The low budget, family house project posed a challenge of conveniently arranging multiple rooms in small area. Pre-reconstruction edges of the walls were toned down, in order to conform to the new, minimalistic aesthetics and letting two colors prevail in the interior was also the part of the concept.
The white walls and the large mirrors make the space appear sizable. The wooden components of the interior bring an unifying ambience into play. The technical lighting illuminates the rooms without distracting the eye.

Cost-effectively update the look of your kitchen by refinishing your cabinets with Spray-Net!
To provide you with superior durability and a flawless finish, we formulated a polyurethane paint for kitchen cabinets that combines the best of all worlds: the adhesion of a soft alkyd, the flexibility of a urethane and the hardness of a polyurethane. This makes our coating flexible enough to avoid cracking, hard enough to avoid chipping, smooth enough to easily wash and tough enough to block stains. All this in a low-toxicity, water-based formulation that conforms to Kitchen Cabinet Manufacturers’ Association (KMCA) standards.
Our paint for kitchen cabinets is specially formulated for: laminate, melamine, thermofoil/plastic and wood kitchen cabinets.

PBA designed the renovation of this two story, 1,800 square foot, Henderson’s Wharf penthouse condominium in the historic Fell’s Point community to take advantage of the breathtaking views of Baltimore’s Inner Harbor. The existing floor plan was configured with living spaces on the lower level, and bedrooms with terraces on the upper level: PBA inverted the layout by creating a generous foyer at the lower level entry with a stair leading to the living spaces on the upper level. The lower level was renovated for a master suite and guest bedroom, while the upper floor was converted to an open great room taking advantage of the breathtaking views of the Harbor (along with a powder room, office and laundry room). The project presented very difficult challenges since sanitary plumbing lines could not be relocated due to the unavailability of access from the unit below, so the design was forced to conform with existing lower level plumbing locations. In addition, PBA utilized computer aided design (BIM) to route ductwork throughout the unit due to extremely limited space.

This kitchen renovation involved a complete overhaul of the look and feel of the existing kitchen, and transforming it into a family-friendly kitchen that conformed to the client's aesthetic: modern, rustic and eclectic. The adjacent mudroom, laundry room and powder room were surveyed to see how much flexibility there was to enhance the kitchen layout while improving upon all of the spaces. The homeowners felt strongly about light painted cabinets and let us guide the rest of the design.
The kitchen features separate and spacious work zones for the cook, bar area, clean-up crew, and diners. Materials with a rustic and industrial feel were selected. The white cabinets have a grey striated glaze which blends well with the heavily textured grey island cabinets and exposed reclaimed wood beams. The Neolith countertop has a unique metallic quality that compliments the hardware and zinc accents on the floating shelves and custom kitchen table. Finishing touches include the custom reclaimed wood pocket doors, a custom steel counter support, and iron light fixtures.

This is a rare opportunity for a legal non-conforming duplex that offers two homes on one lot offering a multitude of options in Victoria's Oaklands neighbourhood. Two well-kept cheerful cottages sit side by side on an amazing private & sunny garden lot with the rear yards separated by a friendly wooden fence. Each cottage is a completely self-contained one-level home, newly decorated & freshly painted, with 2 bedrooms and den (or 3rd Bedroom), 4-piece bathroom, in house laundry, fireplace, separate hydro/water meters & sewer lines. The lot is high off the street with each home having its own steps and path through the original stone wall. Both have recent damp proofing in the crawl spaces & extra insulation in the attic. With almost identical floor plans, one unit is renting for $2200 plus hydro (market rent $2200-$2600) & the other is vacant. AWESOME Walk score close to downtown, all levels of schools, Jubilee hospital, parks, neighbouring VIBRANT Haultain & Fernwood Villages! | Karen Love* (250) 727-5868 | RE/MAX Island Properties & www.KarenLove.com |

Yin and yang – this two-person home office space balances masculine and feminine appeal through its perfect unison of style and function. The multiple facets of these busy homeowners’ personal and work lives require generous space for focus and productivity whether strategizing a merger, or orchestrating the next big social event.
The customized kidney-bean-shaped desktops made of honed sandstone, soften the linear structures of the space with graceful curves conforming to each workspace. The wood floor -- a wide-plank grey-washed, wire-brushed finish provides the perfect juxtaposition to the sleek, modern furniture design. Chartreuse-green brushed chrome chairs speak to the vibrant outdoor landscape, and the metallic cowhide rug splashes a touch of glam and whimsy to the not-so-business-as-usual, chic office space for two.

About this project:
Originally a single family home, this four unit apartment building was broken up in a way that each apartment has a different layout. The challenge for Piperbear Designs was how to reimagine each space to conform with the needs of the modern tenant – while also adding design flourishes that will make each unit feel special.
Located on historic West Grace in Richmond, Virginia, the property is surrounded by a mix of attractive single family homes and small historic apartment buildings. Walking distance to the Science Museum of Virginia, Monument Ave, many hip restaurants, this block is a sought after location for young professionals moving to Richmond.
Piperbear wanted to restore this building in a manner that respects the history of the area while also adding a design aesthetic that is in touch with the change happening in Richmond.

Sunset Trading Cloud Puff Collection is truly as comfortable as it looks. Close your eyes, imagine you are floating on a cloud, enjoy this feeling of total relaxation in your home, loft or apartment with this cool sectional collection. Contemporary low frame makes the sleek configurable sofa, loveseat and ottoman ideal to bring your open living spaces together. So versatile, instead of a futon in your dorm, spare bedroom or home office, feather pillow top seating supported by inner springs make this as cozy as a bed. Build your own, modular left or right facing sofa, corner, armless and ottoman allow you to create the ultimate laidback lounge that conforms to your room. Perfect for kids, pets and parties, unexpected spills will roll off the washable soft fabric slipcovers.

This was the most remarkable kitchen transformation of the W Grace St project. The space did not have sun enter for 12 years because the previous tenant had meticulously taped tin foil on every window. Piperbear Designs gave new life to this old space!

In Southern California there are pockets of darling cottages built in the early 20th century that we like to call jewelry boxes. They are quaint, full of charm and usually a bit cramped. Our clients have a growing family and needed a modern, functional home. They opted for a renovation that directly addressed their concerns.
When we first saw this 2,170 square-foot 3-bedroom beach cottage, the front door opened directly into a staircase and a dead-end hallway. The kitchen was cramped, the living room was claustrophobic and everything felt dark and dated.
The big picture items included pitching the living room ceiling to create space and taking down a kitchen wall. We added a French oven and luxury range that the wife had always dreamed about, a custom vent hood, and custom-paneled appliances.
We added a downstairs half-bath for guests (entirely designed around its whimsical wallpaper) and converted one of the existing bathrooms into a Jack-and-Jill, connecting the kids’ bedrooms, with double sinks and a closed-off toilet and shower for privacy.
In the bathrooms, we added white marble floors and wainscoting. We created storage throughout the home with custom-cabinets, new closets and built-ins, such as bookcases, desks and shelving.
White Sands Design/Build furnished the entire cottage mostly with commissioned pieces, including a custom dining table and upholstered chairs. We updated light fixtures and added brass hardware throughout, to create a vintage, bo-ho vibe.
The best thing about this cottage is the charming backyard accessory dwelling unit (ADU), designed in the same style as the larger structure. In order to keep the ADU it was necessary to renovate less than 50% of the main home, which took some serious strategy, otherwise the non-conforming ADU would need to be torn out. We renovated the bathroom with white walls and pine flooring, transforming it into a get-away that will grow with the girls.
