It’s not just major restoration work we do at Tile Doctor, sometimes a simple clean and seal is all that is required and that was the case at this property in Evesham. This medieval market town lies within the Vale of Evesham and is encompassed by the River Avon. It is located between the larger towns of Worcester, Cheltenham and Stratford-upon-Avon. I was contacted by the owner and I arranged a visit to view their Victorian Hallway. The floor was in very good condition, but the previous sealer was now in-effective and the floor was dull and needed a good clean and seal. The colours were starting to fade, and it was due some attention. Sealers do wear off over time so if you have a similar floor to this it’s worth bearing that in mind. We discussed the work required and the cost involved, my quote was accepted, and the work scheduled. On arrival I set up my equipment and covered any areas of carpet to protect from splashing during cleaning. I then used Tile Doctor Remove and Go spraying the product onto the floor allowing it to dwell for 10 minutes thus breaking down any sealers. This product is a non-flammable, multi-purpose stripper which works best when left to soak in for some time before scrubbing. This product is also great for drawing out ingrained stains and removing heavy grease build up. The floor was then pasted with Tile Doctor Acid Gel which works to neutralise any alkaline salts in the tiles that can cause efflorescence later. This is a common issue with old floors which often do not have a damp proof membrane in place. I then went to work with my scrubbing machine and a black pad and worked the products into the tile. The resulting slurry was then rinsed off with water and removed with a wet vacuum. I then went over the floor with microfibres and water to remove any remaining marks before leaving it to dry off overnight and ready for sealing. I returned the following day and started by checking the floor was dry using a moisture meter. To seal the floor, I chose Tile Doctor Seal and Go Extra which is a fully breathable semi- gloss sealer which made a huge difference to the floor. Choosing a fully breathable sealer is important for floors that don’t have a damp proof membrane as you want to encourage any dampness to rise through the tile and not get trapped underneath where it might spread into the walls. The deep clean and new seal brought out the vibrant colours in the tiles which were now shining through enhances by the lovely sheen which customer was very pleased with. For aftercare I left the customer with a bottle of Tile Doctor Neutral Tile Cleaner which being concentrated goes a long way. Once diluted with water the product becomes completely pH neutral which unlike most household cleaners and washing up liquids which contain bleaches won’t prematurely degrade the sealer with use. Is it necessary to clean gas fireplace? It’s intuitive that the dark black buildup of combustion needs to be cleaned from a typical wood burning fireplace, but is it needed to clean a gas fireplace? It’s gas…right? Gas fireplaces do not have a visible buildup of combustion, but should be cleaned at least once a year to prevent serious problems with the fireplace. Gas vs. Wood Burning Fireplaces When thinking of the inside of a family home, we think about the most comfortable room: the living room or family room. This is where the family meets, watches movies, and plays board games during rainy days, evenings and family time. It usually has a lofty, cozy couch and a wood burning fireplace. Nothing’s more comforting than falling asleep to the dim light of the fireplace and faint smell of burning wood. Nowadays, we have a close alternative to this old fashioned comfort: the gas fireplace. Gas fireplaces don’t leave much creosote behind, however gas fireplaces should be cleaned once a year, per the CSIA, due to dust, pet hair, insects, and other debris that can build up and cause performance problems. Chimney sweep are primarily for firewall worthiness assurance, cleaning and obstruction free assurance. Gas fireplaces look similar to wood burning fireplaces, with a live flame. The logs inside the gas fireplace look real, but are not actually burning. Oftentimes, they are made of ceramic. A gas fireplace produces much less heat than a wood burning fireplace, but can retain more heat inside your home based on its type and configuration. Gas fireplaces can be low maintenance and energy friendly alternatives to a wood burning fireplace. Some Signs to Clean Gas Fireplace 1. Buildup: Although gas fireplaces do not produce as much visible flammable and hazardous buildup, it does produce some corrosive substances and flue gasses that may settle inside your home without you knowing. Burning natural gas leaves a residue that must be cleaned annually. Failing to clean the residue may cause health risks if left untouched. 2. Technical Issues: There may be technical problems that are not visible, such as issues with the burner. Gas fireplaces are usually built to last long term but it’s imperative to check if there are any unnoticed technical issues at least once a year. 3. Gas Leaks: Over time, valves and pipes turn weaker and become corroded. It’s important to inspect these valves, as a gas leak is extremely hazardous. A certified chimney specialist must inspect and determine any damage or future damage to prevent this serious problem. 