A single-family home built on a lake in Columbia County, NY. Hugging the perimeter of an old-growth forest, this family home is situated so as to take full advantage of long valley views, passive heating and cooling, and the natural windbreak provided by the treeline. The house demonstrates the sustainable design dictum, "Don't build more house than you need," and the design incorporates many energy-saving features and materials. The project was featured in the New York Times as a model of sustainable design and is regularly included on the Columbia County sustainable home tour. The main house, guest house, pool and pool house were designed to be an unobtrusive living environment on the 100-acre site. This pergola featured contoured steel headers on a continuous radius. All steel members were shipped to Dallas for hot dipped galvanization. The rafters consisted of Trex timbers with integrated ceiling fans and brushed nickel lights. Stainless steel fasteners throughout. As cherry continues to make a comeback, we show how classic is far from a dirty word. This kitchen used to be closed off and non-functional. With the help of our award-winning designer, Tracy West, it is now open, and has the perfect work triangle. By removing the wall that previously separated the kitchen and breakfast nook, the homeowners were able to relocate their refrigerator and add an island. Sometimes the best solution isn't finding a bigger home, it's reimagining the one you already love. This Portland second-story addition demonstrates how strategic design-build planning can help a growing family gain the space they need while remaining in the neighborhood they never wanted to leave. Originally, this home was a modest single-level residence with three bedrooms and two bathrooms. As the family's needs evolved, the layout no longer offered the functionality they required. Visiting relatives from California frequently stayed with them, yet the existing floor plan lacked a dedicated guest bathroom. The primary suite was undersized, storage was limited, and the main living room felt cramped for everyday family life. Complicating matters further, the narrow lot provided virtually no opportunity for expansion to the front, sides, or rear of the property. To create meaningful additional square footage, the only option was to build upward. The transformation began with a complete rethinking of the home's interior organization. An existing bedroom, which had already transitioned into a home office, was removed to make way for a new staircase connecting the first and second floors. Rather than treating the staircase as simply a circulation element, the redesign used it to create a new living area while adding valuable storage beneath. The formerly enclosed dining room was opened to the kitchen and living spaces, resulting in a bright, cohesive great room that dramatically improved both sightlines and daily functionality. The newly added second floor became the centerpiece of the project. On one side of the addition, a spacious bonus room with vaulted ceilings provides a flexible space for family gatherings, movie nights, homework sessions, and creative projects. Dedicated workstation areas ensure the room can evolve alongside the family's needs while taking advantage of abundant natural light from multiple windows. On the opposite side, the homeowners finally gained the private retreat they had been missing. The new primary suite features soaring vaulted ceilings, expansive windows, and a walk-in closet approximately six times larger than the home's original primary closet. The adjoining bathroom was designed to balance comfort, practicality, and timeless style, with a double vanity, dedicated linen storage, a separate tiled shower, and a soaking tub that creates a true spa-like experience within the home. Throughout the renovation, a contemporary transitional aesthetic guided the design selections. New luxury vinyl plank flooring was installed across both the existing first floor and the newly constructed second level, creating visual continuity throughout the home. Matching custom stair treads provide a seamless transition between floors, while updated baseboards and door casings help unify the original structure with the addition so the entire home feels intentionally designed rather than pieced together over time. The staircase became an architectural focal point, featuring warm wood handrails stained to complement the flooring and black metal balusters that introduce a subtle modern influence. This combination successfully bridges the homeowners' appreciation for contemporary design while respecting the overall character of the home. Material selections in the primary bathroom create depth through texture rather than bold color contrasts. Softly varied white wall tile ranges from crisp bright whites to subtle cloudy tones, while a gentle watercolor-like surface texture captures and reflects natural light throughout the day. Extending the same tile across both the shower walls and tub surround establishes clean architectural lines and emphasizes the room's spaciousness. Black marble pebble flooring in the shower, paired with matte black plumbing fixtures, mirrors, lighting, and trim details, adds contrast and sophistication without overwhelming the palette. What makes this project especially meaningful is its ability to solve multiple challenges through a single integrated design-build solution. Through close collaboration with the homeowners and our architectural partner, Candid Design, every square foot was carefully considered to maximize functionality, comfort, and long-term livability. By building upward rather than outward, the homeowners gained a spacious primary suite, an additional living area, improved storage, a dedicated guest bath, and flexible family spaces while preserving the location, character, and community they already loved. The result is a home that feels larger, brighter, and better suited for the next chapter of family life without sacrificing the qualities that made it special in the first place.

The tiles pictured are Chinese Slate which were laid in the Kitchen of a house in Chepstow around nine years ago. The town of Chepstow is located on the Welsh side of the River Seven and has the River Wye running through it. The floor had not been professionally cleaned and sealed since installation. During this time the old sealer had mostly worn off allowing dirt to get into the pores of the stone leaving it looking dull, uninviting and dirty. The grout lines had also collected dirt and many of the lines had darkened. I discussed with the client the process to get the floor cleaned and restored and demonstrated the effectiveness of the process on a small test area. They were impressed and were happy to go ahead with my quote, so we scheduled in the work which would take two days. To get the floor clean and remove what was left of the old sealer I first made the floor wet and then added a strong dilution of Tile Doctor Pro-Clean mixed with Tile Doctor Remove and Go to give it extra power. This cleaning cocktail was left to soak into the tiles for ten minutes before being scrubbed in with a black scrubbing pad fitted to a rotary machine and by hand where necessary. This combination works well on really dirty floors such as this. The scrubbing action released the years of dirt from the pores of the Slate and it wasn’t long before the cleaning solution turned black. This was then extracted off the floor using a wet vacuum. We then gave the floor a thorough inspection. There were one or two areas that were particularly stubborn, so these areas were retreated using the same process and the grout scrubbed by hand using more Tile Doctor Pro Clean. The floor was then given another rinse with water and then dried as much as possible with the wet vacuum. This got the floor dry, but it would need to be completely dry before sealing so it was then left to dry off fully overnight. I came back the next day to seal the floor first checking the moisture level of the stone by taking readings with a damp meter to ensure it was dry. I chose to use Tile Doctor Colour Grow for the sealer as the colour enhancing formula would be the best product to bring out the natural colours in the Chinese slate. Colour Grow is an impregnating sealer which will provides durable protection as well as allowing the surface to breath. Three coats were applied, allowing each to dry before applying the next one. The client was so happy, so much that she said it looked better than when first laid! I discussed aftercare with her and recommended the use of Tile Doctor Neutral Tile Cleaner, it’s pH balanced so it won’t prematurely erode the sealer which can be the problem with stronger products you find in supermarkets. The brief was to update a tired kitchen, which doubled as a conference room, along with a waiting room, entrance hall, stairs and first floor landing. The beautiful Georgian building retained many of its original features. The scheme highlighted these where possible, using a Farrow and Ball palette. Modern door handles were replaced with authentic brass handles, and beading was added to modern doors to help blend them with original doors still in situ. Care had to be taken to balance the period details with the needs of a modern brand.
