Master Suite This master suite is truly a private retreat. We were able to create a variety of zones in this suite to allow room for a good night’s sleep, reading by a roaring fire, or catching up on correspondence. The fireplace became the real focal point in this suite. Wrapped in herringbone whitewashed wood planks and accented with a dark stone hearth and wood mantle, we can’t take our eyes off this beauty. With its own private deck and access to the backyard, there is really no reason to ever leave this little sanctuary. Master Bathroom The master bathroom meets all the homeowner’s modern needs but has plenty of cozy accents that make it feel right at home in the rest of the space. A natural wood vanity with a mixture of brass and bronze metals gives us the right amount of warmth, and contrasts beautifully with the off-white floor tile and its vintage hex shape. Now the shower is where we had a little fun, we introduced the soft matte blue/green tile with satin brass accents, and solid quartz floor (do you see those veins?!). And the commode room is where we had a lot fun, the leopard print wallpaper gives us all lux vibes (rawr!) and pairs just perfectly with the hex floor tile and vintage door hardware. Hall Bathroom We wanted the hall bathroom to drip with vintage charm as well but opted to play with a simpler color palette in this space. We utilized black and white tile with fun patterns (like the little boarder on the floor) and kept this room feeling crisp and bright.

River Homes Civic, Pedestrian, and Personal Scale Our urban design strategy to create a modern, traditional neighborhood centered around three distinct yet connected levels of scale – civic, pedestrian, and personal. The civic connection with the city, the Milwaukee River and the adjacent Kilbourn Park was addressed via the main thoroughfare, street extensions and the River Walk. The relationship to pedestrian scale was achieved by fronting each building to its corresponding street or river edge. Utilizing elevated entries and main living levels provides a non-intimidating distinction between public and private. The open, loft-like qualities of each individual living unit, coupled with the historical context of the tract supports the personal scale of the design. The Beerline “mini-block” – patterned after a typical city block - is configured to allow for each individual building to address its respective street or river edge while creating an internal alley or “auto court”. The river-facing units, each with four levels of living space, incorporate rooftop garden terraces which serve as natural, sunlit pavilions in an urban setting. In an effort to integrate our typical urban neighborhood with the context of an industrial corridor, we relied upon thoughtful connections to materials such as brick, stucco, and fine woods, thus creating a feeling of refined elegance in balance with the “sculpture” of the historic warehouses across the Milwaukee River. Urban Diversity The Beerline River Homes provide a walkable connection to the city, the beautiful Milwaukee River, and the surrounding environs. The diversity of these custom homes is evident not only in the unique association of the units to the specific “edges” each one addresses, but also in the diverse range of pricing from the accessible to the high-end. Award-winning interior designer, Jo Ann Alston, transformed the outdated elements of this upscale unit to create a timeless, yet modern aesthetic, with clean, natural lines that bespeak both luxury and ease. Careful planning and selection were required to effectively work within the parameters of the open floor plan to create a seamless flow from the kitchen to the living room. Modern cabinetry, strategically hidden appliances, and ingeniously concealed lighting and elevations all coalesce to create uninterrupted sight lines that engender a sense of harmony and aesthetic intrigue. The existing cabinets, countertops, and appliances were all replaced, the wood flooring was refinished, and an elegant bar area was incorporated into the dining room, doubling as a bar for entertaining and a buffet for serving meals. In the kitchen, European, high-gloss lacquer was selected for the minimalist-modern cabinetry and coordinated with flooring and Dekton countertops, whose practicality and functionality are especially well-suited for NYC apartment homeowners with a penchant for entertaining. For the sight lines from the living room to the kitchen to be seamless and uninterrupted, the refrigerator is concealed within the cabinetry and the range is hidden from sight behind the island. Designed by Jen Gallagher of Reico Kitchen & Bath in Fredericksburg VA in collaboration with Turning Point Construction, this small farm house kitchen features Ultracraft Cabinetry kitchen cabinets in the Rockford door style with a Painted Wings finish. The kitchen countertops are Cambria in Swanbridge. The kitchen also includes a custom stained Wood Hood and GE Appliances, provided by others. “The best thing I love about the kitchen is the pantry,” said the client. “Jen at Reico had lots of experience and gave me good recommendations when asked. Thanks for helping make my dream kitchen come true!” “This was a fun kitchen to work with! The clients had a great eye for detail and knew what look they were going for,” said Jen. “The main point of the project was to brighten up the space and make it more functional. Adding a corner pantry for more food storage allowed them to add beautiful detail and a custom stained door that corresponded with the accented wood piece added to the bottom of the Wood Hood. Floral Court is a mixed-use development featuring a high-quality residential, retail and restaurant space located in London’s Covent Garden. The project has created a new public walkway between Floral Street and King Street, providing increased footfall levels that provide a vital link to the retail and restaurant units in the development. The mailboxes used in the Floral Court project are situated in internal lobby areas that residents pass through to access their apartment. Each bank of mailboxes is fitted into a bespoke timber frame with an internal steel frame support that ensures multiple mailboxes are securely installed in their respective locations. The chosen mailbox model for this development is the NW2 product, an item that is particularly popular with clients looking for a mailbox that has a minimalist design finish and where mail is to be both delivered and retrieved through the front face. This project uses a lateral variation of the NW2 mailbox, which allows for A4 sized flexible mail to be deposited and securely stored in the post box. The lateral type of post box typically features a shorter depth and larger width, which is ideal for installation areas that are relatively narrow. To reflect the number of residences that they service, the mailboxes are in a variety of different configurations across the site. Each post box has been engraved with corresponding residence numbers during the manufacturing process. To allow for a clean finish on the mailbox, the client opted for the engraving to be the same colour as the mailboxes themselves. Being used with the NW2 product, which has been specifically designed to have minimal features, this is the ideal mailbox and engraving combination for a sleek designer look. The mailbox is engraved with the front family ‘Calisto MT’, which is used in other locations on the site. This ensures a consistent mirroring of fonts used throughout the Floral Court development.

The new SieMatic drawers are perfection in both appearance and performance. No technical detail disturbs the minimalist aesthetics. The fine, straight-lined frames, which are closed at the side and are available optionally in aluminum or steel, are an ideal fit for the 1 cm look of the side panels and countertops. SieMatic drawers and pullouts are extremely sturdy, can be pulled out easily, and, if desired, any width from 25 cm to 120 cm is possible with millimeter precision, including the correspondingly fitted insert mats And best of all: You have more design options than ever before.

The kitchen as the centre of the home – that was something the whole family wanted. So there is no living space in the traditional sense in the Madrona house, simply causally positioned seating in a range of niches. The open plan kitchen is at the top of the stairs on the first floor and opens up to the outside with floor-to-ceiling windows. The limitation to the bare essentials in terms of furniture and fixtures is characteristic of the interior – the kitchen area looks correspondingly spacious with units right down to the floor, one streamlined unit run and a dining table.
