For those lucky enough to live lakeside in New Hampshire, warm evening summer breezes are best enjoyed from a comfortable screened porch. This summer camp underwent a drastic renovation and expansion so the family could enjoy life at the lake and offer year-round living to future generations. The project’s design especially focused around expanding the existing screened porch, where the family spends most of their time. Keeping the porch at the best viewing corner of the home, while expanding into a wrap-around style to best take in the water views, was important. Meticulous planning helped navigate the design around strict allowances for a residence with such close proximity to the water, per the New Hampshire Department of Environmental Services. To make the camp a family cottage, there was a complete re-facing of the exterior, a mudroom addition and a dormer addition to create an office space open to living areas below. Extensive renovations to the interior resulted in a new kitchen for family to gather, reconfiguration to create a first-floor master suite and improved access to the exterior, especially the wrap-around porch. Our retired clients approached us to renovate the Kitchen and Powder Room in their 1993 home, which they have lived in for 30 years. As they love to entertain and have visits with their grandchildren, they needed the Renovation to focus on creating an updated and open concept Main Floor to make their home to look and feel more spacious and inviting. Their Kitchen was outdated and cramped, lacking in counter space and storage. The Powder Room was dated, and the plumbing fixtures were lacking in both looks and function. As they love to cook and bake, a more open and functional Kitchen was a must. The closed off Main Floor was lacking in flow and function. As the Dining Room and Living Room both felt closed off and isolated, they were often unused. As well, the Main Staircase was carpeted with wooden pickets, and needed a modern facelift. After working closely with the clients to understand their wants and needs, one of our talented Sosna designers, Camila, was able to create a design plan that not only optimized functionality but also made the space uniquely theirs. During the planning stage, it was discovered that an exhaust pipe that went from the Basement, and through the Main Floor to the roof could be removed. Removing this pipe freed up a lot of space, allowing for more storage to be added. Camila then worked closely with the construction area of the Sosna team to provide our clients with the home of their dreams. Our team first removed the walls separating the Living Room, Dining Room, and Kitchen to create a brighter, more open space. We then brought up an existing window sill to match the window at the Kitchen sink to make space for an extra long countertop and plenty of cabinetry. We built a large peninsula with 4 seats in the Kitchen, functioning much like an Island. The peninsula was positioned to face Kitchen window, providing a direct view to their beautiful backyard. We made sure to incorporate plenty of storage space, and practical features. Appliance garages were installed to store unsightly small appliances, and a coffee station was added, perfect for mornings and afternoon visits with family and friends. The Powder Room plumbing was updated, providing the space with a modern look, and more efficient fixtures, and the staircase was given a beautiful modern update that will be much easier to maintain. Our clients and their beautiful dog stayed with their daughter’s family during the renovation. While it was wonderful to spend time with family, it’s always nice to be home again. Our proven process and detailed planning enabled us to keep our promise to get the project completed on time. In the end, we were able to create an open concept space that was both inviting and functional, perfect for entertaining and cooking. Our studio designed this beautiful home for a family of four to create a cohesive space for spending quality time. The home has an open-concept floor plan to allow free movement and aid conversations across zones. The living area is casual and comfortable and has a farmhouse feel with the stunning stone-clad fireplace and soft gray and beige furnishings. We also ensured plenty of seating for the whole family to gather around. In the kitchen area, we used charcoal gray for the island, which complements the beautiful white countertops and the stylish black chairs. We added herringbone-style backsplash tiles to create a charming design element in the kitchen. Open shelving and warm wooden flooring add to the farmhouse-style appeal. The adjacent dining area is designed to look casual, elegant, and sophisticated, with a sleek wooden dining table and attractive chairs. The powder room is painted in a beautiful shade of sage green. This open floor plan family room for a family of four—two adults and two children was a dream to design. I wanted to create harmony and unity in the space bringing the outdoors in. My clients wanted a space that they could, lounge, watch TV, play board games and entertain guest in. They had two requests: one—comfortable and two—inviting. They are a family that loves sports and spending time with each other. One of the challenges I tackled first was the 22 feet ceiling height and wall of windows. I decided to give this room a Contemporary Rustic Style. Using scale and proportion to identify the inadequacy between the height of the built-in and fireplace in comparison to the wall height was the next thing to tackle. Creating a focal point in the room created balance in the room. The addition of the reclaimed wood on the wall and furniture helped achieve harmony and unity between the elements in the room combined makes a balanced, harmonious complete space. Bringing the outdoors in and using repetition of design elements like color throughout the room, texture in the accent pillows, rug, furniture and accessories and shape and form was how I achieved harmony. We created an outdoor dining area for when family and guests want to spend quality time in the gorgeous California outdoors as well as an outdoor seating area. Equipped with soft textiles, chandelier lighting, and plenty of table space, this outdoor design is functional, beautiful, comfortable, and aesthetically pleasing.

