Bluewater Apartments is a luxurious 7 level beachfront residential complex consisting of 12 apartments including a couple of 2 level penthouses. Consisting of a single basement and a podium with three separate pools, each three bedroom apartment has a master bedroom, second ensuite, main bathroom, study, and separate powder room and laundry. The complex commands a majestic ocean vista on the magnificent Gold Coasts’ Golden Mile.

Extensive Remodel of Master Bathroom This was a big and extensive remodel with the removal of a 35 year old drop-in tub, marble steps to drop-in tub and backsplash of marble around tub's marble platform. This remodel consisted of locating the original Rojo Alcante Marble to expand into the space that was originally a platform for the drop-in tub – cleaning and polishing all the marble so that the new and old marbles worked in unison with one another. By adding new plumbing fixtures and a lighter ‘tint’ of taupe color (Master Bathroom color) this lightened and opened the Master’s rooms for a consistent flow and feel. Photographer: Lauren Brown

This 1990's home, located in North Vancouver's Lynn Valley neighbourhood, had high ceilings and a great open plan layout but the decor was straight out of the 90's complete with sponge painted walls in dark earth tones. The owners, a young professional couple, enlisted our help to take it from dated and dreary to modern and bright. We started by removing details like chair rails and crown mouldings, that did not suit the modern architectural lines of the home. We replaced the heavily worn wood floors with a new high end, light coloured, wood-look laminate that will withstand the wear and tear from their two energetic golden retrievers. Since the main living space is completely open plan it was important that we work with simple consistent finishes for a clean modern look. The all white kitchen features flat doors with minimal hardware and a solid surface marble-look countertop and backsplash. We modernized all of the lighting and updated the bathrooms and master bedroom as well. The only departure from our clean modern scheme is found in the dressing room where the client was looking for a more dressed up feminine feel but we kept a thread of grey consistent even in this more vivid colour scheme. This transformation, featuring the clients' gorgeous original artwork and new custom designed furnishings is admittedly one of our favourite projects to date!

When clients in Williamsburg, Va. Purchased a brick ranch, built in the late 80’s They knew they were in for a total gut rehab. The kitchen had been updated but consisted of reddish stained oak cabinets, Corian counters, and soffits galore. The room was separated by a peninsula with a cook top, creating a U-shaped configuration. It was not only dated but separated the room from the breakfast area. One wall consisted of wall ovens, a pantry, and a built-in desk space. Although, we were constrained to a tight budget, they specifically requested the house not have a traditional colonial vibe, common to the locality. Once we convinced the husband that it was paramount to remove walls, we were able to reimagine the space. The wall ovens were replaced with a single range, the refrigerator was placed on the same wall as the sink and the soffits were removed. With a tight budget, custom cabinets were not an option. Instead, they purchased stock cabinets that were painted a cool gray and the new island is stained in a natural finish . Typically, I don’t recycle products amongst clients, but these pendants have proven otherwise. After installing them in my own kitchen, I’ve had 3 other client requests for the same pair. Obviously, they don’t disappoint as they are the crown jewels of the kitchen.

Natural materials, neutral colors, a water feature and an abundance of light combine to create this harmonious, tranquil and resort-like Master Bathroom/Spa Suite. The simplified palette and consistent building materials facilitate the transition from inside to outside. Large, square, honed and filled travertine flooring tiles run throughout the interior, across the lanai, and around the pool deck. Massive siding window walls disappear into pockets to transform the Master Bath/Spa/Pool areas into a single indoor/outdoor space. The suite's volume is defined by the crisp, geometric shape of travertine tile above the tub and on the shower walls. The spa-like atmosphere is created by natural light playing on the neutral grey and sand color of the travertine and the sand tone of the polished Crema Marfil marble slab countertop. All elements combine to provide warmth and consistency. A weeping wall water feature dat the end of the pool contributes the sound of tranquility to the bath and spa areas. Water flows over a Golden Harvest ledge stone quartzite wall into the beach area of the pool completing the resort/spa-like atmosphere desired.

