We were very blessed to work with these clients who came to us with a wooded lot in North Saanich and wanted to create a home for themselves that worked with their lifestyle and aesthetic. Both clients are avid bikers and kayakers and wanted to be able to get out and enjoy the outdoors and be able to feel like they lived in the wilderness of B.C. We completed as little tree removal as necessary, including putting effort into maintaining the fern and salal landscape that encompassed the woodlands surrounding the project. Staging area for construction and material storage were also limited, and scheduling the subtrades for their work was tight, but with competent site management, we left the site in a natural state. The energy efficiency was close to net zero, but the solar component and the proximity of the many trees made it difficult to attain a complete net zero level. We included a 6” rock wool exterior insulation layer around the entire home, under-slab insulation and other key items to maximize the efficiency of the living areas. Additional seismic components were also included to increase the longevity of the home and protection of the occupants should a seismic event occur.

“Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space. Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture. The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Our client reached out to Finesse, Inc. looking for a pet sanctuary for their two cats. A design was created to allow the fur-babies to enter and exit without the assistance of their humans. A cat door was placed an the exterior wall and a 30" x 80" door was added so that family can enjoy the beautiful outdoors together. A pet friendly turf, designed especially with paw consideration, was selected and installed. The enclosure was built as a "stand alone" structure and can be easily dismantled and transferred in the event of a move in the future. Rob Kramig, Los Angeles

Elevating the new garage to the natural grade eliminated the need for a complex sump pump system, and converted the old garage into living space that now occupies then entire foot print of the original house.

Set on Camelback Country Club with sweeping views to the golf course and surrounding peaks—Camelback, Piestewa, and Mummy Mountain—this Paradise Valley estate was designed with one clear priority: make the view the main event. Every line of the pool and landscape plan was meticulously composed to pull your eye outward, enhance the architecture, and create an atmosphere that feels singular to this property. The backyard is anchored by a custom resort-style pool and spa composition that reads like a modern water courtyard—clean geometry, natural stone surfaces, and layered water movement. Bubblers and deck jets add sound and sparkle without interrupting sightlines, while a low-profile fire element and lawn panels soften the hardscape and keep the space feeling livable, not just a showpiece. Beyond the resort core, the property expands into an estate-scale recreation zone, including a full sport court framed in stone paving, structured planting beds, and evening lighting that keeps the grounds active after sunset. With a lengthy list of ideas about how to transform their backyard, the clients were excited to see what we could do. Existing features on site needed to be updated and in-cooperated within the design. The view from each angle of the property was already outstanding and we didn't want the design to feel out of place. We had to make the grade changes work to our advantage, each separate space had to have a purpose. The client wanted to use the property for charity events, so a large flat turf area was constructed at the back of the property, perfect for setting up tables, chairs and a stage if needed. It also created the perfect look out point into the back of the property, dropping off into a ravine. A lot of focus throughout the project was the plant selection. With a large amount of garden beds, we wanted to maintain a clean and formal look, while still offering seasonal interest. We did this by edging the beds with boxwoods, adding white hydrangeas throughout the beds for constant colour, and subtle pops of purple and yellow. This project is a story of how buildings and relationships evolve over time, and how the two are intertwined in the making of architecture. The client, a single man, had just purchased a classic Edwardian flat on San Francisco’s Liberty Street, known for its historic homes and famous neighbors like Tracy Chapman, when his realtor connected him with LLA. The initial brief was to integrate a modern, minimalist kitchen and bathroom with the apartment's traditional aesthetic. The existing condition was a series of cramped rooms and a long hallway that divided the apartment into many separate spaces, some without natural light. The solution was to remove most of the walls in the middle of the flat, with extensive structural work hidden from view. This created an open connection between the living, dining and kitchen areas that flooded the formerly dark core of the apartment with light. Midway through the design process, the client and his partner, and avid cook, decided it was time to move in together. The project evolved further and LLA found inventive ways to pack more features and amenities into a design that was fundamentally about simplicity. The result of this creative tension is a large open kitchen with deceptively simple forms- a long back counter with three rows of drawers below, an island with a central cooktop and double cantilevers for seating, and a slightly mysterious wood box at the back. The box conceals the refrigerator, storage, linens, and laundry, and through a secret door, a large walk-in pantry. The bathroom evolved into a mini-spa, with a walk-through shower and Japanese-style soaking tub. The space shares light with the kitchen through a floor-to-ceiling translucent glass panel. Each client has a large dog, and so a small sliver of space under the upstairs neighbor's stair was turned into the perfect doggie den, complete with period correct doorway. The newly blended family moved in together when the project was completed. A poignant footnote, Maverick, the blonder, fluffier dog in the photos, was very old and sadly passed away shortly after they moved in. It made the photoshoot feel like a special event that honored and preserved his memory in pictures. Like all families, theirs continues to evolve and change, just as their home has over its 90 year life.
