Photography by Caryn B. Davis Located in the Cornfield Point area of Old Saybrook along Long Island Sound, this project brought a classic, yet forgotten beach house back to life. Through a little detective work and some creative ingenuity, we restored and enhanced the exterior to it’s former glory and transformed the interior to a highly efficient and functional home all the while uplifting its quaint cottage charm. On the exterior, we recreated a wonderful, airy front porch with cozy bench seats that look out to the water. The white cedar shingle siding is pre-bleached with a subtle flair at the bottom and a delicate break at mid-elevation. The asphalt shingles are not only beautifully matched with the siding, but offer superior reflective qualities to dissipate the heat of the summer sun. On the interior, we joined the front seasonal porch with the family room to form a larger, open living and dining space with paneled walls and ceilings anchored by the original round stone fireplace. In the rear, we carefully crafted a galley kitchen and laundry space with an adjacent first floor master suite. The diminutive house and property posed multiple practical and regulatory challenges which were overcome by a strong team effort, due diligence, and a commitment to the process. John R. The Design Styles Architecture team beautifully remodeled the exterior and interior of this Carolina Circle home. The home was originally built in 1973 and was 5,860 SF; the remodel added 1,000 SF to the total under air square-footage. The exterior of the home was revamped to take your typical Mediterranean house with yellow exterior paint and red Spanish style roof and update it to a sleek exterior with gray roof, dark brown trim, and light cream walls. Additions were done to the home to provide more square footage under roof and more room for entertaining. The master bathroom was pushed out several feet to create a spacious marbled master en-suite with walk in shower, standing tub, walk in closets, and vanity spaces. A balcony was created to extend off of the second story of the home, creating a covered lanai and outdoor kitchen on the first floor. Ornamental columns and wrought iron details inside the home were removed or updated to create a clean and sophisticated interior. The master bedroom took the existing beam support for the ceiling and reworked it to create a visually stunning ceiling feature complete with up-lighting and hanging chandelier creating a warm glow and ambiance to the space. An existing second story outdoor balcony was converted and tied in to the under air square footage of the home, and is now used as a workout room that overlooks the ocean. This 3000 SF farmhouse features four bedrooms and three baths over two floors. A first floor study can be used as a fifth bedroom. Open concept plan features beautiful kitchen with breakfast area and great room with fireplace. Butler's pantry leads to separate dining room. Upstairs, large master suite features a recessed ceiling and custom barn door leading to the marble master bath.

It’s always a blessing when your clients become friends - and that’s exactly what blossomed out of this two-phase remodel (along with three transformed spaces!). These clients were such a joy to work with and made what, at times, was a challenging job feel seamless. This project consisted of two phases, the first being a reconfiguration and update of their master bathroom, guest bathroom, and hallway closets, and the second a kitchen remodel. In keeping with the style of the home, we decided to run with what we called “traditional with farmhouse charm” – warm wood tones, cement tile, traditional patterns, and you can’t forget the pops of color! The master bathroom airs on the masculine side with a mostly black, white, and wood color palette, while the powder room is very feminine with pastel colors. When the bathroom projects were wrapped, it didn’t take long before we moved on to the kitchen. The kitchen already had a nice flow, so we didn’t need to move any plumbing or appliances. Instead, we just gave it the facelift it deserved! We wanted to continue the farmhouse charm and landed on a gorgeous terracotta and ceramic hand-painted tile for the backsplash, concrete look-alike quartz countertops, and two-toned cabinets while keeping the existing hardwood floors. We also removed some upper cabinets that blocked the view from the kitchen into the dining and living room area, resulting in a coveted open concept floor plan. Our clients have always loved to entertain, but now with the remodel complete, they are hosting more than ever, enjoying every second they have in their home.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. The goal in building this home was to create an exterior esthetic that elicits memories of a Tuscan Villa on a hillside and also incorporates a modern feel to the interior. Modern aspects were achieved using an open staircase along with a 25' wide rear folding door. The addition of the folding door allows us to achieve a seamless feel between the interior and exterior of the house. Such creates a versatile entertaining area that increases the capacity to comfortably entertain guests. The outdoor living space with covered porch is another unique feature of the house. The porch has a fireplace plus heaters in the ceiling which allow one to entertain guests regardless of the temperature. The zero edge pool provides an absolutely beautiful backdrop—currently, it is the only one made in Indiana. Lastly, the master bathroom shower has a 2' x 3' shower head for the ultimate waterfall effect. This house is unique both outside and in.

Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. This approach aims to foster a sense of warmth and tranquility throughout. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. Replacing the garden window with a broader, standard window significantly increased natural light, transforming the sink area into a bright, welcoming space with enhanced views of the outdoors. The decision to keep the half-wall was ingeniously leveraged to define the dining area while maintaining an open connection to the family room. This feature not only serves as a visual separator but also ties the two spaces together through the shared color scheme and design elements. The homeowners are thrilled with their newly remodeled kitchen, which has become a hub of warmth and hospitality. Hosting a wedding shower and a birthday party, they have shared their renewed space with friends and family, who have been equally enamored. My neighbor wanted to remodel the rear of their first floor, master bathroom and create a common bathroom. They also wanted to bid out the project once the plans were finalized. We explained the benefits of Design Build a one stop shopping solutions and they trusted our opinion. During the project they admitted they were happy with their choice to choose one builder and the rest is history. What was once two dark room has become a light and airy kitchen with a piano island! Our theathrical clients an amazing piano player fell in love with our plans on the first note. With two sinks, island microwave, hardwood flooring and tall ceilings makes this the perfect kitchen.

The wall separating the kitchen from the living room was removed, creating this beautiful open concept living area. The carpeting was replaced with hardwood in a dark stain, and the blue, grey and white rug create a welcoming area to lounge on the new sectional. A couple living in Washington Township wanted to completely open up their kitchen, dining, and living room space, replace dated materials and finishes and add brand-new furnishings, lighting, and décor to reimagine their space. They were dreaming of a complete kitchen remodel with a new footprint to make it more functional, as their old floor plan wasn't working for them anymore, and a modern fireplace remodel to breathe new life into their living room area. Our first step was to create a great room space for this couple by removing a wall to open up the space and redesigning the kitchen so that the refrigerator, cooktop, and new island were placed in the right way to increase functionality and prep surface area. Rain glass tile backsplash made for a stunning wow factor in the kitchen, as did the pendant lighting added above the island and new fixtures in the dining area and foyer. Since the client's favorite color was blue, we sprinkled it throughout the space with a calming gray and white palette to ground the colorful pops. Wood flooring added warmth and uniformity, while new dining and living room furnishings, rugs, and décor created warm, welcoming, and comfortable gathering areas with enough seating to entertain guests. Hand scraped arched trusses, wide width random walnut plank flooring, distressed dark stained raised panel cabinetry, and hand carved moldings make these traditional farmhouse cottage buildings look like they have been here for 100s of years. Newly built of old materials, and old traditional building methods, including arched planked doors, leathered stone counter tops, stone entry, wrought iron straps, and metal beam straps. The Lake House is the first, a Tudor style cottage with a slate roof, 2 bedrooms, view filled living room open to the dining area, all overlooking the lake. The Carriage Home fills in when the kids come home to visit, and holds the garage for the whole idyllic village. This cottage features 2 bedrooms with on suite baths, a large open kitchen, and an warm, comfortable and inviting great room. All overlooking the lake. The third structure is the Wheel House, running a real wonderful old water wheel, and features a private suite upstairs, and a work space downstairs.
