After having installed new roofing, siding, and a new porch enclosure, it was discovered that the original piping for the downspouts had failed. A few recent rainstorms had left a large pool of water behind the house. The new gutters and downspouts were now properly channeling water into a sub-surface piping system that no longer functioned. Obviously this had to be fixed, but after some further discussions, it was suggested that if a cost-effective solution could be found, perhaps a patio could be created along with the drainage solution. This would make the space between the porch and the pool more useful. The surfaces would have to be as kid-friendly as possible, as the homeowners foresaw frequent visits by their grandchildren. The flow of the spaces would have to be such that small bikes would be able to easily maneuver around chairs and tables. After a site study was conducted, several issues were discovered. Pertaining to the drainage issue, it was determined that the grade sloped directly toward the porch from the pool. This not only channeled water toward the house and porch, but created a dam in an already shallow drainage swale that trapped water off to the side of the porch. Since the soil in this area is predominantly clay, water could sit in that area for days until it drained away. On the aesthetic side, a good part of the house’s façade was brick, the porch floor was brick, the small patio and walkways were brick, and the seating wall next to the pool was brick; there was a lot of brick. The challenge would be to find a cost-effective material that would contrast will with the brick, while creating a functional patio space that also facilitated water drainage. The solution involved a significant re-grading of the area between the pool and the house, along with the installation of a completely new drain system to channel roof water away from the area. Working with the fixed points of the porch and foundation levels of the home, the slope that pitched toward the house was cut into to create a positive pitch away from the house. This created 20 in. high cut at the furthest point from the porch. To retain this, a segmental retaining wall block was used to form a curved seating wall around a mortared brick fire ring, perfect for evening campfires and marshmallow roasting with the grandchildren. Prior to the patio construction, new subsurface PVC piping was installed to channel water away from the house, under the patio, and to daylight about 100 ft. further into the side yard where it could properly drain. To construct the patio, the existing dry laid brick walks and patio were recycled as a border around a gray colored concrete paver that mimics the look of more expensive PA Bluestone, an often used companion to brick. The smooth surface texture and tight joint provide a barefoot friendly walking surface that stays cooler in the hot summer sun. The patio itself is also pitched so as to drain runoff to the lower end of the yard in case of a failure in the drain piping. Along with providing several clear pathways between the porch, pool, and driveway the new patio includes an open air dining area, a fire pit area, and a seating/lounging area (not yet furnished at the time of the photo) for larger family gatherings or more intimate dinners and fire-side relaxation. Our homeowners need a flex space and an existing cinder block garage was the perfect place. The garage was waterproofed and finished and now is fully functional as an open office space with a wet bar and a full bathroom. It is bright, airy and as private as you need it to be to conduct business on a day to day basis.

Kowalske Kitchen & Bath was hired as the remodeling contractor for this first floor remodel in the countryside of Oconomowoc, WI. By opening the kitchen up to the living room, the layout is better for hosting family gatherings. The entire family can be together in the kitchen and living room – cooking or spending time together. Highlights of this country kitchen include a window seat, walk-in pantry and space for their treasured piano. Project Goals + Restore the beauty of their family home, that was built by the homeowner’s grandfather + Cooking functionality for their family farm + Add a workstation sink for easy food prep + Pantry storage space for canned items & wine collection + Design that honors the mid-century ranch bones of the house her grandfather built and their own traditional style Challenges & Issues + Needed space to highlight their piano, since the homeowner is an avid pianist + Old layout didn’t have good views of their outdoor space – the lake, gardens and chicken coop + Kitchen was too small and cut off from the rest of the home + The heat and air conditioning did not function well due to several past additions Country Kitchen Features: Cooking Kitchen – We created a larger kitchen by expanding into the old dining room. The homeowners needed more space for canning vegetables, cooking and entertaining. Mid-Century Country Design – The ranch home was built in the 1950s so we kept the mid-century and country kitchen design aesthetic by using hickory wood, tall verticals and long horizontals. Kitchen Window Seat – A custom window seat with a curved backrest creates a gathering spot in the kitchen. This connects the home to the outdoor view of the lake where the family fishes and ice skates in winter. The bench is large enough to be used as a guest bed when they have visitors. The cozy nook has shelving, art lights, and a hidden radiator underneath to keep it warm and toasty. Window Backsplash – Along the range wall, a new window backsplash features the beautiful view of the farm driveway, trees and gardens. Minimalistic Hood – The hood with the wood shelf mimics the new fireplace mantel and ties the country kitchen and living room together. New Pantry – The old kitchen area was converted into the new pantry and a laundry room. The pantry is their working kitchen where they can store food, their wine collection, and have countertop space for small appliances. Butcher block countertops, colorful wallpaper and a new window make the pantry inviting. Adjustable shelves allow for flexible storage options. The pocket door can be closed when they have guests. Recycled Ash Flooring in Kitchen – The homeowners chose an eco-friendly flooring for their country kitchen. The beautiful varied width wood planks are from recycled ash trees from Milwaukee parks. Workstation Sink – This sink has sliding platforms that hold bowls, colanders and cutting boards to multiply the countertop by going deep instead of wide. The sink can be used to chop, rinse, prep, dry dishes, hold hot dishes and clean up after a meal more efficiently. Country House Living Room: New Tile Floor – To better conduct the heat, we replaced the old wood floors with porcelain tile. New radiators, insulation, ductwork, and enclosing the basement staircase improved the function of their HVAC. Fireplace Makeover – To create a new focal point for the living room, we installed a new fire box, new mantle, and floor to ceiling stone. The goal was to draw the eye up to the vaulted beamed ceiling. Open Concept Layout – The wall between the kitchen and living room was removed to connect the two spaces. We added new cabinetry along the wall with a tall bookcase. Since they didn’t use their formal dining room, a small dining table was added to the living room. New Railing & Stairs – The staircase to the kitchen area was tricky because we needed to find a style that would make it feel airy. We did a glass enclosure with a simple metal railing and moved the staircase to the center of the room to allow room for the piano.

