A Seattle couple desired more space for their growing family. A second story addition that honored the appeal of the existing 1907 Ballard farmhouse was suggested. New finishes throughout were provided, including kitchen, bath and a new family room in the real yard.

An empty-nester couple in a quiet, hilly neighborhood, found themselves ready to remodel their 2nd floor master suite as they had often dreamed of. The original tract home layout and street façade left something to be desired with no framed views, a cramped master bath, and minimal storage & ventilation. ENRarchitects composed a new addition over the garage, in front of the original gable, which features a large picture window with operable sashes. The features include a vaulted ceiling Master Bath, a spacious, glass-enclosed shower & bench, a luxurious spa, “His & Her” walk-in closets, and a bonus attic storage. All the house baths were also updated, with the upstairs bath getting a new lavatory skylight. New accent windows frame the Master Bed. Now the Master Bath is flooded with natural light, ventilation and views of the hills beyond, either directly, or as reflected in the lavatory mirrors. A master bedroom and bathroom suite were planned to make better use of the second level. To accomplish these goals, a 20’ x 20’ two-story addition was designed by Michael Nash Design, Build & Homes. The new expanded kitchen and family room features limestone floors, a new gas fireplace surrounded with built-ins and glass stone hearth to complement the kitchen countertops and backsplash. Use of espresso colored cabinetry topped by a light granite countertop with brown veins running through it is one of the decorative touches that make this project stunning. The large middle island which consists of a second sink, wine chiller and seating space is another bonus point of this kitchen. Commercial quality appliances assure gourmet cooking at its finest. Large first floor windows face the home’s new flagstone patio, which can be accessed via a French door. Once the couple knew what they wanted and had a design brief in hand, they set about creating a new, traditional and functional room addition. Progressive Design Build teamed up with the architect to produce a final set of working drawings. The house addition consisted of a new master bedroom and master bathroom with vaulted ceilings, built-in cabinetry, and porcelain tile floors. To improve indoor/outdoor flow, Progressive Deign Build also renovated the homeowner’s pool deck. Upon project completion, this project received top honors for remodeling excellence from the National Association of the Remodeling Industry (NARI), receiving a Contractor of the Year (CotY) award. One of the major challenges, other than a very limited lot size, was the threat of a massive hurricane during construction. Construction had to cease for over a week to ensure that there was no damage to the home, property or adjacent properties. Due to the inclement weather situations, the project went two weeks over the estimated time frame.
