Our client requested Land & Water Design to design a unique backyard, utilizing every bit of open area. Within the requests were a 12'x22' swimming pool with swim jet system to accommodate the competitive swimmers in their family. The items on their "wish list" were enough hardscape areas to accommodate at least 20 guests, a beautiful low maintenance landscape, custom storage area, outdoor lighting, water jets, retaining wall, seat walls and finally a small area for outdoor grilling. This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency. Originally a nearly three-story tall 1920’s European-styled home was turned into a modern villa for work and home. A series of low concrete retaining wall planters and steps gradually takes you up to the second level entry, grounding or anchoring the house into the site, as does a new wrap around veranda and trellis. Large eave overhangs on the upper roof were designed to give the home presence and were accented with a Mid-century orange color. The new master bedroom addition white box creates a better sense of entry and opens to the wrap around veranda at the opposite side. Inside the owners live on the lower floor and work on the upper floor with the garage basement for storage, archives and a ceramics studio. New windows and open spaces were created for the graphic designer owners; displaying their mid-century modern furnishings collection. A lot of effort went into attempting to lower the house visually by bringing the ground plane higher with the concrete retaining wall planters, steps, wrap around veranda and trellis, and the prominent roof with exaggerated overhangs. That the eaves were painted orange is a cool reflection of the owner’s Dutch heritage. Budget was a driver for the project and it was determined that the footprint of the home should have minimal extensions and that the new windows remain in the same relative locations as the old ones. The owners of this sleek modern kitchen have lived in this house for decades and came to us with a clearly distinct vision of what they desired for their home. We strived to successfully integrate the oriental contemporary aspects seen throughout the features of their home, while also complimenting the existing warm modern furniture. This minimalistic approach of balancing clean, straight lines effortlessly highlights the various natural materials used within the kitchen to yield an uncluttered serene impression. The space is grounded with a grid of large format porcelain tiles, and the cool tones of gray compliment the veins of marble cladding along the backsplash and walls. A white flush multifunctional utility wall is equipped with an integrated refrigerator, oven, steam oven, and warming drawers. The wall also provides an abundant amount of storage including two tambours purposefully designed as a coffee and prep station, while the other tambour functions as a space for daily appliances. The entirety of the tall wall is framed with recessed wood to emphasis this efficient work zone. Keeping with a sleek design, on the island, we incorporated a flush Wolf grill cooktop that rests flat on the island countertop. Above the dining table, the Logico Triple Nested Suspension light fixture hanging interrupts the structured elements and naturally creates a beautiful organic focal point amongst the flow of clean lines.
