Sitting in one of Capital Hill’s beautiful neighborhoods, the exterior of this residence portrays a bungalow style home as from the Arts and Craft era. By adding a large dormer to east side of the house, the street appeal was maintained which allowed for a large master suite to be added to the second floor. As a result, the two guest bedrooms and bathroom were relocated to give to master suite the space it needs. Although much renovation was done to the Federalist interior, the original charm was kept by continuing the formal molding and other architectural details throughout the house. In addition to opening up the stair to the entry and floor above, the sense of gained space was furthered by opening up the kitchen to the dining room and remodeling the space to provide updated finishes and appliances as well as custom cabinetry and a hutch. The main level also features an added powder room with a beautiful black walnut vanity.

Bilotta Senior Designer, Thomas Vecchio, and Patrick J. Hamilton of Patrick James Hamilton Designs, partnered on this Manhattan upper east side kitchen renovation. This nondescript ‘60’s co-op and galley kitchen were reimagined into a pre-war era gem by adding architectural details: paneling, coffers, and moldings. Widening the opening created an open vista. Upper panes of glass on the Bilotta Collection wall cabinets echo the apartment’s transoms and unite the two sections that are interrupted by the paneled structural column. To compensate for the shorter wall, storage is optimized with plentiful pullouts, dividers, and specialized organizers. The “dead end” under the window was eliminated by continuing cabinetry and countertop materials around the room. Countertop wall cabinets create a hutch in full view of the dining room. With dark gray paint, corner posts and furniture base molding, the peninsula reads like an island and bridges the two areas. Quartz countertops sport “lightning bolt” veins for pattern. Sophisticated on- trend brushed brass was employed on the cabinet pulls and knobs, faucet, sconces, and pendants. A gamechanger was extending the footprint of the kitchen into the hallway with two tall cabinets. One is allocated for cleaning supplies, bulk items, recycling, and the vacuum. The other conceals a built-in wine rack; glassware and bar items; a docking drawer for charging devices; and a Penda-flex rack for files. An absolutely stunning metamorphosis. Alison & Eric have been my clients for almost 5 years. We began working together , shortly after they purchased their home. About a year later, when Alison was pregnant with their first child they reached out to me to design the nursery & transform the garage into an office/ lounge. Later we did a total makeover in their living room, and recently I completed the nursery for their newest addition the the family. For me, as a designer with a great passion for the home, I absolutely love to be able to build long term relationships with the people I work with. This family’s intention was clear – to create a well-functioning home for their busy family that will continue to be just as well-functioning in the future. With a wish list that included open kitchen and dining spaces, a guest bedroom, and a fresh, modernized master suite, this renovation left the owners delighted. The shifting of the kitchen created a mudroom area resulting in a happy landing space for the family returning from activities. The new mudroom casts a warm glow with an ample black walnut-topped bench. Handsfree entering the kitchen, the large island and coffered ceiling well defines this space. The cook’s Lacanche Saulieu black enamel range is a show-stopper, topped off with a uniquely custom maple hood. A pleasant hideaway, the Benjamin Moore wrought iron painted cabinetry and shelving in the butler’s pantry is both practical and pretty with a quick peek out to the backyard. The upstairs bedrooms and bathrooms were reenergized with new tile, fixtures, and updated a/v. A Newburyport Blue vanity makes for a cheery children’s bath. A more sophisticated black satin vanity in the master bath compliments the basketweave tile rug created in cool and classy Walker Zanger stone tile. Lit from above, the frameless medicine cabinet mirrors’ simplicity let the gunmetal faucets ‘shine’. Down the hall, the family laundry room’s charming tile and easy function gives hope that every family member will chip in with the chores.

Beauty meets practicality in this Florida Contemporary on a Boca golf course. The indoor – outdoor connection is established by running easy care wood-look porcelain tiles from the patio to all the public rooms. The clean-lined slab door has a narrow-raised perimeter trim, while a combination of rift-cut white oak and “Super White” balances earthy with bright. Appliances are paneled for continuity. Dramatic LED lighting illuminates the toe kicks and the island overhang. Instead of engineered quartz, these countertops are engineered marble: “Unique Statuario” by Compac. The same material is cleverly used for carved island panels that resemble cabinet doors. White marble chevron mosaics lend texture and depth to the backsplash. The showstopper is the divider between the secondary sink and living room. Fashioned from brushed gold square metal stock, its grid-and-rectangle motif references the home’s entry door. Wavy glass obstructs kitchen mess, yet still admits light. Brushed gold straps on the white hood tie in with the divider. Gold hardware, faucets and globe pendants add glamour. In the pantry, kitchen cabinetry is repeated, but here in all white with Caesarstone countertops. Flooring is laid diagonally. Matching panels front the wine refrigerator. Cedar Cove Modern benefits from its integration into the landscape. The house is set back from Lake Webster to preserve an existing stand of broadleaf trees that filter the low western sun that sets over the lake. Its split-level design follows the gentle grade of the surrounding slope. The L-shape of the house forms a protected garden entryway in the area of the house facing away from the lake while a two-story stone wall marks the entry and continues through the width of the house, leading the eye to a rear terrace. This terrace has a spectacular view aided by the structure’s smart positioning in relationship to Lake Webster. The interior spaces are also organized to prioritize views of the lake. The living room looks out over the stone terrace at the rear of the house. The bisecting stone wall forms the fireplace in the living room and visually separates the two-story bedroom wing from the active spaces of the house. The screen porch, a staple of our modern house designs, flanks the terrace. Viewed from the lake, the house accentuates the contours of the land, while the clerestory window above the living room emits a soft glow through the canopy of preserved trees.

This oceanside contemporary condominium is a sophisticated space that evokes relaxation. Using the bright blue and easy feel of the ocean as both an inspiration and a backdrop, soft rich fabrics in beach tones were used to maintain the peacefulness of the coastal surroundings. With soft hues of blue and simple lush design elements, this living space is a wonderful blend of coastal calmness and contemporary style. Textured wall papers were used to enrich bathrooms with no ocean view to create continuity of the stunning natural setting of the Palm Beach oceanfront. Robert Brantley Photography
