This charming three-car garage home in Commerce, GA, boasts an exterior adorned with shake and vertical siding, accentuated by handsome stonework. The entryway welcomes with an inlaid ceiling and slate pavers.
Stepping inside, the formal dining room awaits on the right, adorned with a craftsman woodwork tray ceiling and recessed paneling on the lower half of the walls. The expansive great room, featuring a two-story vaulted ceiling, showcases a stone fireplace flanked by built-in cabinets and shelves, complemented by a uniquely shaped arched window that floods the room with natural light. Flowing seamlessly from the great room is the kitchen, boasting stylish gray modern cabinets, white stone countertops, and brushed stainless steel appliances. Adjacent to the kitchen is the cozy eating area with a view of the outdoor living space.
The spacious master bedroom also boasts a craftsman woodwork tray ceiling. The master bath is elegantly appointed with a thresholdless walk-in shower, a spacious tub, and a separate water closet. We were given the challenge of designing a house overlooking a pond on a site constrained by wetlands. Our client had an interest in permanence and solidity and a desire to work with architectural concrete. Additionally, the client desired interiors that would showcase their substantial art collection. Our design approach began with the footprint of an L-shaped courtyard house, which in part, was determined by the limited buildable area. The house is sited on a natural rise in the land, allowing the first floor elevation to rise 15 ft above the pond’s surface; this height provides dynamic views through the trees that separate the house from the pond. Ultimately, our design leverages the inherent capabilities of architectural concrete i.e. its structural capacity; the material allows for bold cantilevers and expanses of glass, creating greater transparency between interior and exterior environments.
The interior palette is comprised of rift sawn oak with 16-inch wide oak plank flooring, oak casework and millwork, a stainless steel and glass main staircase, and minimalist concrete details throughout. On the upper level, the plan accommodates a master bedroom suite, three children’s bedrooms, and a family room. The first floor includes a guest bedroom, living room, kitchen, dining room, office, and family room. The ground level has a recreational room, a mudroom, and office/studio. The site plan employs native plantings and includes a small resistance pool in the courtyard.
Concrete will be utilized for all of the house’s structural and insulation components. This method modulates the fluctuation of interior temperature, creating both an energy-efficient envelope and enough concrete mass to keep temperatures moderate and consistent throughout a 24-hour day. The employment of triple-glazed windows and a triple-glazed aluminum curtain wall further increases the project’s energy efficiency and allows the house to have abundant glass. Natural light permeates the interior and affords spectacular view in all directions of both Todd Pond and the neighboring woodlands.

Refined interiors are comprised of white oak, light stone, and white walls with steel accents. Stone Ridge creates a modest living space for a couple while readily accommodating family and guests.

Merrill House is a gracious, Early American Country Estate located in the picturesque Androscoggin River Valley, about a half hour northeast of Sunday River Ski Resort, Maine. This baronial estate, once a trophy of successful American frontier family and railroads industry publisher, Henry Varnum Poor, founder of Standard & Poor’s Corp., is comprised of a grand main house, caretaker’s house, and several barns. Working with Hufham Farris Construction and architect Eric Watson on this beautiful and unique Alys Beach residence, we supplied a custom E. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home.
Challenges:
Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade.
Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature.
Solution:
We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more.
Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida.
E. F. San Juan is proud to be part of the talented team that created such a standout property in the affluent community of Alys Beach.

This ultra clean modern house is in old town Park City. It is comprised of four lots. The owner is very meticulous and likes white and grey colors. She wanted a clean modern landscape. We landscaped the entire yard taking off the existing pavers and pattern and continuing this through out. It is a simple, clean and modern design that was difficult to pull off.

Located in the heart of Coral Gables, just steps from the fashionable shops of Merrick Park, the premier new development, Merrick Manor, is a 10-story residential community comprised of 227 units and 19,000 square feet of retail space. Featuring a modern reflection of the timeless elegance evoked by historic Coral Gables, the Mediterranean villa-style inspired residences, offers expansive floor plans presenting one to five-bedroom units. Designer-ready residences with finished kitchens and bathrooms will range from 574 to more than 3,300 square feet.

