A family room that is 14’ wide and 15’ deep was designed for the rear of the home. An existing concrete patio and portion of an existing small sunroom was removed to make way for the new addition. Once that was completed the excavation and masonry began for a full basement. This area would serve as a shop for the owner as well as provide access to all the electrical components required for the sound system in the new room. The exterior finishes of both the lower and upper were vital in pulling the project together to create a seamless addition on the outside. On the second floor, Hardipanel siding was used with cedar boards to trim around the door and windows. Once again, it matches the style of a dormer that is on the front of the home. On the first level, the existing brick consists of multiple variations of color including red, cream, yellow and black. Some of the brick that was removed from the existing home was reused and reclaimed brick from other homes of that era was used to fulfill the amount needed. The end result is a historical renovation that blends seamlessly with the original home and gives the owner an area to entertain and show off to their friends.

Dated, purple-flowered wallpaper was sheet rocked over in the master bedroom and bathroom. A series of small closets were transformed into a laundry room, walk-in closet off the bathroom and separate toilet room. The bathroom itself was transformed from a fiberglass shower and formica counters into a room wrapped in Redwood, with two simple, square, porcelain white vessel sinks perched on a thick Redwood slab. Dornbracht faucets and pivot mirrors reflect the sense of quality consistent with the natural materials, and again, the cherry hardwood floors run continuously from the adjacent master bedroom.

Smart devices are so ubiquitous that the term “smart” is overused to the point that it is almost meaningless. Companies are eager to jump on the bandwagon and claim their products are “smart,” and consumers proudly claim they have a smart home because they have lighting control. Misconceptions about smart homes are prevalent and create confusion in the marketplace. This can have deleterious effects on businesses and underserve consumers. Here are seven of the most popular misconceptions about smart homes: 1. Apps are smart Apps are convenient and easy to use. Yes, it seems there’s an app for everything. People expect to be able to download an app and do just about anything. App developers and many companies do not disavow consumers of this myth. On the contrary, they promote this idea with carefully worded descriptions. The promise of having the world at your fingertips for $1.99 is very enticing. Although it sounds too good to be true, it is also too good to pass up for many people. This leads to undervaluing home control and disappointment when the apps don’t work, which undermines confidence in our industry. The fact is that apps are not smart. They do not control anything. They must connect to and communicate with a control system or cloud service that processes, prioritizes, and executes commands. That’s the real magic and what most people do not understand. 2. Smart devices work together With so many smart appliances and devices on the market today, it’s understandable that the average consumer might think that they actually communicate and work together. This is simply not the case. Smart devices are not that smart. They are designed and manufactured by different, often competing, companies. There are no national or industry standards governing these products. Even if they all operate using Wi-Fi® communications, that doesn’t mean they work together. Some companies promote a home control platform, which unites different devices from different companies – in theory. The platform is yet another third-party software totally dependent on other companies developing APIs and writing control modules for their hardware to run on that piece of software. The devices are not independently compatible. Also, when updates are made to either the hardware or the software, functionality may be affected for some period. That’s a nice way of saying the device or system won’t work and there’s no way of knowing for how long. 3. It’s a DIY project Which brings us to the next myth, which is that the average person can do it themselves. Unless you are a skilled professional, I would not advise taking on a smart home project. You want to make a light turn on and off with your Alexa® or Google Assistant™ virtual assistant software, go for it. A smart home takes much more planning and expertise. I have no problem changing a light bulb or hanging a light fixture in my dining room; however, I am not going to rewire my house. I may change the flush valve in my toilet, but I’m not going to replace the pipes in my house. You get it. Integrating devices and systems, establishing different zones, creating scenes, designing the UI with a balance between control, feedback, and simplicity – all takes experience and skill. 4. Need a programmer to make changes Early adopters may have experienced the pain of trying to make a simple change or update to their home control system. Years ago, if the cable provider changed the channel line-up, the homeowner would have to call the dealer or programmer to make an appointment for them to come out to the house to reprogram the system. The system wouldn’t work as expected until it was updated, which often took several days and beaucoup bucks. Not anymore. Technology has evolved so now it’s easy for system owners to change favorite channels, create scenes, rename buttons, update images, and more. While a professional is needed for the initial installation and setup, the system is easy to manage once it’s up and running. This makes life so much easier for both dealer and customer. 5. Tech becomes obsolete quickly Similar to updating the UI, updating firmware or hardware used to be a stressful process. A smart home should be intelligent enough to update itself. Apps don’t become obsolete. Updates are constantly pushed out from the cloud, making them better all the time. The same is true for a good smart home system. New features, functions, and device support gets added in the background consistently, so the system you installed (or purchased) yesterday gets better over time. Swapping out decorative elements, such as keypads, dimmers, and touch screens is also seamless. When a new device is added, all the settings are pulled down from the cloud and it just works. No system interruptions. No sunk costs. No imposing house calls. No surprise bills. 6. Lighting control saves energy and money Lighting control is one of the most popular smart systems, but it takes more than just one system to make a home smart. On the surface, it makes sense that if you dim the lights ten percent, then you save ten percent of energy costs. If the shades are raised during the day to take advantage of sunlight so the lights don’t need to be on (or at least not 100%), but that causes the room temperature to rise a few degrees, which triggers the air conditioner to run longer and more often, was energy usage (or cost) reduced? A smart home integrates all the various systems and technology to optimize comfort, convenience, safety, and sometimes energy. 7. Home technology is easy to hack Security is at the forefront of people’s minds these days. Personal identities are stolen; email accounts hacked; private photos publicized; and more. A smart home must outsmart those who don’t respect privacy. Crestron control systems adhere to the strictest security standards. The main idea was to create a space where we could showcase our specialties for the public’s viewing pleasure. We encourage visitors to stop by and interact with this grand display. Night time viewing is also encouraged as the entire feature is lit up in the evening. In the future we plan to incorporate additional features to this project. At some point we hope to add an outdoor kitchen area as well as a fire-place. Upon entering the property, first thing to catch your eye is a fairly large-scale water feature. The water feature consist of an ecosystem pond. The water starts to flow from a spillway bowl fountain. The spillway pours into the bog filter. The water then flows down various cascading waterfalls. The waterfalls and pond were constructed out of 2 different types of boulders. We did this to show various options available. There is a gigantic boulder fountain that is incorporated into the pond as well. There is a skimmer in the pond the show functionality. The pond then flows over a zero edge waterfall into a large basin. Atop the basin is 3 fountains. 2 bubbling urn fountains as well as fire bowl fountain. The patio area incorporates different styles and colors of pavers. Along with different styles of boarders. There is 2 seating walls on either side of the patio area. Each seating wall has a mixture of stone and brick veneer and topped with flagstone caps. There is a very unique shed next to the patio area. Surrounding the patio are we installed an outdoor audio system as well. This system cranks out some serious sound. Stop by and have a listen! The entire project area is outfitted with landscape lighting. We incorporated up-lights, wall lights, path lights, and a couple of spot lights. The entire water feature also has underwater lighting installed. Landscaping was installed around the project to finished it off. Rat Island, it's a 2.5-acre land mass off the coast of City Island in the Bronx. This eco-boutique resort is part of the greater Long Island Sound only 30 minutes away from Central Park. The project consists of a group of floating cabins / house-boats along the outer edge of the island.. Large windows offer water or inland views. The design intends the island to be carbon-neutral and sustainable. The island also includes a small marina with a 2-arm floating pier system for 12 boats and a potential arrival for the NYC water taxi. There is an old existing canal that cuts through the South side of the island which will be used for access of small boats and canoes arriving directly into the island and under the main building.