The owners engaged us to conduct a full house renovation to bring this historic stone mansion back to its former glory. One of the highest priorities was updating the main floor’s more public spaces which serve as the diplomat's primary representation areas where special events are hosted. Worn wall-to-wall carpet was removed revealing original oak hardwood floors that were sanded and refinished with an Early American stain. Great attention to detail was given to the selection, customization and installation of new drapes, carpets and runners all of which had to complement the home’s existing antique furniture. The striking red runner gives new life to the grand hall and winding staircase and makes quite an impression upon entering the property. New ceilings, medallions, chandeliers and a fresh coat of paint elevate the spaces to their fullest potential. A customized bar was added to an adjoining sunroom that serves as spillover space for formal events and a more intimate setting for casual gatherings.

In a beautiful suburb on the north side of Houston, Texas, Joe and Kristen discovered their dream home—a property with a great lot, situated in a fantastic neighborhood with a thoughtfully designed floor plan. They had been drawn to the house for its charm and had admired the kitchen, which had been tastefully remodeled a few years earlier by a contractor who, despite doing excellent work, was no longer in business. However, upon moving in, they quickly realized that their master bathroom was woefully inadequate and in dire need of immediate repair. On the Upper West Side of Manhattan, a transformative renovation project was unfolding as two spacious apartments seamlessly merged into a luxurious, expansive residence. Walls came down, creating an open and flowing layout that embraced the essence of open plan living. The fusion of the two spaces allowed for the creation of a grand living area, adorned with oversized windows that bathed the rooms in natural light. The kitchen which is now a culinary haven, features state of the art appliances and a central island conductive both to cooking and entertaining. Bathrooms were reimagined into private recreates, each with its own charm. This harmonious blending of two large apartments crafted a singular, sophisticated urban dwelling that epitomized the grandeur of New York City living.

On this major remodel in Santa Cruz we were faced with a dilapidated Victorian built in 1904. We began by creating a complete set of building plans detailing the renovation and remodeling of the building. We added new square footage to the master bedroom, reengineered and rebuilt the back half of the structure and then completely replaced all of the plumbing and electrical services. All of our construction on the exterior was required to match the original in order to comply with the historical status of the building. This project was conducted under the new green building guidelines established by the City of Santa Cruz. We were able to recycle nearly 80% of our demolition and construction refuse. We took care to preserve and renovate the existing redwood window casings and all of the original custom heart redwood doors in the home. These were planed, sanded and refinished to both save cost and maintain the vintage warmth of the original structure. The windows were recycled and new Marvin dual pane wood windows installed in their place. The original upstairs redwood flooring was preserved and the damaged sections replaced with material salvaged from the flooring at the first story. These surfaces were sanded and finished to recreate the look of the former flooring. We were also able to save and reuse the decorative fireplace mantle from the original construction.

A master suite was added onto this idyllic farmhouse located in Fountain Inn, SC near Greenville. The addition provided a master suite on the main level of the home with a vaulted master bedroom with clerestory dormer windows, vaulted master bathroom with a central freestanding tub set in a framed alcove in front of a gorgeous picture window and crowned with a shimmering chandelier. An oversized marble tile shower with glass enclosure, tile niches and a bench seat flanks the tub on one side and is opposite and enclosed water closet with transom lites. Separate sink vanities allow for comfort and a seated make-up vanity is perfectly placed at the window for natural lighting. The hall leading to the master bathroom retreat is flanked by separate walk-in closets and has recessed pocket doors with transom lites. The suite has it's own vestibule providing the perfect transition area and access to the new study and half bath. The study was once part of a wrap-around porch and still benefits from the existing stone veneer chimney that was intentionally left exposed. The vaulted, yet intimate space is perfect for relaxing, reading, watching tv and conducting business. A paneled trophy wall adorns the wall opposite the stone chimney and provides a home for hunting trophies and cherished works of art. The powder room has a beautiful rustic barn door with circular saw marks and forged door hardware. A decorative open vanity with vessel sink and beaded chandelier add character and class.