This lower level space was inspired by Film director, write producer, Quentin Tarantino. Starting with the acoustical panels disguised as posters, with films by Tarantino himself. We included a sepia color tone over the original poster art and used this as a color palate them for the entire common area of this lower level. New premium textured carpeting covers most of the floor, and on the ceiling, we added LED lighting, Madagascar ebony beams, and a two-tone ceiling paint by Sherwin Williams. The media stand houses most of the AV equipment and the remaining is integrated into the walls using architectural speakers to comprise this 7.1.4 Dolby Atmos Setup. We included this custom sectional with performance velvet fabric, as well as a new table and leather chairs for family game night. The XL metal prints near the new regulation pool table creates an irresistible ambiance, also to the neighboring reclaimed wood dart board area. The bathroom design include new marble tile flooring and a premium frameless shower glass. The luxury chevron wallpaper gives this space a kiss of sophistication. Finalizing this lounge we included a gym with rubber flooring, fitness rack, row machine as well as custom mural which infuses visual fuel to the owner’s workout. The Everlast speedbag is positioned in the perfect place for those late night or early morning cardio workouts. Lastly, we included Polk Audio architectural ceiling speakers meshed with an SVS micros 3000, 800-Watt subwoofer.

This modern family home sits atop stone ledges overlooking the Atlantic Ocean. The newly constructed home is a contemporary shingle style with a twist of Vermont country. The first floor is anchored by a family style eat-in kitchen adjoining an open floor plan that takes advantage of the panoramic views of the Atlantic. The second floor is comprised of three junior suites and a master suite with a balcony. The three car garage, play room above and in-law suite in the basement complete the interior of the home. The approach up the driveway provides a glimpse of the dramatic ocean views through a passageway between the house and mature arborvitae. A series of retaining walls undulating from the ocean facing elevation creates gathering areas at different levels as the lot slopes downward toward the stone ledge.

In the main seating area, Riverside installed an electric fireplace for added warmth and ambiance. The fireplace surround was comprised of Mannington laminate wide planks in ‘Keystone Oak’ and topped with a natural pine rough-sawn fireplace mantle stained to match the pool table. A higher contrast and bolder look was created with the dark blue ‘Indigo Batik’ accent color, blended beautifully with the softer natural materials used throughout the basement.

Made by Harlequin, the Kelapa Blush rug comprises a large leaf pattern in soothing pink and beige tones. Perfect for a living room or bedroom, it is certain to draw the eye. Livius and Andrea's existing property was a part of a large subdivision with several identical cookie-cutter homes built in the 1960s, and they were looking to do either a massive overhaul or a new build. Given that the existing home was situated quite well on the property it was decided to approach the new design as a significant structural remodel and addition.
A huge vaulted ceiling in the new great room leads the eye up towards a large storage loft with an array of clerestory windows. Two walls of the great room are comprised of sliding pocket doors that will hide away creating an incredible sense of opening and connection to the outdoor deck that connects to the new art studio.
The newly expanded master suite is quite special in that it has the rare condition of being naturally lit by windows on all 4 sides of the room.
Livius and Andrea both wanted to work from home without interrupting each other and this was achieved thru a home office at the front of the main home, and a new detached art studio at the back, opposite the expanded master suite.

SGA designed this 140,000 sq ft building, completed in 2015, to provide 150 residential units, 6,000 sq ft of retail space, and parking. The building is comprised of four levels and a penthouse with a roof garden, and two levels of below-grade parking. The building was designed with environmentally friendly principles in mind in the interest of reducing its impact on the community. A green roof system reduces the heat effect on the neighborhood as well as the impact on the storm water sewer system, while increasing the building’s energy efficiency.

This 4,500 sq. foot house is set on a spectacular coastal site overlooking the Yankee Point and the rocky Carmel coastline. The house is comprised of three volumes, each with a distinctive roof shape, and is organized around an outdoor courtyard that is screened from ocean breezes. Built with sustainable materials, each space enjoys dramatic views of the ocean crashing against the jagged California coastline.

Designer’s Note: The family had been planning their dream home for several years, down to the karaoke stages and basement bar; every detail was thought through. They wanted the kitchen to look like several furniture collections.
The kitchen is comprised of four different colors, textures, finishes, door styles and cabinet configurations. They range from rustic butternut wood to sleek painted finishes. The countertops are a flamed, and leathered finished, black granite. The large island top, with an under mounted sink, is a rustic Australian Cypress.
An interesting note about this wood, when you are cutting or sanding it, it smells like key lime pie…Love the stuff!

The southern facade faces an extensive lawn sloping to the golf course and views of wooded piedmont hills beyond. Hillside nestles into the natural contours of the site stepping down from the living areas with "trays" comprised of the lounging deck, social patio, lap pool then lawn.
Extensive eaves provide passive solar shading of living area and bedroom south-facing, view-oriented glazing. Rain chains direct roof runoff to stone filled collectors and an underground site drainage system. No gutters on this house!
