This Glen Ellyn homeowner came to us, frustrated with the layout and size of their current kitchen, looking for help generating ideas for how to maximize functionality within the constraints of the space. After visiting with them and seeing the home’s layout, I realized that looking at the bigger picture of how they used the entire first floor might bring us some dramatic solutions. We ended up flipping the kitchen and family room and taking down the wall separating the two creating one big open floor plan for the family to enjoy. There is still a visual separation between the rooms because of their different lengths and the overall space now relates nicely to the dining room which was also opened up to both rooms.
The new kitchen is an L-shaped space that is no longer cramped and small and is truly a cook’s dream. The fridge is on one end, a large cooktop and sink are located along the main perimeter and double ovens located at the end of the “L” complete the layout. Ample work surface along the perimeter and on the large island makes entertaining a breeze. An existing door to the patio remains, floods the room with light and provides easy access to the existing outdoor deck for entertaining and grilling.
White cabinetry with quartz countertops, Carrera marble backsplash tile and a contrasting gray island give the space a clean and modern feel. The gray pendant lights and stainless appliances bring a slight industrial feel to the space letting you know that some serious cooking will take place here.
Once we had their Dream Kitchen design completed, the homeowners decided to tackle another project at the same time. We made plans to create a master suite upstairs by combining two existing bedrooms into a larger bedroom, bathroom and walk-in closet. The existing spaces were not overly large so getting everything on the wish list into the design was a challenge. In the end, we came up with a design that works. The two bedrooms were adjoined, one wall moved back slightly to make for a slightly larger bedroom, and the remaining space was allotted to the new bathroom and a walk in closet.
The bathroom consists of a double vanity and a large shower with a barn door shower door. A skylight brings light into the space and helps make it feel larger and more open. The new walk-in closet is accessible through the bathroom, and we even managed to fit in a small entry vestibule that houses some additional storage and makes a nice transition from the hallway. A white vanity, Carrera tops and gray floor tile make for a serene space that feels just right for this home.

The clients are empty nesters in a bustling urban area, with a growing family, who visits often. We worked closely to achieve sophisticated spaces within the constraints of a community townhome. Their eclectic European design aesthetic was influential on the finish selections. The Kitchen is the centerpiece of the second-floor open floorplan. Optimizing the limited storage was imperative. Custom storage for the Kitchen and Pantry were taken to the ceiling, accessible with a ladder. A sophisticated and dramatic space within a bustling urban area. The kitchen is the centerpiece of the second floor of their townhome, which they wanted to make the focal point. With an open floorplan it was essential for each room to flow seamlessly from kitchen, to dining room, to living.

A vanishing edge pool and waterfall are focal points for a constraint-driven project governed by a wetlands and associated no-build zone, extensive rock outcrops, steep slopes, and a small, tough-to-access work area. A team of consultants was required in order to obtain variances and other approvals across multiple agencies and meetings. The end result is a beautiful outdoor living space that expresses the architecture and utility of the owner's home into a highwater garden for relaxation and enjoyment.

Located in the Avenues of the heart of Salt Lake City, this craftsman style home leaves us astounded. Upon demolition of the existing home, this custom home was built to showcase what exactly Lane Myers Construction could deliver on when we are given numerous constraints. With a floor plan designed to open up what would have been considered a confined space, attention to tiny details and the custom finishes were just the cusp of what we took the time to create

Designed within tight constraints of the site, this home is rooted to its surroundings and neighborhood with a low eave line and simple detailing. On the water side, the house drops off following the edges of rock outcroppings toward the inlet below, concluding at a stone patio overlooking the panoramic water views. The home's single room depth maximizes opportunities for viewing the outdoors while also concealing its true size and multiple levels.

Bright and airy dining space finished in a tropical style. The space features Twin Palms furnishings from Tommy Bahama Home. The glass table comes in multiple sizes to accommodate a variety of space constraints.

The home owners were particularly focused on the budget for this project, therefore, the designer, project manager and trades worked together to come up with creative solutions that would not compromise quality and allow for the best product to meet the clients wants, needs and desires.
Meeting space constraints in the kitchen / dining was also of key consideration. The space did not allow for the inclusion of a island so it was configured with a U-shape, which did not compromise storage space and allowed for bar height seating at the peninsula counter top. Additional storage was added in the dining area in the form of a built in hutch to match the kitchen cabinetry.

We needed a simple woodshed that fit the constraints of our driveway and matched the existing design of our garage. It needed to hold firewood and kindling on one side and securely house the most often-used power tools on the other, while keeping everything nice and dry. Photos taken before the lock went in on the tool side.
The shed measures 28" deep by 112" wide, has an open 2 x 4 floor with back-wall air vents to keep the air moving up and out. It's built from standard framing materials. The shed and garage have matching doors and cedar shake roof.
Project took two weekends for one person to complete (after the concrete pad was in).

The designers were forced by site constraints to place the front door substantially pointed at the side of the neighbor's property. Deed restrictions prohibited a conventional privacy fence, and a fortress-like barrier was undesirable. The designer only had a little space to fit both plantings and the new metal screening. They worked out a patchwork of interesting metal mesh and other metal panels, along with more conventional iron fence pales and stock wire, to visually tie the new metal screening to fences found elsewhere on the property.

In this small but quaint project, the owners wanted to build a new front entry vestibule to their existing 1920's home. Keeping in mind the period detailing, the owners requested a hand rendering of the proposed addition to help them visualize their new entry space. Due to existing lot constraints, the project required approval by the local Zoning Board of Appeals, which we assisted the homeowner in obtaining. The new addition, when completed, added the finishing touch to the homeowner's meticulous restoration efforts.

The Sun Air Executive Flight Center sets the standard in world class fixed base operators (FBOs). The high-tech design was inspired by the speed and technology of flight; sloping metal and glass walls, strut-supported canopies and curving rooftop equipment screens.
Remarkably, a fresh appearance was achieved despite the constraints of pre-engineered building technologies. The Flight Center has several executive amenities including a luxury terminal, modern pilot center, crew lounge, multimedia conference rooms, quiet rooms with showers, flight planning room, gourmet kitchen, office rentals, private garages, and repair facilities. Ample apron space, fueling facilities and vehicle parking are also included.
