As the first room you see upon entering our client’s Birmingham, MI home, their Dining Room needed to “wow” guests and visitors alike. Completed in September 2023, the previous dining space was painted dark, filled with old furniture used for crafts and multi-family gatherings, and had a dated chandelier from the prior homeowner. Our client really wanted this space to evolve, and “grow up”, now that their kids are older, and she envisioned a more dressed up space for entertaining.
We lightened up the walls with a textured, shimmery wallcovering, refreshed the paneled wainscoting base, installed new wall sconces to provide more layered, dramatic lighting. We added a bold chrome chandelier with striking metal shades to act as the focal point of the space. With custom coffered ceilings, each surface of the room provides interest and sophistication. For the finishing touches, we laid the foundation of the room with a tailored, sophisticated Missoni area rug. We furnished the space with a semi-gloss lacquered dining table, stunning custom fabric dining chairs and eye-catching artwork! Our homeowners are now ready to entertain and host regular dinner parties and family gatherings.

Formal Backyard Garden Showcases the Beauty of Natural Gray Concrete
This Pacific Northwest project called for a total backyard transformation that required a significant reduction in lawn space, most of which was saturated and mossy. Emily of Emily Russell Landscape Architecture designed this formal backyard garden which was installed by Northwest Construction & Landscape, LLC.
Previously unused space was organized through the creation of a courtyard patio which functions as an extension of the house that the homeowner can use for family gatherings, entertaining, or reflection. Budgetary concerns led her to opt for concrete rather than a mortared flagstone patio. “I always let homeowners know that we can do either for them, but to me, going with concrete is an easy choice to make because of the cost savings,” says Colby Brand, President of Northwest of Construction & Landscape, LLC.
Ashlar slate stamped concrete was suggested by Colby to mimic the pattern used in Emily’s conceptual design. The final plan featured natural gray, ashlar slate stamped concrete with antique coloring for texture. Colby and his team poured the steps first. Substantial in size – the rise is 4’ with a run of 5,’ and includes a 4’ landing on top – the steps allow an easy and fluid transition from inside to outside.
After the steps were completed, the curved walkway on the side of the house was poured, connecting the backyard to the front yard. Instead of a conventional, rectangular shape for the 647 sf courtyard patio area, the formality of the plan called for sections of the concrete to bump out into the garden beds against the back side of the house, tying the contrasting elements together.
Granite urns and curved, concrete benches purchased by the homeowner rest atop the rounded portion of the concrete and provide a space for sitting and an inviting view from the house. Regarding the final product, Emily Russell states, “My client and I are extremely happy with the finished patio. It's such an inviting space that is well loved and used on a regular basis.”

A 20-year old builder kitchen that desperately needed an update. That is why the Louds called us. A few years previously, we had completed a finished basement project for them that you can view here: https://www.allrd.com/project/loud-basement/
To connect the kitchen a little more with the dining room, we opened the doorway as wide and high as we could.
One special feature of the kitchen is the beverage pantry. It was something the homeowner had seen online and wanted to make practical. Because pull outdoors would have been in the way, we went with slide-in, fold-out doors like what you would see in an entertainment center.
The other unique feature of the kitchen is the center island. The blue was chosen to match the color theme of the connecting living room. The solid wood countertop is a striking centerpiece that steals the show. The cooktop was moved to the island, but because the homeowner did not want a bulky range hood hanging from the ceiling, we had to get creative with a downdraft range vent and a fan mounted on the outside of the house to pull the air out.
Another interesting aspect to the cooktop is that we had originally recommended an induction cooktop instead of regular electric cooktop. The reason being that an induction cooktop cools instantly the moment the pot is removed whereas an electric cooktop stays hot but with no visual cue to warn you. The homeowner initially decided to go with the less expensive electric cooktop. But, before we had even finished construction, one of the family members slid their hand over the cooktop while walking by just after a pan had been removed and got burned. Immediately the homeowner requested we install the induction cooktop instead.
Soft Maple Cabinets painted Simply White, Taj Mihal Granite countertops, farmhouse sink, 3” x 6” Antiqua Ceramic tile backsplash in Feelings Grigio, 30” Dacor HoodDowndraft vent, Luxury Vinyl tile floor, and LED i-Lighting undercabinet lighting.

(AFTER) Voila! A huge walk in shower. Beautiful hexagon tile on the floors and dark gray/black veining on the elongated subway tiles make this shower stand out. Complete with a bench, a rainfall shower head, a regular shower head, AND a hand wand. After moving the shower we were able to make a large, custom closet (just awaiting carpet).

