The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.

Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. Inspiration for a huge transitional medium tone wood floor foyer remodel in Raleigh with beige walls

Our renovation of a 1930's bungalow focused on opening up the kitchen/dining/living areas to improve flow and connectivity between the spaces. The rustic reclaimed beams help delineate the spaces visually and add texture and warmth. The original white oak floors were refinished with a custom stain to evoke the wood’s natural raw state. We brought color into the space with the ‘blue spruce’ base cabinets and a custom reclaimed island top. The Calacatta gold quartz countertops, hexagon backsplash, and white upper cabinets keep the space feeling light and bright.

The owner of this home wanted to add an attached mini-garage—built to HOA standards and perfectly sized for her golf cart. In The Villages, additions like this are an excellent way to turn unused side-yard space into functional, everyday convenience. The garage is large enough to fit 2 golf carts (24ft length x 11.6ft width).