The clients enjoy entertaining guests in their home. They enjoy sports events, but don't necessarily enjoy the hustle 'n bustle of going to the stadium, finding a place to park, and in the case of football, freezing to death. They much prefer sharing the ambiance of their comfortable home, offering snacks and drinks from the bar, and enjoying a round of pool during intermissions and halftime, or watching halftime shows on a state-of-the-art home theater. These clients were so committed to this enterprise, they dedicated their 3,000 sq’ basement, except those areas already used for utility, storage, and mechanical needs, the renovation.To make sure the clients' every wish was met, a complete entertainment area was designed and constructed with ease of movement, lighting, and safety in mind. The area would include a home theater with totally wireless controls, a pool room, and a social area replete with a commercial-grade wet bar. The home theater consists of a screen within a custom cabinet system that also houses the complete audio-visual equipment center. Speakers are nestled in custom benches with the sound cones discretely hidden behind fabric panels. The motor for the panel that hides the screen when not in use is behind a similar fabric panel.The furniture style cabinet has Shaker style doors with walnut peg inlays and leaded glass panels. There are multiple lighting "scenes" for ambiance; low-voltage lighting inside the crown molding, and recessed can lights are discretely placed so that they can provide an extra level of illumination when required.The pool room was walled with a custom wainscot paneling with clear cherry stiles and rails finished with a clear satin lacquer. The panels are of Madagascar ebony with a light satin stain and a clear lacquer finish. A custom cue rack was constructed from clear cherry and backed with the Madagascar ebony panel.Drink rails were custom fabricated from cherry and custom crown molding was fabricated to match the rest of the house. The space is lit with a combination of recessed lights and a series of hidden lights behind crown molding for dramatic effect. The bar area is topped with a custom crown detail to contain the lighting. The bar is constructed in the same manner and fashion as the theater and pool rooms with Shaker style cabinetry with square walnut peg in the door corners and decorative leaded glass door fronts with more than enough front and back bar space to serve and enjoy drinks and snacks. Entry behind the bar is through custom, bi-directional butler doors. A custom bottle display and storage area takes up the bottom half of the bar's back wall. And, for the sake of convenience, a full size automatic dishwasher is installed under the bar for cleaning glasses and stemware. The bar is also tricked out with an espresso machine, its own flat screen TV and AmX video controller. The bar is lit with puck lights in the upper cabinets that illuminate downward through glass shelves, and low-voltage lighting is used behind the bottle display. The bar itself is lit by a series of earthen tone pendant lights.All three areas complement each other and are in total harmony with the remainder of the house. Moldings were matched, carpeting styles were chosen to complement rather than compromise, and muted, natural colors and textures were chosen that complement the surroundings. There is a seamless transition between the newer areas of the home and those already in everyday use. The entire area is a nebula of electrons operating servos, quietly opening and closing hidden switches, mysteriously dimming and brightening lights, and not only creating an alluring atmosphere, but one that is programmable, available at the touch of a finger to a heat sensitive screen, for an individual, or a group. At a single touch the lights in the theater and bar areas dim as the theater screen lowers into viewing position. Not only does the AMX controller open and close shades and window treatments to facilitate better viewing, but on an entirely different level it controls the very access to the property. It opens and closes entryways, external doors and gates as well.None of this magic came easily. Electrical circuits were at a premium. Over heating plagued the AV rack, and pesky rays of light seemed to creep in where and when they were least welcome. An exhaust fan was installed in the AV cabinet to dissipate the heat. New electrical outlets were scheduled and placed while others were moved. The bar area received custom wire chases hidden within the cabinetry. Exterior roll-a-way shutters, all controlled from the AMX controller, were installed and programmed as the answer to those pesky light rays.
