking porcelain tile topped off with a rustic beam mantle. Combined with new home furnishings to make the most of a small space this new family room is both functional and a great place for the couple to spend time with each other on a daily basis and to entertain guest and a new space has been created with the feel of a comfortable cozy space for all to enjoy. This San Diego backyard was designed to feel like a private resort, perfect for relaxing, entertaining, and spending time outdoors year-round. At the heart of the space is a sleek custom pool and raised spa, finished with glass tile and surrounded by large-format porcelain decking. A raised stone wall with spillway water features adds movement and creates a beautiful focal point from throughout the yard. The standout feature is the covered outdoor kitchen and bar pavilion, designed as a true outdoor living room. The structure includes exposed beams, integrated lighting, ceiling fans, and heaters for year-round comfort. A large quartz bar island provides seating for guests, while the kitchen includes a professional grill, refrigeration, and plenty of prep space. As an active family of six, our clients requested a home where the children and their friends would want to spend time. The open floor plan with a sizable living room, luxurious kitchen, and backyard oasis created the ideal space for gatherings of all sizes and ages. Comfortable and inviting, the living room featured a floating ceiling with cove lighting, a cozy floor-to-ceiling fireplace, and a 24-foot stacking glass door that overlooked the pool and rolling hill country. When hosting dinner parties or holiday get-togethers, the kitchen with Sub-Zero and Wolf appliances was conveniently located next to the dining room and wine bar for easy entertaining and an open line of sight. The outdoor living space was designed with year-round entertainment in mind. For warmer temperatures, homeowners and guests alike could retreat to the covered patio with ceiling fans and an outdoor kitchen or take a refreshing dip in the sparkling pool with water features. During cooler weather, the sleek fire pit offered a quick way to warm up within minutes.

This lower level renovation started out as a simple project. The family wanted to install a home theater in their unfinished basement. Initially it was only going to be a space with a home theater where they could occasionally watch a movie or a sporting event. Once the theater design was complete, the clients embraced the elegance of the custom cherry wood cabinetry, columns and wainscoting. In addition, by having all of the audio video components hidden out of sight, the room would have a serene, peaceful ambience. The theater design enticed the clients to finish off the rest of the basement. A bar area was designed with an antique bar, and a lounge area with a fireplace was also constructed. As the layout evolved and the placement of the bar was resolved a perfect area for a wine cellar became evident. Once the clients realized how comfortable the space would be, they understood that they would probably be spending more time in the basement than they originally anticipated. This thought led them to want two large flat panel TVs on the walls in the bar area so they could watch several events at the same time. They love the theater. The 110” screen and quality audio video system is a constant source of entertainment for the entire family. They use the entire basement frequently as a gathering point for family and friends.

Located on a lovely lake in the Kazabazua area of Quebec, this 3+2 bedroom, 2-1/2 bath, 4-season cottage is based on an inspiration plan our clients brought to us. It has been significantly customized to suit the young family. They enjoy both summer and winter sports — wakeboarding, kayaking, biking, hiking, downhill skiing, and snowmobiling — and love to entertain family and friends. The family spends as much time as possible at their lakefront property and the cottage design includes everything you would expect in a modern home. The open-concept kitchen, dining room, and great room feature a wall of windows towards the lake and a fireplace with built-ins. The dining area easily accommodates the family and visitors for meals overlooking the lake. An extensive deck off the dining room provides both a covered and open area and the spacious sunroom will comfortably seat a large group and extend the summer season into spring and fall. Along with two guest rooms, the walkout basement features a large rec room with lots of windows for a view of the lake. Abundant storage space includes a room for sporting goods, a pantry, and a massive walk-in closet. A full bathroom, mudroom, and mechanical/laundry room round out the lower level, and a side door provides access to the lower patio.

This spacious home in North Vancouver's Deep Cove community had been built and decorated just over 20 years ago and was in need of updating. Our clients who are empty nesters, spend much of their time in the kitchen and family room so we focused on these spaces keeping in mind that the more formal spaces on the main floor will follow in a few years time. For the most part the layout of their kitchen worked well for them so our role was to tweak the kitchen and family room furniture layout and to select updated finishes and furnishings. Since this home transformation is not happening all at once, we purposefully selected classic finishes, like antique brass hardware, that will tie in with the rest of the home's decor until it can be updated. The resulting refresh stays true to the original feel of the house while giving it a clean, updated look.

Our retired clients approached us to renovate the Kitchen and Powder Room in their 1993 home, which they have lived in for 30 years. As they love to entertain and have visits with their grandchildren, they needed the Renovation to focus on creating an updated and open concept Main Floor to make their home to look and feel more spacious and inviting. Their Kitchen was outdated and cramped, lacking in counter space and storage. The Powder Room was dated, and the plumbing fixtures were lacking in both looks and function. As they love to cook and bake, a more open and functional Kitchen was a must. The closed off Main Floor was lacking in flow and function. As the Dining Room and Living Room both felt closed off and isolated, they were often unused. As well, the Main Staircase was carpeted with wooden pickets, and needed a modern facelift. After working closely with the clients to understand their wants and needs, one of our talented Sosna designers, Camila, was able to create a design plan that not only optimized functionality but also made the space uniquely theirs. During the planning stage, it was discovered that an exhaust pipe that went from the Basement, and through the Main Floor to the roof could be removed. Removing this pipe freed up a lot of space, allowing for more storage to be added. Camila then worked closely with the construction area of the Sosna team to provide our clients with the home of their dreams. Our team first removed the walls separating the Living Room, Dining Room, and Kitchen to create a brighter, more open space. We then brought up an existing window sill to match the window at the Kitchen sink to make space for an extra long countertop and plenty of cabinetry. We built a large peninsula with 4 seats in the Kitchen, functioning much like an Island. The peninsula was positioned to face Kitchen window, providing a direct view to their beautiful backyard. We made sure to incorporate plenty of storage space, and practical features. Appliance garages were installed to store unsightly small appliances, and a coffee station was added, perfect for mornings and afternoon visits with family and friends. The Powder Room plumbing was updated, providing the space with a modern look, and more efficient fixtures, and the staircase was given a beautiful modern update that will be much easier to maintain. Our clients and their beautiful dog stayed with their daughter’s family during the renovation. While it was wonderful to spend time with family, it’s always nice to be home again. Our proven process and detailed planning enabled us to keep our promise to get the project completed on time. In the end, we were able to create an open concept space that was both inviting and functional, perfect for entertaining and cooking.
