PROJECT: Upper Lawrenceville Community Visioning

DESCRIPTION: This Strategy Study was the first significant planning effort dedicated solely to Upper Lawrenceville, or the 10th Ward. Through a series of community charrettes, a neighborhood identity was created, along with a series of principles that would help prioritize future development to suit the community’s long term livability goals. Three themes were established – Upper Lawrenceville as an affordable and authentic place to live, a place where people make (and grow) things, and recreational amenities that attract visitors who are inclined to stay as residents – and from those themes, six programs were identified that would be essential to create a place where people wanted to live, work, and play.
JURY COMMENTS: This study is a really comprehensive look at the existing residential fabric with a strong point of view towards handling growth. It is very well presented, attuned to the existing scale, and very sensitive to the needs of existing residents.

Sustainable development is intended for this property. In 2011, the entire parcel land was rezoned from F1 - Forestry to CLS - Community Land Stewardship zone, through which 85% of the land is designated for eco-forestry and conservation use, and 15% of the land is designated for a mix of agricultural uses and residential development. Under this zoning a majority of the residential density and agricultural uses were located on the southern or upland portions of the land. In 2011, Living Forest Communities, in partnership with the Canadian registered charity, the Trust for Sustainable Forestry purchased the southern half of the lands, and began to develop the lands. The installation of light-on-the-land services; roads, sewers, water lines, and power lines began in the summer of 2013. The residential hamlets have been designed in a more European manner, with densely clustered homes located around a community green space with a community centre and coffee shop.

The Urban Grapevine Project employs regenerative design principles to promote affordable living, not just affordable housing. This small community of 10 single family dwellings was designed to meet all 20 Imperatives of the Living Building Challenge. Energy efficient construction, lighting and appliances are combined with photovoltaic and solar thermal collectors to provide at least 105% of all power required by the residents. The form and density of dwellings are optimized to meet all potable water needs through an innovative rainwater collection, storage and filtration system. Graywater and onsite composting feed the permaculture-inspired landscape of community gardens and fruit trees, fostering a healthy sense of community and empowerment for the residents. The power, water, waste and urban agricultural elements are part of the site’s architectural expression, making the life-sustaining systems transparent to residents, neighbors and visitors. This reinforces the educational intent of Urban Grapevine as an integral part of a citywide network of sustainable community gardens.