Located on a lovely lake in the Kazabazua area of Quebec, this 3+2 bedroom, 2-1/2 bath, 4-season cottage is based on an inspiration plan our clients brought to us. It has been significantly customized to suit the young family. They enjoy both summer and winter sports — wakeboarding, kayaking, biking, hiking, downhill skiing, and snowmobiling — and love to entertain family and friends. The family spends as much time as possible at their lakefront property and the cottage design includes everything you would expect in a modern home. The open-concept kitchen, dining room, and great room feature a wall of windows towards the lake and a fireplace with built-ins. The dining area easily accommodates the family and visitors for meals overlooking the lake. An extensive deck off the dining room provides both a covered and open area and the spacious sunroom will comfortably seat a large group and extend the summer season into spring and fall. Along with two guest rooms, the walkout basement features a large rec room with lots of windows for a view of the lake. As an active family of six, our clients requested a home where the children and their friends would want to spend time. The open floor plan with a sizable living room, luxurious kitchen, and backyard oasis created the ideal space for gatherings of all sizes and ages. Comfortable and inviting, the living room featured a floating ceiling with cove lighting, a cozy floor-to-ceiling fireplace, and a 24-foot stacking glass door that overlooked the pool and rolling hill country. When hosting dinner parties or holiday get-togethers, the kitchen with Sub-Zero and Wolf appliances was conveniently located next to the dining room and wine bar for easy entertaining and an open line of sight. The outdoor living space was designed with year-round entertainment in mind. For warmer temperatures, homeowners and guests alike could retreat to the covered patio with ceiling fans and an outdoor kitchen or take a refreshing dip in the sparkling pool with water features. During cooler weather, the sleek fire pit offered a quick way to warm up within minutes.

This retired couple loves their home, cook daily meals and spend much of their time together in the kitchen. Our goal was to create a simple update that gave the homeowners a more comfortable feel of the space and a convenient way to work together in this new stage of their lives. Keeping the simplicity of the design was important, but it also needed to reflect 21st-century amenities. With this in mind, they chose a 36" SS Wolf Pro Gas Cooktop 18K Burner w/LED Indicators (CG365P/S) because they prefer to cook gas, loved the 5-burner setup and the knob location in the lower right corner of the unit. They were extremely excited about the DD36-SS ventilation with the concealed controls located in the drawer, as it works perfectly with the clean lines of the kitchen. One of the couple's favorite amenity in the kitchen is the Wolf WGCO100S Countertop oven. The recessed appliance garage was re-built with a stainless door specifically to house this unit. Felt pads have been applied to the feet to ensure our clients can pull the oven in and out for everyday use. They hate to admit it, but this may be their favorite appliance in the kitchen as they are now just cooking every day for two!

This gorgeous home was in need of a refresh. A cozy sectional was the first order of business. The family of six spends a lot of time watching movies and need a family room that could accommodate everyone comfortably, This 48" deep sectional is done in a scrumptious chocolate chenille which is both pet and kid friendly. Storage was the next thing to tackle. We chose a pair of weathered wood chests to flank the stone fireplace and mounted a pair of custom hand scraped floating shelves above. The clients were thrilled and asked us to move on to the dining room, foyer and master bed room. How could we say no?

Like many, this family spends a lot time in the back half of their home. Built in 1988, the kitchen and family room were cramped and dimly lit. With this remodel, they wanted a larger space to provide both an updated gourmet kitchen and a family room suitable for entertaining. While unsure of what new products and current styles to incorporate, these empty-nesters definitely had some notions of what they didn’t like although they didn’t always agree. This adorable kitchen in Point Loma, CA is now open to the family room, small in spaces but united with a nature-inspired color palette. The kitchen went through an extensive remodel removing walls, raised ceiling, exposing the beam and a new glass door for the back entry and now this small kitchen feel open and spacious. The cabinetry features shaker elements―clean lines, plain trim, and little ornamentation― great for transitional decor. Functional fixtures and modern appliances peacefully coexist with the mosaic marble backsplash. Hidden behind the door panels is a 30” Subzero refrigerator/freezer integrated nicely to keep the kitchen plan, clean and understated. The corner sink is recessed back adding a nice detail but even more importantly a more accessible corner access to the kitchen windows. Accessories and details added to the kitchen cabinets give this chef everything she was looking for with a spice pullout, knife block pullout and rollouts to top off the new cabinets. When space is tight it is a great option for a small family to open up the walls and add a counter where the family can dine. On the walls, neutral gray painted create a soothing atmosphere. Adjacent to the kitchen was a cramped room that functioned as a workout room and laundry room. By changing some wall space, closing in a door and removing a closet the new space has great storage and is more open and functional for a quick workout. In the family room the fireplace was re-tiled with a concrete looking porcelain tile topped off with a rustic beam mantle. Combined with new home furnishings to make the most of a small space this new family room is both functional and a great place for the couple to spend time with each other on a daily basis and to entertain guest and a new space has been created with the feel of a comfortable cozy space for all to enjoy.
