The house was built in the early nineties and came with a lowered ceiling in the kitchen which made the space feel small for the size of the house. We worked with the homeowner to plan some changes and come to a new design. The 7 ft. tall lowered ceiling was removed as well as a portion wall between the kitchen and dining room to create a more spacious and open feel. We reconfigured the kitchen cabinet layout to maximize storage and update the feel of the kitchen. The crown molding original to the house was continued from the dining room and run through the kitchen and dining room to create some continuity between the rooms and an elevated element to the cabinets.
Taj Mahal Quartzite countertops were chosen to compliment the Swiss Coffee off-white wall paint. The moldings and upper cabinets were also painted with Swiss Coffee color of paint furthering continuity in the space.
A fully ducted ventilation hood was added to above a new professional size gas range.

A modern home with traditional forms and straightforward detailing combines painted brick, lap siding and antique wood structural elements to create a one-of-a-kind home on a 2.4 acre relatively flat lot. A circular drive partially screened by low brick walls and strategically placed landscaping brings you onto the site where one can make a stop at the porte-cochère drop off on their way to the garage or continue to a welcoming front porch. This 2-story home has 5 bedrooms and 5 ½ baths with 6,125 sq. ft. of conditioned spaces and a total of 9,731 sq. ft. under roof.
As you enter an intimate sized foyer, there’s a dining room to the right that opens to the kitchen and features a large picture window facing the front yard with a ceiling with white oak beams. Straight ahead you’re led to a living room that features a pre-cast stone fireplace mantle and painted coffered ceilings. It is part of a great room with a kitchen and large island that continues with white oak accents in some of the cabinetry. Pairs of arched openings and a pocket door flank each end of the room leading to a scullery kitchen on one end and to guest bedroom and master bedroom suites on the other.
The outdoor cooking and living areas are conveniently located thru French doors right off the great room and a game room that is part of the house that extends into the back yard providing great access and views to a pool and a basketball sport court. An outdoor fireplace adds a cozy touch to a seating area that is next to the outdoor cooking and dining area.
The master bedroom suite is positioned to take advantage of views to the backyard and also has access to a back porch. Easy access is provided to a well-appointed master bath that leads to his and her closets. Upstairs there are 3 more bedrooms with ensuite bathrooms and walk-in closets. An office is also provided which is positioned above the dining room below so that it shares the continuation of the large picture window idea that affords beautiful views of the front yard and a lake across the street. A small common area located off the stair landing provides a place for the kids to hang out.

Continuing the theme of the lakefront, we continued the earth tones throughout the home into a cozy living space which is great for entertaining! We also continued the blue cabinetry from the home bar and floating shelves to stain to match the rest of the doors throughout the home.

This sleek contemporary staircase features robust natural wood newels supporting jet-black horizontal metal rods that create clean, unobstructed sightlines. A continuous modern handrail flows seamlessly across multiple levels, while stained treads are custom-matched to the home's hardwood flooring for visual continuity throughout the space.
The dark treads complement the metal rods, while the white risers create defining contrast. The combination of railing and steps creates an appealing balance between strength and openness, transforming the staircase into a focal point that anchors the entry without overwhelming it.

The stone accent wall behind the staircase starts at the Lower level and continues up to the 2nd floor ceiling. Stone wall finishes continue down the hallway with timber door trims and jambs. The staircase railings like the Balcony and Catwalk railings above are comprised of Custom Steel Railing Sections and Brackets with Fir Top Rails. Carpeted Treads and Risers, Fir Timber Skirt Boards and Hickory Flooring at the underside of the stair flights and landings round out the Staircase finishes.

Our homeowners wanted a master bathroom remodel that would allow them to continue to age in place. They had no intention of leaving their Hermosa Beach bungalow. Aging in place was a central focus of the design. Starting with the wall mounted toilet which was selected for ease of cleaning. The double walk in shower features grab bars and glass hinged doors. Unique to this double shower is that each homeowner selected their preferred shower head and valve to be used; They are not even the same brands! This was one of the ways that the remodel was personalized to the homeowners to meet each of their needs. Since there was no room for a swinging door a barn door ended up to be a stylish resolution. Frosted glass gives the homeowners some privacy but still allows for light. They wanted cabinetry with a rustic feel. The finished project offers the homeowners a shaker style door which slides open. We also included a stacked linen closet for additional storage. The bathroom features marble wainscoting which continues into the shower. The border tile, in a simple stacked stone, continues onto the backsplash to tie the whole room together.

The Inverness Bathroom remodel had these goals: to complete the work while allowing the owner to continue to use their workshop below the project's construction, to provide a high-end quality product that was low-maintenance to the owners, to allow for future accessibility, more natural light and to better meet the daily needs of both the husband's and wife's lifestyles.
The first challenge was providing the required structural support to continue to clear span the two cargarage below which housed a workshop. The sheetrock removal, framing and sheetrock repairs and painting were completed first so the owner could continue to use his workshop, as requested. The HVAC supply line was originally an 8" duct that barely fit in the roof triangle between the ridge pole and ceiling. In order to provide the required air flow to additional supply vents in ceiling, a triangular duct was fabricated allowing us to use every square inch of available space. Since every exterior wall in the space adjoined a sloped ceiling, we installed ventilation baffles between each rafter and installed spray foam insulation. This project more than doubled the square footage of usable space. The new area houses a spaciousshower, large bathtub and dressing area. The addition of a window provides natural light. Instead of a small double vanity, they now have a his-and-hers vanity area. We wanted to provide a practical and comfortable space for the wife to get ready for her day and were able to incorporate a sit down make up station for her. The honed white marble looking tile is not only low maintenance but creates a clean bright spa appearance. The custom color vanities and built in linen press provide the perfect contrast of boldness to create the WOW factor. The sloped ceilings allowed us to maximize the amount of usable space plus provided the opportunity for the built in linen press with drawers at the bottom for additional storage. We were also able to combine two closets and add built in shelves for her. This created a dream space for our client that craved organization and functionality. A separate closet on opposite side of entrance provided suitable and comfortable closet space for him. In the end, these clients now have a large, bright and inviting master bath that will allow for complete accessibility in the future.
