Lavender makes a statement in every aspect of design and functionality. As you enter the front door of the home you are immediately engulfed by the covered lanai which runs the entire length of the home. It’s bordered by a uniquely shaped swimming pool and connecting pool deck. A casita with en-suite bathroom is separated from the main residence but is connected to the home through the lanai. The great room spans 31’-8” in length and is bordered by the uniquely designed arched kitchen and arched island. The great room has two sets of 90 degree floor to ceiling, fully retractable and hidden glass doors which open completely allowing for the seamless interaction between the interior and the exterior lanai. The master suite is located on the first floor and comprises the full width of the home. It features two independent vanities and sinks, two separate water closets, and two dressing room/closets that are situated around a free-standing tub and double entry shower. Designed to accommodate the clients' desire for a house that "sits beautifully and confidently" on its dramatic ridge-top site, the Mirador Residence takes full advantage of the site's natural terracing and sweeping Hill Country views by providing seamless transitions to its generous outdoor living spaces. The plan expresses the owner’s casual lifestyle and need for a variety of spaces strongly connected to the outdoors. Central Texas materials, such as native limestone and aromatic cedar, are chosen for their regional appropriateness and are deployed and detailed in ways designed to further integrate the house with its natural surroundings. The house comprises approximately 5900 square feet of living space wrapped around a hillside courtyard, and was completed in 2005.

This larger home, constructed on Martha’s Vineyard, is a collection of informal, dormered gable components and grounding one-story, shed-roof elements that reduce its overall scale.
Designed to take advantage of a gently sloping up-Island property, this 5500 sq. ft. (not including finished basement) six-bedroom home includes staggered floor levels that climb from the front of the site to the rear. Generous, open living space on the entry level -- anchored on the west end by a fireplace and on the east end by the kitchen -- borders a dining area that’s nestled under a roof which also shelters the adjacent wrap-around porch. A deck off the rear of the dining space extends around the kitchen and is easily accessible from the nearby family room, too. Bedrooms occupy the other above-grade levels, including, at the upper-most level, the master suite comprised of a study, roof deck, master bath, walk-in closets and the master bedroom.

Rustic Farmhouse: Garvin-Weeks Farmstead
The Garvin-Weeks Farmstead in beautiful North Reading, built c1790, has enjoyed a first floor makeover complete with a new kitchen, family room and master suite. Particular attention was given to preserve the historic details of the house while modernizing and opening up the space for today’s lifestyle. The open concept farmhouse style kitchen is striking with its antique beams and rafters, handmade and hand planed cabinets, distressed floors, custom handmade soapstone counter and farmer’s sink, kitchen island comprised of reclaimed wood and marble top all setting the stage for the elaborate custom painted tile work. Skylights above bathe the space in natural light. Walking through the warm family room gives one the sense of history and days gone by, culminating in a quintessential looking, but fabulously updated new England master bedroom and bath. A spectacular addition that feels and looks like it has always been there!

Located on a flat, square, corner plot in a dense neighborhood comprised of small homes, this project was a blank canvas to create a landscape that is both an opportunity for community engagement as well as a peaceful space to recreate and entertain, while also expanding the living space on the property. The client is an avid surfer does volunteer work for the Surfrider Foundation, and he was inspire to build a landscape that fulfils Surfrider’s Ocean Friendly Garden program. We combined a mix of California natives with edible plants such as herbs and fruit trees. We created curvilinear beds outlined with rock and pebbles of ascending size to mimic the rock outcroppings of the local coastline. The veggie beds are made of rammed earth—a tradition natural building technique that uses, mud, sand and a small amount of cement. With fruits and flowers hanging into the sidewalk, this garden allows for friendly neighborhood interaction as well as a more-intimate area for this client to relax and entertain in. *Images captured at 1-year and 3-years after

An exciting children water play concept executed at the premier Lodha World Towers, where science blends effortlessly with excitement and fun.
We appreciate Lodha Group for trusting Valerius to execute first of its kind project in India in collaboration with Timber Play UK. The project comprises of Archimedes Screw, Ball Valve, Paddle Pump and many more equipment.
The complexity in the design was to provide water at different pressures to each equipment as specified by the manufacture to obtain the desired water effect.
Secondly being children play area the water quality also had to meet stringent quality parameters to ensure safety and hygiene.

The Rosenberg Condo is located in the recently constructed Castalia at Meadowmont mixed-use building. The existing shell is comprised of pre-determined windows and demising walls, limiting the possibility of natural light in each potential room. Sited on one of the highest elevations in the Triangle, the views to the horizon from the public spaces became paramount.
This modern, master plan strategy is grounded by a multifunctional thickened wall. The wall is a filter, container, and threshold as it marks the separation between public and private spaces while reacting to specific conditions of interior environment and natural light. Carving and folding, the wall utilizes depth and translucency to allow filtered light through the thresholds between public and private.

The wall between kitchen and family room was removed to create a great room with island dining. A comfy sectional and pair of mid-century influenced armchairs comprise a cozy seating arrangement. Reclaimed wood occasional tables add rusticity.

This home office was created with natural neutral color tones. The ceiling ‘s custom millwork was painted Sherwin Williams “Black Magic” in satin and flat finishes. The u-shaped walnut veneer desks’ countertop houses a XL Tyrannosaurus skull, as well as provides different work zones for varying tasks, including a motorized mechanism to convert the monitor portion of the desk to a standing desk by the push of a button. The lower cabinets are comprised of pencil drawers and lower file storage. The side backsplash wall is cladded with reclaimed pine with two floating walnut shelves flanking two cubbies. The wall perpendicular to the 49” wide 4k Samsung monitor, acts as a display wall for the proprietor’s previous work. Lastly the bold Merillat cabinets serve as hidden storage for books, samples, and other essentials.

