Project Goal: Utilize an unfinished story and a half-space to give each daughter a bedroom on the second floor along with a new full bath.
Challenge 1: The sloped ceilings in the area presented a challenge to how we could most cost-effectively add a bathroom within building code limits.
Solution 1: We’ve come across this challenge often when trying to fit a bathroom in sloped ceiling spaces and the budget or roof doesn't support adding a dormer. In these cases, we built out what we call a "vanity soffit", a tall soffit spanning from higher on the angled portion down to a comfortable height above the faucet bringing the upper portion of the flat wall forward. Its width typically depends on lighting needs and other considerations in the space. The vanity soffit allows the vanity to drop back to the original wall maintaining floor space and clearances while also providing just enough additional height for a practical mirror. For further flexibility, we typically recommend a pivoting mirror.
Challenge 2: Homeowners were told the floor structure was sound to finish for living space. Due to the spans, the first-floor ceiling joists did not meet the requirements to be second-floor floor joists.
Solution 2: In order to provide a solid base for the new living space, we consulted our engineer. The existing 2x6 members spanned beyond the distance they could while still structurally supporting the new living space floor. We determined throughout most of the space we needed to add in (“sister”) 2 additional 2x6 joists between the existing joists.
This additional work also took place during an unseasonably warm spell in June yet we persevered. So proud of our hard-working team.

This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could.
The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

The high gloss wall panels (which are easier and more cost effective than back painted glass) and see through and curved glass block shower wall give this bathroom an easy to clean and contemporary feel

This Gio Ponti inspired headboard was designed and built A-Z for a lovely client. She wanted teak but the options were limited so we found black limba and that turned out to be an even better and more cost effective choice. Built in nightstands with undermount drawers. All veneers were carefully selected, hand cut and arranged in a deliberate manner. A wenge Japanese butterfly joint bridges the transition between vertical to horizontal grain.

Mill-Finished Oak. European oak is featured in a traditional herringbone pattern in this impressive vestibule while a wide plank floor is used in the dining room. Mill-finished flooring was a great choice for these high traffic areas. It was given an oiled finish at the mill and the flooring is 3/4” thick with a 5mm wear layer for longevity. Mill-finished flooring is cost-effective, sandable and maintainable. It is available in numerous standard colors or it can be custom finished to match a specific color.

Built cordless with a smooth track, these panels can open from right to left, left to right, and right down the center. Our cordless panels are safe for young children and pets.
Measurement: Customizable SizeThis product is adjustable in both Width and Height. Width is adjustable from 44" to 80". Height is trimmable up to a maximum of 96".

Being able to use the wood blinds for the both the operable windows and for the arch top gives a seamless curb appeal. The fixes slat blind is one of the more cost effective products to cover an arch window. It does not block the light but directs it up into the room, protecting furnishing and flooring for fading.
