Our client’s charming cottage was no longer meeting the needs of their family. We needed to give them more space but not lose the quaint characteristics that make this little historic home so unique. So we didn’t go up, and we didn’t go wide, instead we took this master suite addition straight out into the backyard and maintained 100% of the original historic façade. Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

Head To Head Negotiations Gets Results For Happy Sellers: When I was introduced to Steven Hill, I knew from the minute we met “this was the guy” to represent me. Steven has a very calm, soft approach to his dealing with people, unlike the ego driven who spout their credentials to impress. He listens to understand what the client wants rather than telling them what he wants. Sotheby’s brochures blow everyone else out of the water. A piece of paper, with black and white photos, gets lost in the bottom of a purse, or garbage bin, but a Sotheby’s brochure is a piece of art. Steven’s photographer created fabulous photos that took my breath away when the brochure arrived. My house looked beyond amazing yet true to the property. This alone sets Sotheby’s far above the rest by doing more than photocopying a sheet of paper to leave an impression. Very impressed. Steven and I corresponded everyday and, after 5 days on the market, we accepted a conditional offer. I was thrilled Steven got the sale price I wanted, so quickly. Unfortunately, we found ourselves in a tense situation when the home inspector found a breach in our sewer line. Immediately I got a quote for the repairs, and was fully prepared to cover the expense, but the buyer’s realtor was insisting on a sizeable holdback. This is where we witnessed Steven’s negotiation skills under pressure. He went head to head with the buyer’s realtor, as the buyers and ourselves stood by and watched. Steven insisted he would not allow his clients to have an open wallet, while the buyer’s realtor pushed harder and harder. Steven never once showed how irritated or upset he was by this realtor’s aggressive nature and, in a calm voice, kept insisting an open wallet was not going to work. This was a little unsettling with three days left to lift the conditions and I wasn’t holding out much hope the deal would close. Things looked grim, but once again Steven’s abilities and strong connections shone through…. he found a back up buyer who presented an offer we could not ignore. Of course, Steven had to bring this to the first buyer’s attention and, to everyone’s surprise, all conditions were lifted and we had a firm sale. Not only did I get my asking price but I no longer had to cover the repair expense. Steven was nothing but brilliant. I believe somewhere along the way Steven and I became friends. I look forward to a “Hi Jane” text from him that always makes me smile. I thoroughly enjoy his kind, caring, easy going nature and his wicked sense of humor. I like his Porsche too

Buju Architects was instructed to design 6 new holiday homes in the coastal village of Rhosneigr. Now four years later, construction nears completion. Consisting of a combination of 3 townhouses and 3 detached houses, each home is designed carefully to maximise sea views and sit comfortably in context. With just a short walk to the beachfront, it was quickly established early on that we wanted to take full advantage of these stunning coastal views. To achieve this, we decided to flip the floor layouts around and created an “upside-down home”. By positioning all of the bedrooms at ground level and the living spaces to the top floor meant that the amazing views could be fully appreciated from the high vaulted living spaces throughout the day. These views are also maximised by utilising large feature glazed gables each with their own spacious balconies. The feature gable on the detached houses were also carefully designed and specifically orientated at a 45-degree angle towards these views for maximum effect. A similar palette of materials was used as those of surrounding buildings and a strong design theme was created across the site. Local stone, cedar cladding and white render clad these fantastic properties. The density of development was carefully considered to allow enough space for access and amenity, whilst respecting local residents. Services: Buju Architects were appointed for RIBA Stages 1-6 as Architect and Principal Designer. From developing the concept design, through planning, tender and construction. Buju Architects coordinated the design process and managed correspondence with the local Council. “..Buju Architects produced three alternative schemes and once the preferred scheme had been chosen they very quickly produced several visualisation models which proved extremely helpful in view of the gradient and context of this development. HNA Hardscape Project Award Winner Virginia Street Residence Omaha, NE Paver Designs, LLC This project was built in two stages. The front patio area was finished for a family wedding, and the driveway was added after the wedding. The driveway was excavated to a depth of 16-18 in. and the patio is 12 in. deep. Crushed recycled concrete was used for the base with one inch of paver sand placed on top. After the concrete pavers were laid, another inch of base was added for the concrete paver areas. Three round seats were built next to the water feature and pebble designs were created in the center of each. Columns for the freestanding wall were designed with recessed areas for lights and for use as planters. Three by six inch concrete pavers were cut in half for the triple border in the narrower areas of the patio. The front paver entrance is gently ramped with no step for handicapped accessibility if the need should arise. Probably the most difficult stage of this project was drawing over 20 diverse designs over the winter months and then making a final selection. Using our basement floor as a drawing board, the "Y" shaped designs were drawn on Masonite at appropriate angles and distances so that the mirrored pairs nearly touched, and a template was made from this. After laying the field of concrete pavers, we marked the mosaic areas with the template. These pavers were cut out one at a time. All of the colored pavers were cut into thirds, and then angles were cut to follow curves. The template was moved and traced twelve times; each triple-row design took eight hours to complete, an approximate total time of 96 house (just) for the mosaic patterns. Many additional hours were spent cutting and installing the fish, triple borders, etc. The pavers in the mosaic, as well as the koi and borders, were coated with corresponding colors of sealer. These colors are amazingly rich and bright, well worth the extra time and effort! The two sets of koi are different as our designs are constantly evolving. A color booster in matte finish was applied to the pavers on the driveway.

