The goal of the homeowners was to update an existing guest bath into a bright, special bath for their son. Use of gray ceramic tile and limestone tile floor laid in a herringbone pattern provided a masculine backdrop for this bathroom design. A custom vanity was used to maximize storage while providing adequate usable space around the vanity. To maximize the usable floor space, a floating glass shower panel was used with a curbless, walk-in shower. The color palate and finishes were tied together with use of Serena and Lily herringbone wallpaper, honed cararra marble countertop and warm gray shower wall tile. Newport Brass shower and lavatory fittings were all specified in polished nickel. The end result was a bright, masculine bath that the the boy can grow into and enjoy for years to come.

Newlyweds had just moved into their new home and immediately wanted to update their kitchen which is located in the center of the household, lacking any natural light source of its own. To make matters worse, the cabinets in place were dark red with black countertops. Not the picture of brightness they were looking for. To increase the amount of light reflected throughout the kitchen, we incorporated some of the following updates: 1. Replaced the solo ceiling light with 4 recessed cans 2. Updated the florescent undercabinet lights with new LED strips 3. Installed custom white cabinets topped with Silestone’s new Artic Ocean white countertops 4. Updated the dark glass pendants over the bar with larger, clear glass pendants that spoke more to the history of the home 5. Painted the walls a soft gray to compliment the palette The original kitchen layout was updated to eliminate the existing soffits and open the visual feel of the space. A large white farm sink now centers the natural wood bar area, inviting guests to sit and gather for ballgames and celebrations. The owners style is very clean and modern and they wanted the same look for the outside as they have inside. Orange and blue are the interior accents. The espalier of Cape Honeysuckle will grow tall behind the Buddah. From inside the blue tiled block contrasts well with the orange flowers of the honeysuckle. Succulents and Agaves fill the bottom. The rest of the plants are muted and calm. We transplanted fruit trees to the sunny wall.

When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. The homeowner felt closed-in with a small entry to the kitchen which blocked off all visual and audio connections to the rest of the first floor. The small and unimportant entry to the kitchen created a bottleneck of circulation between rooms. Our goal was to create an open connection between 1st floor rooms, make the kitchen a focal point and improve general circulation. We removed the major wall between the kitchen & dining room to open up the site lines and expose the full extent of the first floor. We created a new cased opening that framed the kitchen and made the rear Palladian style windows a focal point. White cabinetry was used to keep the kitchen bright and a sharp contrast against the wood floors and exposed brick. We painted the exposed wood beams white to highlight the hand-hewn character. The open kitchen has created a social connection throughout the entire first floor. The communal effect brings this family of four closer together for all occasions. The island table has become the hearth where the family begins and ends there day. It's the perfect room for breaking bread in the most casual and communal way.

This backyard has a lot going on, and that's a good thing. They've got a beautiful trellis with hammocks and outdoor furniture. Vines grow along the trellis, plants punctuate the landscape and a beautiful, red Modern-Shed entertainment room sits in the corner. "Come on in," it says. "I've got a TV, a sweet LEGO VW bus, and a comfy, cozy couch."

A whimsical bathroom created for my children, but sophisticated enough to be enjoyed by adults. It is wrapped in an aviary toile, and accented with a bold mirror. The lowest drawer pulls out and has a lid on it. It can hold up to 90 pounds and acts as a stepping stool for young children. When they grow, you can pop off the lid and it returns to full use as a drawer. Home located in Star Valley Ranch, Wyoming. This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. This tiny home has a very unique and spacious bathroom with an indoor shower that feels like an outdoor shower. The triangular cut mango slab with the vessel sink conserves space while looking sleek and elegant, and the shower has not been stuck in a corner but instead is constructed as a whole new corner to the room! Yes, this bathroom has five right angles. Sunlight from the sunroof above fills the whole room. A curved glass shower door, as well as a frosted glass bathroom door, allows natural light to pass from one room to another. Ferns grow happily in the moisture and light from the shower. This contemporary, costal Tiny Home features a bathroom with a shower built out over the tongue of the trailer it sits on saving space and creating space in the bathroom. This shower has it's own clear roofing giving the shower a skylight. This allows tons of light to shine in on the beautiful blue tiles that shape this corner shower. Stainless steel planters hold ferns giving the shower an outdoor feel. With sunlight, plants, and a rain shower head above the shower, it is just like an outdoor shower only with more convenience and privacy. The curved glass shower door gives the whole tiny home bathroom a bigger feel while letting light shine through to the rest of the bathroom. The blue tile shower has niches; built-in shower shelves to save space making your shower experience even better. The frosted glass pocket door also allows light to shine through.

A growing family needed extra space in their 1930 Bungalow. We designed an addition sensitive to the neighborhood and complimentary to the original design that includes a generously sized one car garage, a 350 square foot screen porch and a master suite with walk-in closet and bathroom. The original upstairs bathroom was remodeled simultaneously, creating two new bathrooms. The master bathroom has a curbless shower and glass tile walls that give a contemporary vibe. The screen porch has a fir beadboard ceiling and the floor is random width white oak planks milled from a 120 year-old tree harvested from the building site to make room for the addition.
