In the primary Bedroom, a layered approach to the custom window treatment offered privacy day and night, and light control. A serene blue-gray was selected for the walls, and a hummingbird print for the windows. The client's preference for simplicity meant that we used a variation of an inverted pleat valance here as well, adding contrast color to the pleats, spiral tails to the valance ends, and a solid room darkening drapery panel with a banded hem. Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces.
Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural.
Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired.
A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design.

The need for Universal Design and/or Aging in Place Design is becoming more and more common and needed in our aging, society of increasing life expectancy. Murphy Bros. design/build CAPs certified expert Cherie Poissant explains some of the unique elements that went into this project which touch on both disciplines.
"In this particular case, my client, Dorothy, a widow, wanted to stay in the home she has lived in for decades. No surprise, most adults over 65 say they do too. But this 1920's home was not constructed with the principles of Universal or Aging-in-Place design concepts, which is true with most homes on the market these days. She also suffers from macular degeneration, which affects central vision. As is the case with senior clients dealing with vision issues, I needed to pay close attention to lighting and color that would give her peripheral vision cues. I chose a high contrast color scheme in the design to make navigating the room easier and safer," explains Poissant. "In addition, every wall and contact point, such as the the towel racks and TP dispenser also doubles as a grab bar to address fall prevention, which is a huge issue with the elderly."

This client recently moved into this A Frame in a lake community in Upstate New York. She plans to renovate the kitchen. I advised on soapstone countertops. She works as a surgical nurse and the direction she gave me for wall colors was yellow! She works in an institution all day and wanted her home to be cheery and uplifting. The fireplace wall is a deeper, bolder yellow than the side walls. The home has an upstairs loft which is currently being decorated with reclaimed barn siding. A moose hide hangs from the upstairs railing. She is an avid outdoors woman.

In this project the home owner was a furniture importer, so she had an amazing array of decorative elements to add to the design. After spending years traveling through Indonesia and India on buying trips, she wanted a taste of the tropics in her own back yard. We worked together to incorporate her beautiful objects into an undeniably tropical-feeling space. By carefully selecting plants and their placement, we were able to achieve the lush green feel of Bali or Hawaii in the Southern California climate without using a lot of water. After installation, this oasis is alive with birds and dragonflies. Lush green plantings create microclimates around the house that help cool the property on hot days. Integrating edible trees provides the homeowner with pomegranates, several types of guavas, lemons, limes, and bananas. Today, the homeowner rents out her home and garden for photo shoots and weddings.

"My company, David Getts Designer Builder, Inc., is a general contracting firm in the Seattle area. We do a wide variety of custom work for the remodeling sector. We are always looking for the best materials and processes to complete our high-end projects. A recent project we were involved with included the installation of a custom steel driveway gate. Never having installed a remote operated gate before, I really didn't know what was available on the market. After doing a bit of research, I decided on the DuraGates brand, an Italian hardware system supplied by Architectural Iron Designs, Inc. The simple cantilevered design that did not require a ground-mounted track seemed too good to be true. Architectural Iron Designs was extremely helpful throughout the sales process, which eliminated much of the fear associated with using an unfamiliar product. I only had to provide them with the opening span and weight of the gate, and the sales staff did the rest. They created specifications and a detailed drawing showing exact size requirements of the concrete pad, and precise hardware placement.
I've been in the construction industry since 1979. The most important thing I've learned in the quest for success is found in the relationships you develop with employees, subcontractors and suppliers. And Architectural Iron Designs, Inc. is a supplier you can certainly count on. Unloading that 1200lb , 29' long steel gate with the forklift on installation day was going to be a nerve-racking experience no matter what. The thought of a gate that size being balanced on two carriages barely six feet apart had all the guys wondering how well it would work. The rollers not only handled the weight shift effortlessly well, but also kept the gate level in the fully extended position. I would highly recommend the DuraGates system to any peer and certainly plan on using it again for future driveway projects."

Kensington Park is New Zealand’s leading example of a master-planned residential neighbourhood. A range of accommodation options across apartments and terrace houses, all with freehold titles, has proved to be a winning combination.
Almost all the residences feature outdoor living spaces with timber decking that adds to the relaxed beach feel. Elements Sand+ Decking was chosen due to it’s high quality supplied finish, easy installation and superior weathering performance. The fact that the product is low toxicity and locally sourced from sustainable plantation forests was an added selling point for the development and it’s customers.

Modern Tudor on the Prairie
Our clients fell in love with the wide-open spaces of the White Oaks Savanna development. They dreamed of a home that celebrated the beauty of Minnesota’s ever-changing landscape and blurred the line between indoor and outdoor. They wanted a home with a traditional exterior, impressive entry, and modern interiors.
The large site provides spectacular views of the restored prairie landscape. All four sides of this home are refined and architecturally resolved since each elevation is highly visible in the open prairie setting. Properly locating the home on the site was critical to maintaining the stunning prairie views. The home is nestled behind a hill instead of sitting on top of it, so it is blocked from the neighbors and respects their views.
Natural materials adorn the exterior, including cedar, stone, stucco, and copper, that act as “jewelry” for the home. The cedar and copper will patina with time, adding richness and texture to the home.
Front Door:
The custom front door is 4 feet wide by 8 feet tall. It is paired with a matching fixed panel, so the door appears to be 8 feet wide from the outside, and is painted a cheery bright blue to greet visitors. The intentional placement of color adds vibrancy throughout the home in contrast to the quiet exterior colors. The bold pops of color requested by the client continue on the interior of the home, including a turquoise dining room, magenta closet doors, and a deep blue basement.
Lantern Staircase:
A triple-height stair floating in front of 18-foot-high windows welcomes visitors. At night, a hidden, remote controlled retractable shade scrim (lightweight shade) limits light pollution to follow the Dark Skies Initiative.
Great Room:
Cased openings of white oak create transition spaces and frame views to and from the grand, two-story great room. The entry and dining room have cozy 8-foot ceilings and are perched 12” up from the great room for views over the living room furniture. To avoid dining chairs sliding over the steps, a custom built-in credenza sits on the steps behind the dining table.
Folding Outswing Door:
The 20’ wide by 9.5’ tall folding outswing door blurs the line between outside and inside. A hidden bi-parting retractable bug screen allows the large door to remain open throughout the day to bring in fresh air.
Catwalk:
A catwalk, or raised walkway, on the upper floor overlooks the great room and leads to the guest suites. A long bench with built-in linen storage is tucked into a niche with clerestory windows, providing a cozy spot for guests to relax. Guest laundry is tucked into the backside of the fireplace chimney.
Owner's Suite:
From the start, the owners wanted their bedroom perched on the second level to maximize views of the prairie beyond. Located in its own wing of the home, the owners’ suite offers privacy. Magenta closet doors guide the owners into the bedroom and adjacent bathroom.
Lifestyle:
The home incorporates numerous lifestyle features that are as much a part of the house as the main spaces. A sauna is located on the main level, allowing for easy access after a dip in the pool and a wine cellar is tucked neatly under the staircase for convenient and beautiful display.
