We designed under cabinet lighting to fit this kitchen. LED strip lights are below each upper cabinet and two puck lights above the stove top for efficient task lighting and an attractive light splash against the bead board. Tropical decoration with hardwood floors & an amazing view.

This home had a small covered patio and the homeowners wanted to create a new space that included an outdoor kitchen and living room complete with a fireplace. They were having a pool built as well and really wanted to have a nice space to enjoy their backyard. We did demo work to remove an existing patio, planters and a pond. Their new space consists of 900 SF of patio area covered with a Versailles pattern travertine. The new freestanding covered patio with a breezeway is 650 SF with brick columns and arches to match the home. A small covered area was built alongside the outdoor kitchen. The ceiling is painted tongue and groove with beautiful reclaimed beams. The fireplace is a custom masonry wood burning fireplace with a cast stone mantle. The knee walls built to the side of the fireplace are complemented with two cast stone benches. The outdoor kitchen is 12 linear feet with a granite counter and back splash and brick fascia. The grill is a 42” RCS grill is complete with a fridge, ice maker and storage drawers. The vent hood is a Vent-a-hood with a custom cast stone cover. TK Images

The program consists of a detached Guest House with full Kitchen, Living and Dining amenities, Carport and Office Building with attached Main house and Master Bedroom wing. The arrangement of buildings was dictated by the numerous majestic oaks and organized as a procession of spaces leading from the Entry arbor up to the front door. Large covered terraces and arbors were used to extend the interior living spaces out onto the site. All the buildings are clad in Texas limestone with accent bands of Leuders limestone to mimic the local limestone cliffs in the area. Steel was used on the arbors and fences and left to rust. Vertical grain Douglas fir was used on the interior while flagstone and stained concrete floors were used throughout. The flagstone floors extend from the exterior entry arbors into the interior of the Main Living space and out onto the Main house terraces.

Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. The wood-look tile planks along the floor provide a soft backdrop for their new free-standing bathtub and contrast beautifully with the deep ash finish on the cabinetry.

A large master bathroom that exudes glamor and edge. For this bathroom, we adorned the space with a large floating Alderwood vanity consisting of a gorgeous cherry wood finish, large crystal knobs, LED lights, and a mini bar and coffee station. We made sure to keep a traditional glam look while adding in artistic features such as the creatively shaped entryway, dramatic black accent walls, and intricately designed shower niche. Other features include a large crystal chandelier, porcelain tiled shower, and subtle recessed lights. Home located in Glenview, Chicago. Full renovation for this Primary Bathroom. Re-worked the floor plan to create a larger walk-in shower space with custom glass enclosure. Designed a custom wooden vanity with plenty of storage, with a subtly veined quartz countertop. Free standing bathtub is surrounded by a half wall of paneling, painted in a light and bright color scheme. Neutral tile installed on bathroom floor and shower walls, with a coordinating penny tile on the shower floor and niches. Textured bamboo roman shades and floating shelves were installed for contrast and mixed and matched black and gold hardware for detail.

Backsplash- Natural stone subway tile. -Inspiration and Design Challenges The Original kitchen in this 1970’s raised ranch was bright an open yet left the dining room closed off from the home and wasn’t large enough for the island that Joe and his wife would have liked. Joe and Tim from THI Co. had developed a plan relocate the kitchen to one exterior wall and allow for an island that would function for both seating and entertaining. The challenge we faced was the original windows of the kitchen had to completely go. Relying solely on the open floor plan for natural light, Tim opened up the Dining room wall, removed the dividing half wall to the family room and widened doorways to the great room leading from the kitchen and dining room. The removal of the soffits and consistent wood flooring help tie together the adjacent rooms. The plan was for simple clean lines with subtle detail brought out in the trim on the cabinetry and custom 10ft island back panel. Finding a set of appliances was the next task. The kitchen was designed with the intention of being used. The Whirlpool convection wall ovens give the kitchen 3 possible functioning ovens with along with the Samsung 5 burner range. The end result is a simple elegant design that has all the functionality of galley kitchen yet the feel of an open kitchen with twice the square footage.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. This is one of our most recent all inclusive hardscape and landscape projects completed for wonderful clients in Sandy Springs / North Atlanta, GA. Project consisted of completely stripping backyard and creating a clean pallet for new stone and boulder retaining walls, a firepit and stone masonry bench seating area, an amazing flagstone patio area which also included an outdoor stone kitchen and custom chimney along with a cedar pavilion. Stone and pebble pathways with incredible night lighting. Landscape included an incredible array of plant and tree species , new sod and irrigation and potted plant installations.
