Completed in 2013, this house started as a traditionally-styled 1,800 sf., single story, two bedroom, one bath home and became an all-new warm contemporary 2,700 sf., two story, four bedroom, three bath residence for a family of five. The budget dictated the re-use of the existing foundations, garage and far right ground floor bedroom footprint. The City of San Mateo had strict planning rules prohibiting contemporary design, but the end result, a blend of traditional and contemporary, has become a model project for the city.
Being environmentally conscious, the owners utilized radiant hydronic heated engineered fumed-oak floors. They opted for fully operable windows with good cross-ventilation and a whole house fan instead of installing gas furnaces, ductwork, or air conditioning. The new second floor conceals a 3 kW solar photovoltaic system that cannot be seen from the street. The rock formation in the front yard is one of two bioswales that hold roof rainwater temporarily for slow dissipation into the city's storm water system.

This garden consists of garden planters above a parking garage next to a high rise condominium building with 195 residents. The building was designed by the famed architect Frank Gehry, and is situated in the Cross Keys development, which was created by the pioneering Rouse Company, who also created the famous town of Columbia, MD. I designed the plantings for four main planters and two smaller ones. And, every year I design and install annual displays in one bed and four pots. The plantings are pollinator friendly with flowering perennials and ornamental grasses. My dad had previously designed the plantings for this garden; most of which has been replaced. I continue to oversee the maintenance of this garden.

The Robinhood Residence is a small house renovation for a family that loves the scale and quaint setting of their home, but was quickly outgrowing its dated appearance and storage allowance. The main tasks for Content were creating a clear organization and simple flow to the home while bringing cohesion to the previous renovations. Custom cabinet pieces were designed for new storage and room focal points. A balance was struck, opening up visibility between rooms while maintaining the client's beloved elements from a quirky mid century renovation.