Our clients approached us to renovate their loved family home. The Main Floor needed a fresh update, and better functionality and storage to fit the needs of their growing family.
The existing Kitchen felt closed off from the rest of the Main Floor, and the layout did not allow for enough countertop or storage space. Each of their Bathrooms also needed an update and better storage.
Due to a previously bad experience with another contractor previously, it was important for our clients to work with a contractor who they could build trust with, and feel respected by and comfortable with.
Using space from an extra stairway in the side entry of the house, we were able to create a spacious mudroom, perfect for taking a seat to put on or take off coats and boots, and unique, hidden storage for seasonal and outdoor items.
We were able to create a more open concept Main Floor, by removing the walls between the Kitchen and Family Room. This allowed for a larger, more functional Kitchen. The new Kitchen is bright and welcoming with white quartz countertops that run seamlessly into a matching backsplash. Beautiful white cabinetry is complemented by brushed bronze pulls and faucets, and durable, contemporary flooring.
We transformed the Kitchen and Family Room areas with a vaulted ceiling, and a repaired and modernized Kitchen skylight. We also integrated a patio door entrance, which combined with both sloped and flat sections of the vaulted ceiling, proved to be quite a challenge!
This project involved skilled welding, roofing, and structural work, and it was important to maintain the structural integrity of the ceiling. As any mistakes could result in serious issues, communication between everyone involved was key! Regular team meetings, updates on progress, and addressing concerns promptly kept everyone on the same page and avoided misunderstandings. In the end, the raised ceiling, skylight, and patio door were well worth the work, as together they enhanced the airiness and visual spaciousness of the space.
On the Second Floor, we created a larger Master Ensuite by borrowing room from existing closet space. This allowed for a spacious walk-in shower, and separate bathtub. A prefabricated stylish vanity not only adds a pop of colour, but also provides plenty of useful storage. New marble tiling on the floor extends to the wall behind the bathtub, creating a luxurious accent wall.
The Shared Bathroom was updated to include a new walk-in shower, and a separate bathtub, surrounded by modern geometric wall tiles.
The removal of popcorn ceilings, an updated the Front Door, and a refinished Main Staircase with metal railings completed tying the home together, creating a fresh, updated space that this family can enjoy for years to come.

This well-loved home belonging to a family of seven was overdue for some more room. Renovations by the team at Advance Design Studio entailed both a lower and upper level addition to original home. Included in the project was a much larger kitchen, eating area, family room and mud room with a renovated powder room on the first floor. The new upper level included a new master suite with his and hers closets, a new master bath, outdoor balcony patio space, and a renovation to the only other full bath on in that part of the house.
Having five children formerly meant that when everyone was seated at the large kitchen table, they couldn’t open the refrigerator door! So naturally the main focus was on the kitchen, with a desire to create a gathering place where the whole family could hang out easily with room to spare. The homeowner had a love of all things Irish, and careful details in the crown molding, hardware and tile backsplash were a reflection. Rich cherry cabinetry and green granite counter tops complete a traditional look so as to fit right in with the elegant old molding and door profiles in this fine old home.
The second focus for these parents was a master suite and bathroom of their own! After years of sharing, this was an important feature in the new space. This simple yet efficient bath space needed to accommodate a long wall of windows to work with the exterior design. A generous shower enclosure with a comfortable bench seat is open visually to the his and hers vanity areas, and a spacious tub. The makeup table enjoys lots of natural light spilling through large windows and an exit door to the adult’s only exclusive coffee retreat on the rooftop adjacent.
Added square footage to the footprint of the house allowed for a spacious family room and much needed breakfast area. The dining room pass through was accentuated by a period appropriate transom detail encasing custom designed carved glass detailing that appears as if it’s been there all along. Reclaimed painted tin panels were added to the dining room ceiling amongst elegant crown molding for unique and dramatic dining room flair. An efficient dry bar area was tucked neatly between the great room spaces, offering an excellent entertainment area to circulating guests and family at any time.
This large family now enjoys regular Sunday breakfasts and dinners in a space that they all love to hang out in. The client reports that they spend more time as a family now than they did before because their house is more accommodating to them all. That’s quite a feat anyone with teenagers can relate to! Advance Design was thrilled to work on this project and bring this family the home they had been dreaming about for many, many years.

There were to many disjointed spaces in the existing Eichler home, and the owners didn’t like entering right into the kitchen wall. There were not enough functional spaces in the house but it was tricky to see how or where to add to the home without losing the atrium. The Klopf team re-arranged the spaces in the house to put the bedroom functions under the flat, 8-foot ceiling and the whole great room under the higher gable roof, moving the kitchen to the corner and creating a symmetrical and regular-shaped great room. A narrow band of skylights and a reduced, but still open, atrium brighten the family’s days and bring more greenery into their lives. The Klopf team turned the small front bedroom into a laundry room, powder room, and hallway to a large, added work-from-home office/family room that can double as a guest room. From the street the addition looks like it might have been there all along, but for the family members it’s a game-changer.

