When the developer found this brownstone on the Upper Westside he immediately researched and found its potential for expansion. We were hired to maximize the existing brownstone and turn it from its current existence as 5 individual apartments into a large luxury single family home. The existing building was extended 16 feet into the rear yard and a new sixth story was added along with an occupied roof. The project was not a complete gut renovation, the character of the parlor floor was maintained, along with the original front facade, windows, shutters, and fireplaces throughout. A new solid oak stair was built from the garden floor to the roof in conjunction with a small supplemental passenger elevator directly adjacent to the staircase. The new brick rear facade features oversized windows; one special aspect of which is the folding window wall at the ground level that can be completely opened to the garden. The goal to keep the original character of the brownstone yet to update it with modern touches can be seen throughout the house. The large kitchen has Italian lacquer cabinetry with walnut and glass accents, white quartz counters and backsplash and a Calcutta gold arabesque mosaic accent wall. On the parlor floor a custom wetbar, large closet and powder room are housed in a new floor to ceiling wood paneled core. The master bathroom contains a large freestanding tub, a glass enclosed white marbled steam shower, and grey wood vanities accented by a white marble floral mosaic. The new forth floor front room is highlighted by a unique sloped skylight that offers wide skyline views. The house is topped off with a glass stair enclosure that contains an integrated window seat offering views of the roof and an intimate space to relax in the sun.

The Ascension - Super Ranch on Acreage in Ridgefield Washington by Cascade West Development Inc. Another highlight of this home is the fortified retreat of the Master Suite and Bath. A built-in linear fireplace, custom 11ft coffered ceilings and 5 large windows allow the delicate interplay of light and form to surround the home-owner in their place of rest. With pristine beauty and copious functions the Master Bath is a worthy refuge for anyone in need of a moment of peace. The gentle curve of the 10ft high, barrel-vaulted ceiling frames perfectly the modern free-standing tub, which is set against a backdrop of three 6ft tall windows. This growing family of six was struggling with a dysfunctional kitchen design. The center island had been installed at an odd angle that limited accessibility and traffic flow. Additionally, storage space was limited by poor cabinet design. Finally, doorways in and out of the kitchen were narrow and poorly located, especially for children dashing in and out. Other design challenges included how to better use a 10’ x 12’ room for children’s jackets and toys and how to add a professional-quality gas range in a neighborhood were natural gas wasn’t available. The new design would address all of these issues. DESIGN SOLUTIONS The new kitchen design revolves around a more proportional island. Carefully placed in the center of the new space with seating for four, it includes a prep sink, a second dishwasher and a beverage center. The distressed ebony-stained island and hutch provides a brilliant contrast between the white color cabinetry. White Carrera marble countertops and backsplash top both island and perimeter cabinets. Tall, double stacked cabinetry lines two walls to maximize storage space. Across the room there was an unused wall that now contains a 36” tower fridge and freezer, both covered with matching panels, and a tall cabinet that contains a microwave, steam unit and warming drawer. A propane tank was buried in the back yard to provide gas to a new 60” professional range and cooktop. A custom-made wood mantel hood blends perfectly with the cabinet style. The old laundry room was reconfigured to have lots of locker space for all kids and added cabinetry for storage. A double entry door separated the new mudroom from the rest of the back hall. In the back hall the back windows were replaced with a set of French door and added decking to create a direct access to deck and backyard. The end result is an open floor plan, high-end appliances, great traffic flow and pleasing colors. The homeowner calls it the “kitchen of her dreams.”

The Cicero is a modern styled home for today’s contemporary lifestyle. It features sweeping facades with deep overhangs, tall windows, and grand outdoor patio. The contemporary lifestyle is reinforced through a visually connected array of communal spaces. The kitchen features a symmetrical plan with large island and is connected to the dining room through a wide opening flanked by custom cabinetry. Adjacent to the kitchen, the living and sitting rooms are connected to one another by a see-through fireplace. The communal nature of this plan is reinforced downstairs with a lavish wet-bar and roomy living space, perfect for entertaining guests. Now client's daughter’s room, this room had been functioning as a second guest bedroom and was ready for a makeover, starting with the wall covering. We were able to keep the existing drapes, and repurpose the giant mirror by painting the frame; thus creating a savings in the budget and enabling the client to choose to indulge in a new high-quality chair, a gorgeous, unique, high-end fabric for the ottoman, by Katie Ridder — and the biggest investment, the custom-designed and hand-built bunk bed by Randall Wilson and Sons. The rose-colored hand-knotted oriental rug, sourced via PAK is another high-quality piece that had originally been purchased for the daughter’s nursery and transitioned easily to her new room. A lot of love and time went into designing that custom bed. Especially the detailed railing, the drawer handles, incorporating the bookshelf into the headboard, and the choosing the contrasting wood for the ladder. Filling a large great room is always a challenge. I used two large matching sofas and designed a large cocktail table to service both sofas. The table was made by Seth Woods. The sofa fabric is contract grade to be child and pet friendly. The rug is polypropylene and very stain resistant as well. The window treatments are sheer lined with sheer to filter the light and frame the window nicely. The sofa table is a custom design. We wanted to bring a metal finish into the room and we wanted to place the 2 storage benches under it to conceal toys. The arched stretcher in the design allows for that. This was fabricated by Small Axe Forge and Daylight Cabinetry. We used neutral tones and textures to keep the room calm and serene. The red accents were brought in to add warmth and depth.

Everywhere you look in this home, there is a surprise to be had and a detail worth preserving. One of the more iconic interior features was this original copper fireplace shroud that was beautifully restored back to it's shiny glory. The sofa was custom made to fit "just so" into the drop down space/ bench wall separating the family room from the dining space. Not wanting to distract from the design of the space by hanging a TV on the wall - there is a concealed projector and screen that drop down from the ceiling when desired. Flooded with natural light from both directions from the original sliding glass doors - this home glows day and night - by sun or by fire. From this view you can see the relationship of the kitchen which was originally in this location, but previously closed off with walls. It's compact and efficient, and allows seamless interaction between hosts and guests.

A custom millwork piece in the living room was designed to house an entertainment center, work space, and mud room storage for this 1700 square foot loft in Tribeca. Reclaimed gray wood clads the storage and compliments the gray leather desk. Blackened Steel works with the gray material palette at the desk wall and entertainment area. An island with customization for the family dog completes the large, open kitchen. The floors were ebonized to emphasize the raw materials in the space.
