Like many California ranch homes built in the 1950s, this original master bathroom was not really a "master bath." My clients, who only three years ago purchased the home from the family of the original owner, were saddled with a small, dysfunctional space. Chief among the dysfunctions: a vanity only 30" high, and an inconveniently placed window that forced the too-low vanity mirror to reflect only the waist and partial torso--not the face--of anyone standing in front of it. They wanted not only a more spacious bathroom but a bedroom as well, so we worked in tandem with an architect and contractor to come up with a fantastic new space: a true Master Suite. In order to refine a design concept for the soon-to-be larger space, and thereby narrow down material choices, my clients and I had a brainstorming session: we spoke of an elegant Old World/ European bedroom and bathroom, a luxurious bath that would reference a Roman spa, and finally the idea of a Hammam was brought into the mix. We blended these ideas together in oil-rubbed bronze fixtures, and a tiny tile mosaic in beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece. The new generously sized bathroom boasts a jetted soaking tub, a very large walk-in shower, a double-sided fireplace (facing the tub on the bath side), and a luxurious 8' long vanity with double sinks and a storage tower. The vanity wall is covered with a mosaic vine pattern in a beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece,. The custom Larson Juhl framed mirrors are flanked by gorgeous hand-wrought scones from Hubbardton Forge which echo the vine and leaf pattern in the mosaic. And the vanity itself features an LED strip in the toe-kick which allows one to see in the middle of the night without having to turn on a shockingly bright overhead fixture. At the other end of the master bath, a luxurious jetted tub nestles by a fireplace in the bay window area. Views of my clients' garden can be seen while soaking in bubbles. The over-sized walk-in shower features a paneled wainscoting effect which I designed in Crema Marfil marble. The vine mosaic continues in the shower, topped by green onyx squares. A rainshower head and a hand-held spray on a bar provides showering options. The shower floor slopes gently in one direction toward a hidden linear drain; this allows the floor to be read as a continuation of the main space, without being interrupted by a center drain. Inspiration for an eclectic living room remodel in New York

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. With an eye toward accessibility, this bathroom is designed to ease the everyday routines of a homeowner who often uses a wheelchair. Universal design strategies guided the project structurally with ADA-compatible elements incorporated throughout. One side of the vanity is set lower and left intentionally open underneath to accommodate the wheelchair when needed. Visually, the project shines just as bright with white shaker-style cabinetry balanced by warm tones found elsewhere. Oversized warm gray porcelain wall tile partners beautifully with a diminutive square tile on the shower floor, while brushed nickel hardware and quartz countertops complete a timeless, classic appeal. We gave this rather dated farmhouse some dramatic upgrades that brought together the feminine with the masculine, combining rustic wood with softer elements. In terms of style her tastes leaned toward traditional and elegant and his toward the rustic and outdoorsy. The result was the perfect fit for this family of 4 plus 2 dogs and their very special farmhouse in Ipswich, MA. Character details create a visual statement, showcasing the melding of both rustic and traditional elements without too much formality. The new master suite is one of the most potent examples of the blending of styles. The bath, with white carrara honed marble countertops and backsplash, beaded wainscoting, matching pale green vanities with make-up table offset by the black center cabinet expand function of the space exquisitely while the salvaged rustic beams create an eye-catching contrast that picks up on the earthy tones of the wood. The luxurious walk-in shower drenched in white carrara floor and wall tile replaced the obsolete Jacuzzi tub. Wardrobe care and organization is a joy in the massive walk-in closet complete with custom gliding library ladder to access the additional storage above. The space serves double duty as a peaceful laundry room complete with roll-out ironing center. The cozy reading nook now graces the bay-window-with-a-view and storage abounds with a surplus of built-ins including bookcases and in-home entertainment center. You can’t help but feel pampered the moment you step into this ensuite. The pantry, with its painted barn door, slate floor, custom shelving and black walnut countertop provide much needed storage designed to fit the family’s needs precisely, including a pull out bin for dog food. During this phase of the project, the powder room was relocated and treated to a reclaimed wood vanity with reclaimed white oak countertop along with custom vessel soapstone sink and wide board paneling. Design elements effectively married rustic and traditional styles and the home now has the character to match the country setting and the improved layout and storage the family so desperately needed. Wide sweeping windows up to 13’ and full-lite doors were installed throughout the home preserving the unobstructed views from the home. Additionally, four 12’ wide Lift and Slide doors were installed in the living room and dining room. Increased natural light, fewer framing members, and the ability to open the door wide for indoor/outdoor living are just a few of the benefits of such large sliding doors. The rear of the home takes full advantage of the expansive marine landscape with full height windows and doors. Glo A5h and A5s Series were selected with concealed hinges. The Glo A5h, hidden sash, ensures that operational windows share the same profile thickness as fixed units. A uniform and cohesive look adds simplicity to the overall aesthetic, supporting the minimalist design. The A5s is Glo’s slimmest profile, allowing for more glass, less frame, and wider sight lines. The concealed hinge creates a clean interior look while also providing a more energy efficient air-tight window. The increased performance is also seen in the triple pane glazing used in both series. The windows and doors alike provide a larger continuous thermal break, multiple air seals, high performance spacers, low-e glass, and argon filled glazing, with U-values as low as 0.20. Energy efficiency and effortless minimalism creates a breathtaking Scandinavian-style remodel.

Who wouldn't fall in love with the Water Street building, and the elegant industrial vibe? The light that floods in through the floor-to-ceiling windows makes this a perfect spot to entertain and host friends from California or adult kids who visit. The location can't be beat--these clients ride their bikes to meet friends for lunch or a tour through the Hirschhorn. We knocked down a wall to open the kitchen, and added modern furnishings punctuated by splashes of deep orangey-red. High contrast and lots of rich textures can be found throughout this urban loft. This gorgeous beach condo sits on the banks of the Pacific ocean in Solana Beach, CA. The previous design was dark, heavy and out of scale for the square footage of the space. We removed an outdated bulit in, a column that was not supporting and all the detailed trim work. We replaced it with white kitchen cabinets, continuous vinyl plank flooring and clean lines throughout. The entry was created by pulling the lower portion of the bookcases out past the wall to create a foyer. The shelves are open to both sides so the immediate view of the ocean is not obstructed. New patio sliders now open in the center to continue the view. The shiplap ceiling was updated with a fresh coat of paint and smaller LED can lights. The bookcases are the inspiration color for the entire design. Sea glass green, the color of the ocean, is sprinkled throughout the home. The fireplace is now a sleek contemporary feel with a tile surround. The mantel is made from old barn wood. A very special slab of quartzite was used for the bookcase counter, dining room serving ledge and a shelf in the laundry room. The kitchen is now white and bright with glass tile that reflects the colors of the water. The hood and floating shelves have a weathered finish to reflect drift wood. The laundry room received a face lift starting with new moldings on the door, fresh paint, a rustic cabinet and a stone shelf. The guest bathroom has new white tile with a beachy mosaic design and a fresh coat of paint on the vanity. New hardware, sinks, faucets, mirrors and lights finish off the design. The master bathroom used to be open to the bedroom. We added a wall with a barn door for privacy. The shower has been opened up with a beautiful pebble tile water fall. The pebbles are repeated on the vanity with a natural edge finish. The vanity received a fresh paint job, new hardware, faucets, sinks, mirrors and lights. The guest bedroom has a custom double bunk with reading lamps for the kiddos. This space now reflects the community it is in, and we have brought the beach inside.