Built-in 1962 and converted to a co-op in 1984, the 17 story building near Gramercy Plaza, is comprised of 287 mostly studio, one-bedroom, and two-bedroom units. A Misuraemme linear closet composed of different modules with doors plays on the variability of finishes and the see-through contrast. The first module enriched with London leather doors is flanked by reflective glass doors, which create a play of perspectives.

In this complex project, we designed all the interior frameless doors, that will look invisibile in the long hallways.
We completed redesigned the kitchen, using all the high end details provided by The Cut, using the Minima doors, to create and endless stone solutions for the kithchen and the island, and using all walnut ribs doors, for the pantry and fridge wall.
The new master bdr area, has been designed for a fashionable glass wardrobe, and very efficient laquared doors wardrobes has been provided for the kids bedrooms and the hallway storage

The shower comprises unique 4x10 “Maiolica” collection “Tender Gray” tile from Roca in a brick layout, and a shower niche is finished with the same “Eon” carrara-look herringbone porcelain tile from Atlas Concorde which is used on the floor. Benjamin Moore “Ice Mist” paint is the final touch.

Private Residence / Alys Beach, Florida

Working with Hufham Farris Construction and architect Eric Watson on this beautiful and unique Alys Beach residence, we supplied a custom E. F. San Juan front entry door, custom interior windows for the wine cellar, custom exterior gates, exterior railings, exterior paneling and trim, and the magnificent Loewen® windows and doors that make a statement the moment you see the home.
Challenges:
Due to our limited production capacity in the wake of Hurricane Michael, providing custom millwork for this home was challenging, but our team was happy and proud to return to work after such a disaster. The primary challenge on this gorgeous 5,050-plus-square-foot residence designed by Eric Watson was the vaulted two-story wall of windows that comprises most of the facade.
Another feature of this home is the incredible 600-bottle wine cellar on the first floor. Watson wanted this amenity to be a focal point for residents and guests, with large glass windows looking into the cellar from a hallway at the front of the house. Due to the delicate nature of wine and the need to protect the bottles from sunlight, this meant creating custom windows that would block the light while still allowing a view of the cellar from the outside. E. F. San Juan provided these custom windows that filter UV light and are airtight to keep out moisture and regulate the cellar’s temperature.
Solution:
We worked closely with our trusted partners at Loewen to supply the large, impact-rated windows for the home’s grand facade and throughout the property, along with exterior doors leading to the courtyard, balconies, and other outdoor living spaces. The E. F. San Juan team also created the accompanying millwork and matching exterior trim, railings, and more.
Providing privacy, security, and beauty, the front entry door and driveway gates were also made by E. F. San Juan. This new-build home, completed in 2020, exudes the quintessential luxury and unique design acumen of Alys Beach. It was recently sold by agent Matt McGuire of Scenic Sotheby’s International Realty for $7.2 million—a record-breaking sale for residences north of Scenic Highway 30-A in the coastal South Walton area of Northwest Florida.
E. F. San Juan is proud to be part of the talented team that created such a standout property in the affluent community of Alys Beach.

The cooking zone is comprised of a cooktop with pot and pan drawers below, a chimney style exhaust hood, an incognito warming drawer, a steam oven, a convection wall oven, an Urban Cultivator, and a butcher block prep area flanked by a mixer lift, pull-out knife rack, spice drawers and more. .
The family is keen on cooking, baking and entertaining so a suite of hardworking, flexible appliances was at the top of the needs list along with a prep zone that could accommodate multiple people working at the same time.
The suite of appliances includes: a 36" induction cooktop, a 48" incognito refrigerator, a 36" chimney style hood, a 30" steam oven over a 30" convection wall oven, an incognito warming drawer, an incognito dishwasher, a microwave drawer and an Urban Cultivator.

This lower level space was inspired by Film director, write producer, Quentin Tarantino. Starting with the acoustical panels disguised as posters, with films by Tarantino himself. We included a sepia color tone over the original poster art and used this as a color palate them for the entire common area of this lower level. New premium textured carpeting covers most of the floor, and on the ceiling, we added LED lighting, Madagascar ebony beams, and a two-tone ceiling paint by Sherwin Williams. The media stand houses most of the AV equipment and the remaining is integrated into the walls using architectural speakers to comprise this 7.1.4 Dolby Atmos Setup. We included this custom sectional with performance velvet fabric, as well as a new table and leather chairs for family game night. The XL metal prints near the new regulation pool table creates an irresistible ambiance, also to the neighboring reclaimed wood dart board area. The bathroom design include new marble tile flooring and a premium frameless shower glass. The luxury chevron wallpaper gives this space a kiss of sophistication. Finalizing this lounge we included a gym with rubber flooring, fitness rack, row machine as well as custom mural which infuses visual fuel to the owner’s workout. The Everlast speedbag is positioned in the perfect place for those late night or early morning cardio workouts. Lastly, we included Polk Audio architectural ceiling speakers meshed with an SVS micros 3000, 800-Watt subwoofer.

This bold and beautiful kitchen features Rochon custom flat panel cabinets, stainless steel Frigidaire appliances, a center island and a stainless steel hood. Storage was maximized in the island to allow for a full wall to be comprised of windows.