This condo was stuck in the 70s: dingy brown cabinets, worn out fixtures, and ready for a complete overhaul. What started as a bathroom update turned into a complete remodel of the condo. The kitchen became our main target, and as we brought it out of the 70s, the rest came with it. Our client wanted a home closer to their grandchildren, but to be comfortable and functional, it needed an update. Once we begin on a design plan for one space, the vision can spread across to the other rooms, up the walls, and down to the floors. Beginning with the bathroom, our client opted for a clean and elegant look: white quartz, subway tile, and floating shelves, all of which was easy to translate into the kitchen. The shower and tub were replaced and tiled with a perfectly sized niche for soap and shampoo, and a slide bar hand shower from Delta for an easy shower experience. Perfect for bath time with the grandkids! And to maximize storage, we installed floating shelves to hide away those extra bath toys! In a condo where the kitchen is only a few steps from the master bath, it's helpful to stay consistent, so we used the same quartz countertops, tiles, and colors for a consistent look that's easy on the eyes. The kitchen received a total overhaul. New appliances, way more storage with tall corner cabinets, and lighting that makes the space feel bright and inviting. But the work did not stop there! Our team repaired and painted sheetrock throughout the entire condo, and also replaced the doors and window frames. So when we're asked, "Do you do kitchens?" the answer is, "We do it all!"

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

The client reassembled the same team who built his Family’s Home but John’s direction was to design a unique home that respected the site and the clients program. John’s motto is to “Never do the same thing twice”. From this beginning the home has a feel as if it grew out of the landscape oriented to take advantage of the great views of the lake and the setting sun. Details were developed with clear clean lines and lots of glass. The interior spaces were arranged so that the public spaces would have the best views of the lake where the screen porch would have the premier location as the main gathering spot for the family. The exterior palette consists of cedar shakes and skirl siding, douglas fir and deep painted green trim. The interiors consisted of a fir, white cedar, cherry, fieldstone, slate and wrought iron accents to create a palette of natural materials.

Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room. The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. Situated along a narrow lot in Germantown, New York, the cottage completes a cluster of existing buildings, forming an intimate courtyard on one side. The homeowners, a young family with parents living abroad, envisioned a cozy yet modern ADU for extended stays. Designed by Lauren Cawse, AIA, architect and partner at The Art of Building, the year-round retreat draws inspiration from traditional local barns while embracing a seamless indoor-outdoor connection. Captivating Guest Cottage Design Enhances the Senses with Steel Effect Folding Patio Doors The modern ADU design started with the site itself. Positioned between residential and commercial neighbors, the elongated property required a careful balance of privacy and openness. Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. A large sliding barn door adds a complementary feature to the courtyard-facing side, creating a dynamic opening that maintains uninterrupted views through the cottage to the meadow beyond. Steel effect folding patio doors surrounding the structure add a modern touch of transparency, and simulated divided lites allow the contemporary glass wall systems to harmonize with the traditional elements of the modern ADU design. “The goal was to fully open the living areas to the outdoors, framing views to the meadows and mountains,” says Cawse. “The positioning of the NanaWall systems frames the views and, when open, dissolves the boundary between inside and out.” Interior Design That Mirrors Nature’s Tranquility Inside, the design program features a simple layout with one bedroom, a full bath, a kitchenette, and a living area with a wood-burning stove. The interior, a collaboration between The Art of Building and the homeowners, is defined by an understated palette and tactile materials that reflect the natural setting. Color is introduced through the framed glass views on all sides of the structure. Reclaimed timber collar ties span the ceiling overhead, while stone surfaces and naturally patinated metal accents add quiet texture throughout. Custom hand-painted Delft tiles along the kitchen backsplash add personal detail, and terra cotta flooring in the bathroom brings warmth and old-world charm. Soaring ceilings and abundant daylight create a peaceful play of light and shadow, shifting subtly with the seasons and emphasizing the cottage’s connection to the natural landscape outside. Sleek Steel Effect Folding Patio Doors Elevate the Modern ADU Design Aesthetic Three customized steel effect folding patio doors define the living space, each aligned to respond to a different edge of the site. The largest, spanning nearly 20 feet wide and just under eight feet tall, opens directly onto the stone patio, allowing the main gathering area to extend fully into the landscape. Along the side of the living room, a smaller 10-foot-wide system introduces more light and ventilation, nearly creating an open corner condition if not for the structural post that supports the façade and roofline. At the rear, a fourth ten-foot-wide system features a French door swing panel configuration that opens toward the courtyard, strengthening the design connection to the main residence. All steel effect folding patio doors were specified with a low-maintenance, water-rated Performance Sill to safeguard against inclement weather while providing a seamless, barrier-free transition to the outdoor patio. Unique Customizations for Visual Appeal and a Steel Effect Each folding patio door system is configured to open outward, maximizing usable floor space in the compact interior and allowing furniture placement to remain uninterrupted. By stacking outward, the steel effect folding patio doors, specified in a SE Classic Bronze powder coat, ensure every inch of the cottage is optimized. Simulated divided lites create a consistent rhythm across windows and doors, maintaining alignment with the traditional barn-inspired exterior. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come!
