Inspiration for a kitchen remodel in New York

Our most recent modern farmhouse in the west Willamette Valley is what dream homes are made of. Named “Starry Night Ranch” by the homeowners, this 3 level, 4 bedroom custom home boasts of over 9,000 square feet of combined living, garage and outdoor spaces. Well versed in the custom home building process, the homeowners spent many hours partnering with both Shan Stassens of Winsome Construction and Buck Bailey Design to add in countless unique features, including a cross hatched cable rail system, a second story window that perfectly frames a view of Mt. Hood and an entryway cut-out to keep a specialty piece of furniture tucked out of the way. From whitewashed shiplap wall coverings to reclaimed wood sliding barn doors to mosaic tile and honed granite, this farmhouse-inspired space achieves a timeless appeal with both classic comfort and modern flair.

Klopf Architecture and Jesse Ososki Art remodeled an existing Eichler atrium home into a brighter, more open, and more functional version of its original self. The goals were to preserve the Eichler look and feel without the need to strictly adhere to it. The scope of work included re-configuring the master bedroom/bath, the kitchen, and the hall bath/laundry area, as well as updating interior finishes throughout to be more sophisticated. The owners are detail-oriented and were very involved in the design process, down to the selection of lighting controls and stainless steel faceplates.Their design aesthetic leans toward the Scandinavian — light and bright, with simple straight lines and pure geometric shapes. The finish flooring is large porcelain tile (24” x 24”) in a neutral grey tone, providing a uniform backdrop against which other materials can stand out. The same tile continues into the shower floor (with a different finish texture for slip-resistance) and up the shower/tub walls (in a smaller size). Heath Classic Field ceramic tile in Modern Blue was used sparingly, to add color at the hall bath vanity backsplash and at the shampoo niches in both bathrooms. Back-painted soda glass in pale blue to match the Heath tile was used at the kitchen backsplash. This same accent color was also used at the front entry atrium door. Kitchen cabinetry, countertops, appliances, and light fixtures are all white, making the kitchen feel more airy and light. Countertops are Caesarstone Blizzard. The owners chose to keep some of the original Eichler elements: the concrete masonry fireplace; the stained tongue-and-groove redwood ceiling decking; and the luan wall paneling. The luan paneling was lightly sanded, cleaned, and re-stained. The owners also kept an added element that was installed by a previous owner: sliding shoji panels at all bedroom windows and sliding glass doors, for both privacy and sun control. Grooves were cut into the new tile flooring for the shoji panels to slide in, creating a more integrated look. Walnut was used to add warmth and contrast at the kitchen bar top and niche, the bathroom vanities, and the window sill/ledge under the kitchen window. This Burlingame Eichler Remodel is a 2,121 sf, 4 bedroom/2 bath home located in the heart of Silicon Valley. It contains no harmful chemicals and do not emit harmful radiation or gasses. Granite is heat resistant and is one of the most heat-resistant countertops on the market. You can place a hot pan out of the oven directly onto the countertop surface. Experts do recommend the use of a trivet when using appliances that emit heat for long periods of time, such as crockpots. Since the material is so dense, there is a small possibility heating one area of the top and not the entire thing, could cause the countertop to crack. Granite is scratch resistant. You can cut on it, but it will dull your knives! Granite scores a seven on Moh’s hardness scale. Granite countertops are considered to be a low maintenance countertop surface. The likelihood of needing to be repaired or resurfaced is low. Granite is a porous material. Most fabricators will apply a sealer to granite countertops before they are installed which will protect them from absorbing liquids too quickly. Many sealers last more than 10 years before needing to be reapplied. When they do need to be reapplied, it is something that most homeowners can do on their own as the process is similar to cleaning. Darker granites are very dense and sometimes don’t even require a sealer. When it comes to pricing, there are a lot of variables such as edge profile, total square footage, backsplash, etc. Don’t be fooled by the stereotype that all granite is expensive. Lower-range granites will cost less than high-range laminate. Though granite countertops are not considered “low range” in pricing, there are a lot of affordable options. If you are looking for something truly unique, consider an exotic granite. Some quarries are not easily accessible and/or only able to be quarried for short periods of time throughout the year. If these circumstances exist in a quarry with gorgeous stone, the price will be driven upward. You won’t find a lot of solid patterns or bright colors, but both do exist. Also, watch for a large range of color and pattern within the same color of stone. It’s always a good idea to view the exact slab(s) that will be fabricated for your kitchen to make sure they are what you expected to see from the sample. Another factor is that many exotic types of granite have huge flowing waves, and a small sample will not be an accurate representation of the whole slab. Granite countertops are very resistant to chemicals. Acids and bases will not harm the material.

