Harmonized on the edge of a tidal marsh of Bohicket Creek on Johns Island, a house was built for indoor-outdoor living. Constructed within a tight budget, architectural poetics were sought through integrated design, with the use of kebony shiplap siding, corrugated metal, and exposed wood rafters. The sensitive landscape drove a design concept that floats above the forest floor and blends in with the habitat of the marsh edge. There was consideration for detail and simple construction methods, through the use of modern interior and exterior trim with minimal details. The raw, simple construction methods and materials were used to infuse the spirit of boat docks and agricultural structures of Johns Island, SC with the use of heavy timber wood piles and knotty pine siding and rain screen. The interior details are simple and dramatic with a waterfall island anchoring the open floor plan and book matched birch veneer wood doors throughout.

Transitional design combines the best of traditional and contemporary styles to create a timeless interior.
When the clients first contacted us about their 1926 home, they stated "We want to make better use of the space and open it up a little. This seems right up your alley." That's right...we live on that alley, we love that alley!
Terah Beth designed a few schemes ranging from leaving all walls in place... to removing all walls that separated the dining, living, and the back nook from the kitchen. The clients decided to go big and knock 'em all down! This 'open concept' scheme created an airy and zen-like space filled with beautiful custom cabinetry with walnut accents including a huge peninsula countertop, floating shelves and range hood accent band. The walnut was sourced from a local fallen tree and crafted by a local artisan. So Crafty!

This is a fully custom built fireplace surround that has paint grade frames finished in white, with hickory interiors. This surround features a beaded inset construction method and was painted and stained to match the cabinetry in the kitchen that can be seen throughout this open-concept living space.

This all white brick and siding exterior home with a 2-car garage was built in Flowery Branch, GA in 2021. Its exterior includes a slate tile flooring front porch and awnings over the front first story windows. Additionally, the exterior displays a wide (5 window) dormer which provides for some of the second lighting, a turnaround drive and a fully sodded and landscaped yard. The kitchen is equipped with custom cabinets, stainless steel appliances, a large island with sink, hardwood flooring, and herringbone tiled backsplash. The kitchen flows into the eating area and family room for an open concept layout. The family room features a modern fireplace flanked with built-in shelving and cabinetry. An extensive, fully equipped laundry room is accessible from the kitchen and garage areas. Hardwood floors are installed throughout the first floor. The master bedroom was designed with a tray ceiling, recessed can lighting and an array of window sizes for creative natural lighting. The master bath has his and hers vanities, a walk-in shower and separate water closet. The large walk-in master closet is equipped with built-in shelves, drawers, seating and window lighting. A secondary bedroom features a designer wall with raised trim. The outdoor living space has a large sundeck with wrought-iron balusters and long lasting composite decking. The home sits on a full, framed-in daylight basement with roughed in plumbing.

Whether it’s used for a corporate event or in a private back yard, the Cruck Marquee Tent combines function and design. “Cruck” refers to the pair of curved timbers that defines the structure. Originating in Medieval Europe, the cruck frame epitomizes old-world craftsmanship. The cruck frame is exceptionally strong and can support a heavy load, that, combined with traditional mortise and tenon joinery produces a structure that will stand the test of time.
The Cruck Marquee comes with a 9 oz. canvas that will not only provide shade from the sun but will also protect from the rain. Optional side canvases and hardwood tent poles are also available to extend coverage and allow spaces for side tables and other furnishings. The structure can be placed on a patio or even on the lawn on its timber “feet.” Set up and take down is easy with wood pegs fastening the mortise and tenon joinery of the frame.

Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs.
Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart.
The new design started with the core of the problem—the maze and separation created by the long hallways.
First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen.
The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides.
The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall..
A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals.
Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings.
New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.

The owners of Grand enlisted the Renovation Sells team to gut their entire 3,000 square foot River North townhouse in preparation for a sale in one year. Renovation Sells redesigned the first floor to create a bright open concept kitchen, dining and living area. The new kitchen layout caters to entertaining. We created fresh yet warm spaces throughout, including a unique design for three separate baths. Patterned tiles stole the show from the first floor powder room, continuing up into the playful guest bathroom and into the sophisticated master bath. The renovation was tied together by using wood and warm tones throughout. Our guess is the owners won’t want to leave!

In this project Gardner/Fox created took a segmented first floor plan and created an open concept layout, and guest suite. New construction includes a family room addition, guest suite, wet bar, hall storage, mudroom, and a three car garage.
