This spacious entertainer's kitchen is part of a whole house remodel and 2-story addition. Our clients' goal was to create a larger, more functional kitchen with a strong connection to the outdoors. The unique flip up window allows for a complete connection to the outdoor covered space. No expense was spared in this design as the clients' desire for all natural materials drove the selections. The quartzite island in Opus White provides a textural and colorful element that grounds the space and complements the soapstone perimeter counters. The flip out window is a unique feature that bridges indoor and outdoor, and provides unique entertaining element. The focal point of the kitchen are the large windows looking into their greenspace, in order to preserve the view there were very few upper cabinets planned. To compensate with this direction, the lower cabinets were outfitted with top-of-the line interior accessories to provide the most functional and efficient storage. High-end, Wolf and Sub Zero appliance and the addition of a walk-in pantry completed the wish list! Steel beams were the solution to creating the large open connection between existing structure and new kitchen addition. We had to incorporate a shallow steel beam spanning the whole width of the kitchen to not impede the existing 8' ceiling height, yet allow for the master bedroom addition directly above the new kitchen addition. In order to bridge interior and exterior spaces, a custom, flip-out window was selected. This sits on the finished counter slab, which extended into the adjacent covered entertaining patio. This allowed no room for error, all the components had to fit together exactly to insure the extended countertop would function as the sill. The value provided our clients was in helping select high quality materials and install them with exceptional quality. Our team did an outstanding job of keeping our client on track and avoiding costly mistakes. This project was not delivered within the original budget due to several client driven change orders.

As one ascends the entry walk, the house unfolds, revealing a dramatic view through the two-story living space, anchored by a brick fireplace that extends from floor to ceiling. The asymmetrical roofline lifts upward, accentuating the openness and maximizing natural light. Inside, warm materials define the interiors. Wood ceilings and floors, complemented by concrete-look tile, establish a natural, grounded aesthetic. Black wood-clad beams provide scale and structure, subtly delineating spaces within the open-plan layout. The original kitchen in this midcentury Ann Arbor home was only a fraction of the size it is today. We removed walls to open up the main floor and create a brighter, more connected space that fits the way this family lives. The existing hardwood floors were blended and refinished for a seamless transition between old and new, tying the whole space together. Storage and function were at the top of the list. We added dedicated spaces for spices, a mixer, corner pullouts, and small appliances to keep the counters clear and organized. Full-size column refrigerator and freezer units now provide plenty of food storage without sacrificing style. We also improved the light and flow of the space. A small window that faced a brick wall and a non-functioning door were both removed, replaced by a new sliding door that brings in natural light and connects the kitchen to the backyard. The new design combines navy and white cabinetry with brass and orange accents for a look that feels modern but still connected to the home’s midcentury roots. The result is a kitchen that works as beautifully as it looks, filled with smart storage and thoughtful details. The homeowner of this new build came to us for help with the design of their new home. They wanted a more contemporary look than what they're used to. The large island is a great gathering point with in the open concept of the dining/kitchen/living space. Using two different colors of quartz countertops added contrast that highlights the marble backsplash. The backsplash adds texture and richness to the space. Shaker style cabinets help modernize the space with the clean lines. Function was key to this kitchen working with utensil pullouts, spice racks, rollouts, hidden storage and a knife block. Design Connection, Inc. Kansas City interior designer provided space planning, architectural drawings, barstools, tile, plumbing fixtures, countertops, cabinets and hardware, lighting, paint colors, coordination with the builder and project management to ensure that the high standards of Design Connection, Inc. were maintained.

This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

Inspiration for a contemporary master bedroom remodel in New York

This extensive renovation brought a fresh and new look to a 1960s two level house and allowed the owners to remain in a neighborhood they love. The living spaces were reconfigured to be more open, light-filled and connected. This was achieved by opening walls, adding windows, and connecting the living and dining areas with a vaulted ceiling. The kitchen was given a new layout and lined with white oak cabinets. The entry and master suite were redesigned to be more inviting, functional, and serene. An indoor-outdoor sunroom and a second level workshop was added to the garage. Finishes were refreshed throughout the house in a limited palette of white oak and black accents. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.