4. Condensation: Due to the high temperatures in the flue, there’s a buildup of condensation when the fireplace vapors are cooled. Natural gas exhaust also contains a high content of water vapor in emissions. The condensation reacts with byproducts and is acidic and corrosive, and must be cleaned at least once a year to not pose a potential health hazard. It’s just as important to clean a gas fireplace at least once a year to prevent long term issues that could pose health risks if not cared for. This Edina, MN project started when the client’s contacted me about their desire to create a family friendly entertaining space as well as a great place to entertain friends. The site amenities that were incorporated into the landscape design-build include a swimming pool, hot tub, outdoor dining space with grill/kitchen/bar combo, a mortared stone wood burning fireplace, and a pool house. The house was built in 2015 and the rear yard was left essentially as a clean slate. Existing construction consisted of a covered screen porch with screens opening out to another covered space. Both were built with the floor constructed of composite decking (low lying deck, one step off to grade). The deck also wrapped over to doorways out of the kitchenette & dining room. This open amount of deck space allowed us to reconsider the furnishings for dining and how we could incorporate the bar and outdoor kitchen. We incorporated a self-contained spa within the deck to keep it closer to the house for winter use. It is surrounded by a raised masonry seating wall for “hiding” the spa and comfort for access. The deck was dis-assembled as needed to accommodate the masonry for the spa surround, bar, outdoor kitchen & re-built for a finished look as it attached back to the masonry. The layout of the 20’x48’ swimming pool was determined in order to accommodate the custom pool house & rear/side yard setbacks. The client wanted to create ample space for chaise loungers & umbrellas as well as a nice seating space for the custom wood burning fireplace. Raised masonry walls are used to define these areas and give a sense of space. The pool house is constructed in line with the swimming pool on the deep/far end. The swimming pool was installed with a concrete subdeck to allow for a custom stone coping on the pool edge. The patio material and coping are made out of 24”x36” Ardeo Limestone. 12”x24” Ardeo Limestone is used as veneer for the masonry items. The fireplace is a main focal point, so we decided to use a different veneer than the other masonry areas so it could stand out a bit more. The clients have been enjoying all of the new additions to their dreamy coastal backyard. All of the elements flow together nicely and entertaining family and friends couldn’t be easier in this beautifully remodeled space.

The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. THE REVEAL From what was once a dilapidated town-home with nothing but potential, to a glamorous and luxurious modern interior space – the prohibition house was complete. When homeowners Garry and Sherry bought their 1799 farmhouse in Lancaster, they prepared themselves for many years of renovation: 28 years, to be exact. They gradually tackled inside projects like the master bath, basement, a recent kitchen remodel and even an office-turned-Irish pub. During one painfully hot summer, they installed a pool that became their go-to for summer entertainment and parties. Now, Garry and Sherry’s four children have grown and the couple has found free time in not devoting their days to hockey, volleyball and softball games. So several years ago, they decided to take on the outdoor space. The couple contacted Bobby Kenyon and Adrian Kapp of C.E. Pontz (www.cepontzsons.com) to create a design that would blend with the rustic look of their farmhouse. They hoped to increase the amount of entertaining space by enlarging the patio area and adding a pavilion and outdoor kitchen. Another must-have was a covered area that could ensure the party would not end even if the weather would not cooperate. After brainstorming with Bobby and Adrian, they decided to include a gas fireplace, an outdoor television in the pavilion, and a Kegerator in the kitchen. For the outdoor overhaul, C.E. Pontz began by adding two separate patios of flagstone and natural stone that combine to a total area of 1,100 square feet. They laid large stone slabs to create a walkway connecting the kitchen and living area. For sunny days, C.E. Pontz installed an outdoor kitchen complete with granite countertops, sink, gas burner, grill and storage area. A pergola above the grill offers shade to whomever is tending the tongs that night. Sherry said that having an outdoor kitchen has made entertaining a time for sharing and enjoying food rather than preparing and serving it. When their indoor kitchen was being remodeled last summer, the family prepared nearly all of their meals outdoors, from eggs at breakfast to pasta at dinner. And they still love the summer staple of anything with grill marks. Because the perfect addition to charred meats and veggies is usually a cold draft, C.E. Pontz completed the kitchen with a Kegerator, placed conveniently in arm’s reach of the guest seating. Across the walkway and above the adjoining stone patio, C.E. Pontz built a 16- by 20-foot pavilion, or, essentially, a living room under the trees. A fan hanging from the vaulted ceiling keeps guests cool while they lounge in plush wicker chairs, watching television. Sherry and Garry furnished the space with dark wicker seating from Wicker Imports in Lancaster (www.wickerimportsonline.com). They added pillows and cushions in earth-toned patterns for extra comfort and color. To keep the space alive after the sun sets, they decorated with lots of candles as well as copper lighting that Garry, having an electrical background, installed himself. Plus, C.E. Pontz constructed a gas-fed stone fireplace just outside the pavilion that illuminates the living area and provides a cozy warmth in colder months. Garry, who has a green thumb according to his wife, sets out 18 to 20 large planters around the pool and patio in the summer. These complement the roses, nandina and various grasses that C.E. Pontz used to landscape around the patios.