This project came to us through a family referral. The homeowner's daughter had been a Fresh & Flawless client and was so happy with the results that she referred her mother when it was time for a proper deep clean on her Dallas Road home.
Dallas Road is one of Victoria's most sought-after addresses, running along the waterfront in the heart of James Bay, and this home deserved a clean that matched the standard of the neighbourhood.
Our team completed a full deep clean covering every room in detail. That included thorough attention to baseboards, door frames, window sills, ceiling fans, blinds, cabinet exteriors, appliance exteriors, bathroom grout and fixtures, light switches, and all the areas that tend to be overlooked in a routine clean. Every surface was treated with care and the right products for the finish.
The homeowner was thrilled with the results and has since become a regular Fresh & Flawless client.
Fresh & Flawless offers premium residential cleaning across Greater Victoria including James Bay, Fairfield, Oak Bay, Saanich, and surrounding areas. We specialize in deep cleans, standard maintenance cleans, and move in/out cleaning for homeowners who expect the details to be done right.

To create the master suite this home owner dreamed of, we moved a few walls, and a lot of doors and windows. Essentially half the house went under construction. Within the same footprint we created a larger master bathroom, walk in closet, and guest room while retaining the same number of bedrooms. The second room became smaller but officially became a bedroom with a closet and more functional layout. What you don’t see in the finished pictures is a new utility room that had to be built downstairs in the garage to service the new plumbing and heating.
All those black bathroom fixtures are Kohler and the tile is from Ann Sacks. The stunning grey tile is Andy Fleishman and the grout not only fills in the separations but defines the white design in the tile. This time-intensive process meant the tiles had to be sealed before install and twice after.
All the black framed windows are by Anderson Woodright series and have a classic 3 light over 0 light sashes.
The doors are true sealer panels with a classic trim, as well as thicker head casings and a top cap.
We moved the master bathroom to the side of the house where it could take advantage of the windows. In the master bathroom in addition to the ann sacks tile on the floor, some of the tile was laid out in a way that made it feel like one sheet with almost no space in between. We found more storage in the master by putting it in the knee wall and bench seat. The master shower also has a rain head as well as a regular shower head that can be used separately or together.
The second bathroom has a unique tub completely encased in grey quartz stone with a clever mitered edge to minimize grout lines. It also has a larger window to brighten up the bathroom and add some drama.

Faced with extensive water damage to their home, the Patel’s turned to Cantoni designer Andrea Petor to infuse new life into their family’s beloved weekend retreat in Montgomery, Texas. Balancing the client’s minimalist wants with their love of hosting, Andrea created a cohesive design to accommodate their frequent guests and large extended family. Beginning with the kitchen remodel, Andrea worked with the Patel’s to identify the best layout for the space, understanding it would be used regularly for entertaining. To maximize storage space, Andrea designed custom floor to ceiling cabinetry finished in high gloss white lacquer. She selected Miele optic white appliances to enhance the sleek design. Andrea had a custom dining table built into the island to provide ample seating and ensure the entire family could enjoy meals together. The kitchen’s monochromatic color palette was carried throughout the interiors allowing the home’s beautiful waterfront views to take center stage. Adding richness and texture to each room, Andrea selected sculptural, modern furnishings to complete the space and bring the Patel’s vision to life.

This beautiful home is used regularly by our Calgary clients during the weekends in the resort town of Fernie, B.C. While the floor plan offered ample space to entertain and relax, the finishes needed updating desperately. The original kitchen felt too small for the space which features stunning vaults and timber frame beams. With a complete overhaul, the newly redesigned space now gives justice to the impressive architecture. A combination of rustic and industrial selections have given this home a brand new vibe, and now this modern cabin is a showstopper once again!

This living room started out with dusty rose carpeting and walls and a mish mash of cheap furniture. It needed a complete overhaul. The first step was to identify the room's purpose. While technically it is a living room, it is connected via open space to the dining room, kitchen, and family room...thus, it was really more of an extension of the most used, common areas of the home. It was also the first room that visitors see when entering the home, and thus, it needed to be beautiful. While the space is more refined than the other common areas of the home, it is still relaxed enough to be used everyday, and it is. It's TV is used regularly to watch the big sporting events of the week and its also a cozy place with comfortable, oversize chairs and sofas to curl up and read a book or play a card game by the gas fireplace. Wall to wall custom built-in cabinetry and mantle were designed and installed that create a beautiful focal point for the room. Tracey Ayton Photography

This staircase is a “curved” staircase design and is an example of highly specialized woodwork. The challenge with this curved wall was to use something that would be flexible enough to build into the curve. We settled on doing “Judges Panels.” “Judges Panels” are created with a “stacked box” look from the floor (or from the steps in this case) to the ceiling. Panel molding was used to build the box frames because it’s flexible enough to make those curves. The calculations necessary to make the boxes or frames and to make the cuts is where a highly skilled craftsman is separated from a regular trim carpenter. The process required two full days just to mark up the wall to visually set up how it was to be laid out. Then another two full days were needed to cut each frame and nail it to the wall. Every cut was absolutely perfect. Once all the woodwork was completed, the panel wall was sprayed with white enamel to give it the look of a full wood wall. The end result was stunning.