DOWNLOAD NOW   The Klimala’s and their three kids are no strangers to moving, this being their fifth house in the same town over the 20-year period they have lived there. “It must be the 7-year itch, because every seven years, we seem to find ourselves antsy for a new project or a new environment. I think part of it is being a designer, I see my own taste evolve and I want my environment to reflect that. Having easy access to wonderful tradesmen and a knowledge of the process makes it that much easier”. This time, Klimala’s fell in love with a somewhat unlikely candidate. The 1950’s ranch turned cape cod was a bit of a mutt, but it’s location 5 minutes from their design studio and backing up to the high school where their kids can roll out of bed and walk to school, coupled with the charm of its location on a private road and lush landscaping made it an appealing choice for them. “The bones of the house were really charming. It was typical 1,500 square foot ranch that at some point someone added a second floor to. Its sloped roofline and dormered bedrooms gave it some charm.” With the help of architect Maureen McHugh, Klimala’s gutted and reworked the layout to make the house work for them. An open concept kitchen and dining room allows for more frequent casual family dinners and dinner parties that linger. A dingy 3-season room off the back of the original house was insulated, given a vaulted ceiling with skylights and now opens up to the kitchen. This room now houses an 8’ raw edge white oak dining table and functions as an informal dining room. “One of the challenges with these mid-century homes is the 8’ ceilings. I had to have at least one room that had a higher ceiling so that’s how we did it” states Klimala. The kitchen features a 10’ island which houses a 5’0” Galley Sink. The Galley features two faucets, and double tiered rail system to which accessories such as cutting boards and stainless steel bowls can be added for ease of cooking. Across from the large sink is an induction cooktop. “My two teen daughters and I enjoy cooking, and the Galley and induction cooktop make it so easy.” A wall of tall cabinets features a full size refrigerator, freezer, double oven and built in coffeemaker. The area on the opposite end of the kitchen features a pantry with mirrored glass doors and a beverage center below. The rest of the first floor features an entry way, a living room with views to the front yard’s lush landscaping, a family room where the family hangs out to watch TV, a back entry from the garage with a laundry room and mudroom area, one of the home’s four bedrooms and a full bath. There is a double sided fireplace between the family room and living room. The home features pops of color from the living room’s peach grass cloth to purple painted wall in the family room. “I’m definitely a traditionalist at heart but because of the home’s Midcentury roots, I wanted to incorporate some of those elements into the furniture, lighting and accessories which also ended up being really fun. We are not formal people so I wanted a house that my kids would enjoy, have their friends over and feel comfortable.” The second floor houses the master bedroom suite, two of the kids’ bedrooms and a back room nicknamed “the library” because it has turned into a quiet get away area where the girls can study or take a break from the rest of the family. The area was originally unfinished attic, and because the home was short on closet space, this Jack and Jill area off the girls’ bedrooms houses two large walk-in closets and a small sitting area with a makeup vanity. “The girls really wanted to keep the exposed brick of the fireplace that runs up the through the space, so that’s what we did, and I think they feel like they are in their own little loft space in the city when they are up there” says Klimala. Five stars isn’t enough! Our project was to reconfigure and update the main floor of a house we recently purchased that was built in 1961. We wanted to maintain some of the unique feeling it originally had but bring it up-to-date and eliminate the closed-in rooms and downright weird layout that was the result of multiple, partial remodeling projects. We began with a long wishlist of changes which also required replacement of very antiquated plumbing, electrical wiring and HVAC. We even found a fireplace that had been walled in and needed major re-construction. Many other aspects and details on this incredible list we made included an all new kitchen layout, converting a bedroom into a master closet, adding new half-bath, completely rebuilding the master bath, and adding stone, tile and custom built cabinetry. Our design plans included many fixtures and details that we specified and required professional installation and careful handling. Innovative helped us make reasonable decisions. Their skilled staff took us through a design process that made sense. There were many questions and all were answered with sincere conversation and positive – innovation – on how we could achieve our goals. Innovative provided us with professional consultants, who listened and were courteous and creative, with solid knowledge and informative judgement. When they didn’t have an answer, they did the research. They developed a comprehensive project plan that exceeded our expectations. Every item on our long list was checked-off. All agreed on work was fulfilled and they completed all this in just under four months. Engineering, construction, supervision, and I cannot even begin to describe how much thanks we have for the demolition crew! This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns.
