Design ideas for a mid-century modern landscaping in Los Angeles.

Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. This bathroom has matte black tiles and large format porcelain tiles and herringbone pattern wall tile. It is a study in blackened white. This is an aging in place bathroom.

This custom vanity is a custom colored maple soft-close beauty. This bathroom went from crowded and out-dated to spacious and functional.

This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. Mathew and his team at Cummings Architects have a knack for being able to see the perfect vision for a property. They specialize in identifying a building’s missing elements and crafting designs that simultaneously encompass the large scale, master plan and the myriad details that make a home special. For this Winchester home, the vision included a variety of complementary projects that all came together into a single architectural composition. Starting with the exterior, the single-lane driveway was extended and a new carriage garage that was designed to blend with the overall context of the existing home. In addition to covered parking, this building also provides valuable new storage areas accessible via large, double doors that lead into a connected work area. For the interior of the house, new moldings on bay windows, window seats, and two paneled fireplaces with mantles dress up previously nondescript rooms. The family room was extended to the rear of the house and opened up with the addition of generously sized, wall-to-wall windows that served to brighten the space and blur the boundary between interior and exterior. The family room, with its intimate sitting area, cozy fireplace, and charming breakfast table (the best spot to enjoy a sunlit start to the day) has become one of the family’s favorite rooms, offering comfort and light throughout the day. In the kitchen, the layout was simplified and changes were made to allow more light into the rear of the home via a connected deck with elongated steps that lead to the yard and a blue-stone patio that’s perfect for entertaining smaller, more intimate groups. From driveway to family room and back out into the yard, each detail in this beautiful design complements all the other concepts and details so that the entire plan comes together into a unified vision for a spectacular home. Here is a far shot of the beam screens and context photo for them. The various levels are more evident as you walk through the garden and pan through these garden photos. One difficult spot was keeping the back hot tub walls from getting too tall but being able to form a vault for the hot tub beneath the deck. I was excited about my design for the floating steps up from the hot tub, to serve as lounge bench seating with the back of the BBQ plinth acting as privacy as well as the back of the bench and steps. The planters add green and another seating perch and deal with the grading levels I mentioned in other photos.

This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River. The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes. The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes. The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front. The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. Placed within an idyllic beach community, this modern family home is filled with both playful and functional spaces. Natural light reflects throughout and oversized openings allow for movement to the outdoor spaces. Custom millwork completes the kitchen with concealed appliances, and creates a space well suited for entertaining. Accents of concrete add strength and architectural context to the spaces. Livable finishes of white oak and quartz are simple and hardworking. High ceilings in the bedroom level allowed for creativity in children’s spaces, and the addition of colour brings in that sense of playfulness. Art pieces reflect the owner’s time spent abroad, and exude their love of life – which is fitting in a place where the only boundaries to roam are the ocean and railways.
