I was hired by my previous employer, Corvallis Custom Kitchens and Baths to assist these homeowners with all of the materials, fixtures and finish choices to complete this master bathroom remodel. Brian Egan, owner and designer at CCKB in Sept 2017, since retired), designed this aging-in-place, accessible shower (previously a shower and separate soaker tub) for the clients who reside in an over 55 community here in Corvallis. Large format 12x24 unpolished Crossville Kosmos Moonstruck tile was chosen for the bathroom floor and the shower walls to minimize grout lines. For the shower floor/pan small 1x1 DalTile Keystones Marble color tile was used to aid in making the floor feel extra slip resistant as the Keystones tiles do not have grittier feeling surface than porcelain tile. For safety and a non-industrial look, Moen Align chrome designer grab bars were installed in the shower and toilet room. The handshower and rainshower head system by Grohe beautifully combines the 2 systems in one unit called Retrofit 160. To allow the homeowners to turn the shower on and warm up without them having to step in the direct spray of the shower head, the controls were placed under the window near the shower entry. This would also allow a helper to assist anyone using the shower in the future should the need arise. A linear drain was installed to pull water away from the zero threshold shower entry. Installing a linear shower drain allows for a no threshold shower which can allow for the shower to be accessible with a walker or roll-in with a wheelchair as the shower was designed almost 40" wide. The homeowners were thrilled with the transformation of their bathroom. The design and material choices fit their tastes and needs perfectly. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. Not everyone would see the hidden beauty in the Yonkers property destined for the wrecking ball in 2000. But one family took the serious fixer-upper under their wing. Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey. The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion. By cleverly hemming the bluestone with period brick that echoes the building material for the house for continuity, the result is a smart and sophisticated finish to a promenade that constantly draws the family and their pets outdoors. Brick was also used to rebuild the walled gardens for the much-needed privacy in a close-knit Yonkers community. And a graceful wrought iron gate enhances the arrival experience. But walls and gates were not the only element to screen and reveal views—plant selection was critical. Few landscapers would go the extra mile to find period perfect plants for a 19th Century restoration, but Robert Welsch saw the importance of authenticity in creating the mood. He repeated large trees—such as an exquisite London plane tree in the front yard—to balance the expression in the back. Recognizing the need for immediate stature, he selected a weeping willow to gain instant volume, giving the landscape a sense of deep roots. A weeping Camperdown elm adds sophisticated drama to the walled stroll gardens. Hydrangeas were incorporated for their billowy stature, easy maintenance, and long blooming season. Similarly, all the plants in residence play their part in the display that goes beyond the usual spring fling to extend throughout the growing season—offering visual interest even when they are not performing. From spring bulbs to autumn perennials, there is never a dull moment. Meanwhile, every step along the way was a collaboration working hand-in-hand with the homeowner and the city to make certain that the historic landmark status of the property was upheld and honored. The result goes beyond a landscape that is just old faithful. It adds life to the picture, creating a jewel-like setting for the newly proud house. In a word, it is sublime. By planting wisely and using sustainable elements, the restored house and its surroundings are ready for the next generation and beyond. Amber works from home and was sacrificing a dining room for her home office. By utilizing the double wide closet space in her guest bedroom, she now walks into her home without the reminder of work, and can have guests over for a meal in her dining room (dining room reveal coming soon). The walls were freshly painted Sea Salt by Sherwin Williams. This gives the room a fresh, clean look and also adds contrast to the beige carpet. Amber had her homework assignments cut out for her as she had to do some major purging in her throw all guest room. Once she started letting go, she was on a roll and continually surprised me as she cleaned out closets throughout the house. One dresser was filled with cds, dvds, books, albums, scrap-booking materials; items taking up precious real estate in her life that she didn't even know were there. There really wasn't a storage problem after-all, she was just holding on to a collection of things that no longer served her. Each time I would visit, and her space would become more open, I could see the weight lifting off her and her self love building. Amber had a recent breakup with her boyfriend and this makeover helped her not only focus on making a home sanctuary for herself, but helped her let go of the pains of the past and focus on the exciting future ahead. At one point when we were moving sofas in the living room (which we will also reveal soon), we found an ex's flip-flop. We were figuratively and literally sweeping away the past. Editing your home and your life makes room for your future; for new people and things. We are so happy to finally reveal the room to you! We can't wait to unveil the rest of Amber's home, once we complete the finishing touches. Challenges: Amber's home was filled with mix-matched furniture from family and college. She had no idea what her decorating style was. After shopping together and exchanging somepinterest boards, I was finally able to get a sense of what she loves. I had to work on a tight budget, which meant really digging out the creativity and utilizing other items in the home. I transformed a table from the discard pile into this faux marble bedside table (click web link for more details). Amber's dad was able to help with the desk materials and building to cut costs. We wanted to save the closet doors in the event she sold her home or no longer needed an office someday. There wasn't any extra space to store these closet doors, so I used them as a headboard. The only items purchased were: Curtains, Curtain Rod, Bedspread Set, Throw Pillows, 2 Lamps and Paint. Those power cords in the closet were unsightly and we didn't have the patience to wait to drill a hole under the desk (Another task for Amber's dad). Solution: I found a large frame and extra fabric and made a quick pin board. I used the same fabric to cover the harsh black mouse pad.

Crumbling walls, overgrown maples (indeed, saplings were busting through the brick walls), and deer living in the basement was the state of affairs when Westover Landscape Design initially arrived on the scene. A year of intensive, meticulous, thoughtful renovation by the homeowner followed while the house was brought up to speed. When the last construction machine finally rumbled out, that’s when Robert Welsch and his crew began their odyssey. The goal was to honor the newly restored relic and deliver it into the future with fitting surroundings. “We wanted to bring that treasure back to life,” Robert Welsch explains. Working closely with the homeowner as well as the city of Yonkers to guide the restoration, their first feat was to install a proper drainage system with catchments capable of keeping storm water from the massive roof flowing away. Before anything was visible on the surface, extensive work was accomplished underground. Meanwhile, a plan was drafted to honor the era of the house. Westover chose bluestone as the primary path material for its easy maintenance and simplicity when laying the swank configuration of pathways around the house and outward to an entertaining pavilion.
