Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. DEMO - We removed the tub shower combo, flooring, vanities, commode room walls, and removed the mirrored doors to the master closet. THE REMODEL - We created a large zero threshold walk-in shower that is complete with 24x48 Charme series Calcatta Gold LARGE format tiles and a a 12” deco column down the middle with a 2x6 Abaco Mosaic. For the vanity, we added a beautiful floating cabinet topped with Monte Cristo Granite in a Satin finish. The under cabinet lighting and light up Mirror were supplied by our client. The wood look tile flooring was also installed throughout the bathroom, bedroom, and a few other rooms throughout the home. Finally, After removing those walls for the commode room, we were able to open up more room for the overall bathroom and then we reframed the Master Closet opening to add double doors & framed a new entry door.

Hallway - eclectic dark wood floor hallway idea in Chicago with white walls

This basement remodeling project consisted of creating a kitchen which has Waypoint 650F door style cabinets in Painted Harbor on the perimeter and 650F door style cabinets in Cherry Slate on the island with Cambria Skara Brae quartz on the countertop. A bathroom was created and installed a Waypoint DT24F door style vanity cabinet in Duraform Drift with Carrara Black quartz countertops. In the shower, Wow Liso Ice subway tile was installed with custom shower door. On the floor is Elode grey deco tile. A movie room and popcorn/snack area was created using Waypoint 650F door style in Cherry Slate with Madera wood countertops.

Completed in 2015, this project incorporates a Scandinavian vibe to enhance the modern architecture and farmhouse details. The vision was to create a balanced and consistent design to reflect clean lines and subtle rustic details, which creates a calm sanctuary. The whole home is not based on a design aesthetic, but rather how someone wants to feel in a space, specifically the feeling of being cozy, calm, and clean. This home is an interpretation of modern design without focusing on one specific genre; it boasts a midcentury master bedroom, stark and minimal bathrooms, an office that doubles as a music den, and modern open concept on the first floor. It’s the winner of the 2017 design award from the Austin Chapter of the American Institute of Architects and has been on the Tribeza Home Tour; in addition to being published in numerous magazines such as on the cover of Austin Home as well as Dwell Magazine, the cover of Seasonal Living Magazine, Tribeza, Rue Daily, HGTV, Hunker Home, and other international publications. This 5687 sf home was a major renovation including significant modifications to exterior and interior structural components, walls and foundations. Included were the addition of several multi slide exterior doors, windows, new patio cover structure with master deck, climate controlled wine room, master bath steam shower, 4 new gas fireplace appliances and the center piece- a cantilever structural steel staircase with custom wood handrail and treads. A complete demo down to drywall of all areas was performed excluding only the secondary baths, game room and laundry room where only the existing cabinets were kept and refinished. Some of the interior structural and partition walls were removed. All flooring, counter tops, shower walls, shower pans and tubs were removed and replaced. New cabinets in kitchen and main bar by Mid Continent. All other cabinetry was custom fabricated and some existing cabinets refinished. Counter tops consist of Quartz, granite and marble. Flooring is porcelain tile and marble throughout. Wall surfaces are porcelain tile, natural stacked stone and custom wood throughout. All drywall surfaces are floated to smooth wall finish. Many electrical upgrades including LED recessed can lighting, LED strip lighting under cabinets and ceiling tray lighting throughout. The front and rear yard was completely re landscaped including 2 gas fire features in the rear and a built in BBQ. The pool tile and plaster was refinished including all new concrete decking.

This small sloped backyard was terraced for more useable space. Existing Daylilies were planted en masse at the foot of the wall. Plants are predominantly southern California natives. Maintenance of the plants on the terraces is nearly non-existent.

Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance. To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance. The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior. Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily. The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.