Craig & Chad are both professionals in the realm of design – fashion & detail. Our collaboration proved to be a fun challenge that resulted in a kitchen renovation with two bathrooms. Their main bathroom featured above makes great use of space with the addition of built in cabinetry, a wall niche, and storage beneath the sink. It also features a unique tile floor pattern from Centura with wood accents and herringbone patterns, which corresponds nicely with the black accents. Fixtures are beautifully made by Brizio by Jason Wu.

Building a Dream Home For the past 30 years, John Bleeker has been designing notable homes and renowned buildings in the area, which have been published in numerous magazines. Mr. Bleeker, an award winning architect of Bleeker Architectural Group, chose Braen Supply as the provider for the materials for his own home. He felt that Braen Supply was the most trustworthy and reliable source for materials as he designed his dream home. Mr. Bleeker was looking for a particular coloration of materials that Braen Supply would be providing. In order to meet the needs of the customer, a custom blend of granites were created providing him with the exact coloration that he was looking for. The remaining materials were selected to correspond with the custom blend, creating a home that anyone would dream to live in. Bleeker Architectural Group has been designing notable homes and buildings in the area since 1999.

Sunday, September 27, 11:00am to 12:30pm | Chicago Historic Wicker Park Mansion by Brian Culliton and Tony Quinn of Culliton Quinn Landscape Architecture Sitting on four city lots in historic Wicker Park, the renovation of this 1879 Victorian home created two front entries with corresponding gardens and a private sitting space, all while integrating traditional Victorian garden elements into the overall design. Salvaged materials gave the new garden an antique character. An aging Joliet stone kneewall surrounded the old property with an original fence by Stewart Iron Works. The fence was meticulously restored and missing components were carefully replicated and replaced. The existing wall could not be reset, therefore, a new kneewall was fabricated to match the original stone profile. Large slabs from the existing wall were reused for the entry steps and kitchen garden copings. Pieces of the kneewall foundation were also recycled as flatwork in the hardscape, mixed with newer Wisconsin flagstone. A traditional boxwood parterre highlights the main entry and two Sargent Crabapples frame the pathway into a large formal lawn. A sunken gravel garden is situated at the far end of the lawn with vegetable beds and ample seating for entertaining. A nice casual elegance for a Family Room’s bay area is simple pleated draperies, on decorative drapery hardware. The decorative wood drapery hardware’s style & color integrates the room’s drapery fabric, the wall's color, and the furniture. Decorative finials, rings and scarf holders complement the side chairs and wall sconces. The horizontal stripes on the drapery fabric correspond well with the custom wood blinds. A simple drapery puddle adds a nice touch to the finished treatment.

Our ambition for Bodega Bauer was to create an architecture that was informed by the same particularities of the earth which are embodied in the wine of the region. Siting and materiality are guided by the subtleties of sun and wind exposure, climate, the unexpected nuances of each season, and the presence and absence of water and shade. The Incan irrigation technology that made the region habitable since pre-Columbian times by channeling snow melt from the Andes, was a powerful source of inspiration. Extending this system of ancient waterways, a central channel connects the house to the winery, and becomes a collector for water harvested from the building’s rooftops for irrigation. The new channel guides visitors along a sensuous journey through which one encounters the elements – sun, wind, soil, and water – which make the wine unique. What emerges is an architecture that accentuates its environment, and is at one with the raw, bold spirit of Mendoza. Along the irrigation channel, two linear forms – one descending, the other rising out of the ground – evoke the correspondence of architecture and wine. The descending structure is the wine-making facility which follows the gravity fed wine making process into the barrel aging vault below. The ascending structure allows the visitor to see how the wine is made, and culminates with a tasting room overlooking the vineyards and landscape. The forms of the winery create a playful interplay of sloping planes that allow the subtle topography of the ground to be perceived.
