Earlier this month I was in the town of Northampton, to see a client who had reported a problem with her Travertine kitchen tiles. Basically the grout between the tiles was badly stained, to the point of appearing almost black. The Travertine tiles were also in need of some maintenance, and so I was commissioned to provide a clean, polish and a fresh seal. Travertine is a popular choice for kitchen flooring due to its relatively high durability and distinct features. My task was to get this floor back to looking its best. My priority was to address the badly stained grout so I cleaned the grout lines by hand using a combination of hand brushes and Tile Doctor Grout Clean-Up. The surface was pre-wet with water, before a solution of Grout-Clean Up and clean water was applied to the surface. The brushes were then used to agitate the solution. Grout Clean-Up contains a mix of concentrated phosphoric acid and cleaner designed to penetrate below the surface of the grout to remove grout stains, smears and mineral deposits. As you can see from the photos, Grout Clean-Up made an immediate difference to the appearance of the tiles. This product is suitable for use on masonry and acid resistant surfaces. After completing the clean, I gave the floor a thorough rinse to neutralise the floor after cleaning and removed as much of the water as possible using a wet vacuum. Following this, I paid attention to the tiles themselves, cleaning them to achieve a polished effect by using a system of burnishing pads. Tile Doctor burnishing pads comprise a set of four pads varying in grit type, from Coarse and Medium to Fine and Very Fine. I applied all four pads in turn to the floor, stopping to rinse the floor in between each. The result was a high quality polished finish. I then left the floor to dry completely overnight, before commencing the seal the next day. My choice of sealing product was Tile Doctor Colour Grow which is a colour intensifying sealer that both enhances the natural appearance of the stone and provides a durable surface seal. My client was very pleased with the finished product, and left the following comment on the Tile Doctor feedback system: “efficiently done”, yielding “good results”. Newly built properties are not without their problems and often take a while to resolve all the snagging which occasionally extends to resolving problems with newly laid tiled floors. At this new property in the village of Malvern, and overlooked by the Malvern hills, the builders had left the Terracotta tiled kitchen floor covered in grout smears (also known as Grout Haze) following installation. They had also neglected to seal the tiles, which was actually quite fortunate in this case as they would have sealed in the grout haze, making it more difficult to remove. Naturally, the property owner wanted the problem to be resolved as soon as possible, and for me to make the tiles easy to keep clean in future, which can be achieved by sealing the tile. Before starting work, I made sure to fully protect any exposed woodwork with a plastic sheet covering to protect them from potential damage. I then proceeded to give the floor a thorough clean, using Tile Doctor Remove and Go to clean the floor and eradicate some stains that had been left behind as a result of the building work. Next, I paid special attention to the grout, where the very visible problem of grout haze had arisen. To neutralise these smears I used Tile Doctor Grout Clean Up, a concentrated phosphoric acid cleaner that can also remove alkaline mineral deposits and efflorescence. Grout Clean Up is only to be used on acid resistant stone, as sensitive stone can suffer from irreparable etching if it comes into contact with the product. Once completely clean and free of grout smears the floor was thoroughly rinsed with water to remove any trace of product and then dried as much as possible with a wet vacuum, afterwards an air mover was installed to speed up the drying process. Later that afternoon the floor was dry and I was able to apply a sealer. To do this I opted to use several coats of Tile Doctor Seal and Go Extra, a topical, fully breathable sealer that works really well on Terracotta. The sealer builds up a layer of protection on the surface of the tiles, protecting against ingrained dirt and stains. Seal and Go Extra also provides a high quality sheen finish which really did well to enhance the look of the Terracotta. The property owner was exceptionally pleased with the results, and to have this problem dealt with quickly and efficiently, additionally the sealer will ensure the Kitchen floor is easy to keep clean in the future.

This property was situated in the tiny, yet picturesque village of Grafton Underwood in Kettering, Northamptonshire. The village has only a population numbering a few hundred and, interestingly enough, is the childhood home of the famous ‘Bridget Jones’ character. I have previously worked on a number of floors in Grafton Underwood, and on this particular occasion I was called to complete the job through a recommendation – which is always welcome! This particular customer had two floors that needed re-finishing; the first was a polished Limestone tiled conservatory (which I will cover in a separate post as the process was different) and the second a Flagstone tiled living room; so on a rather dull day in November, I began my work. The sealer on the Flagstone tiled living room had failed in certain places, resulting in the floor becoming difficult to clean due to dirt becoming ingrained in the stone. The decline in the sealer is not uncommon, as they do wear down over time – especially in an area of high traffic like a living room. To resolve this issue, the old surface seal needed to be stripped back and re-sealed. To remove what was left of the old sealer, I applied a dilution of Tile Doctor Remove and Go and scrubbed it into the floor using a rotary machine fitted with black stripping pads. I then gave the floor an initial rinse, before paying special attention to scrubbing the stubborn spots, making sure all of the sealer was removed. I then gave the floor an acid wash using Tile Doctor Grout Clean-Up in order to remove grout haze and other mineral deposits which were evident. Due to its acidic properties, you have to be very careful with this product on any type of stone, so I didn’t let it dwell for too long and made sure the floor was thoroughly rinsed down afterwards, with all solutions extracted using a wet-vac machine. The floor was left to dry for more than 24 hours, before I returned to re-seal it using Tile Doctor Seal & Go. This product provides both a stain resistant surface seal and the durable low-sheen finish requested by my client. Seal & Go is suitable for use on internal unsealed, porous surfaces. I guess the photographs don’t really do the transformation justice however the freshly re-sealed Flagstone living room certainly brightened up what was a very dreary autumn day! Esher is a small suburb in Surrey, situated just outside London. It was a fashionable area to live in amongst royalty and the aristocracy in the Victorian period, and during this time many buildings were built. One such building has since been turned into a block of separate flats, and some of the flats still contain the original Victorian tiles in the hallway. I was contacted by one of these flat owners about restoring their tiles back to the best possible condition. Interestingly this customer’s tiles were part of a larger floor that had been divided between two flats. I began the restoration by spreading Tile Doctor Remove and Go across the entire set of tiles. Remove and Go is a heavy-duty stripper that helped to loosen and remove old glue deposits where carpet had been laid over the tile, it will also strip off old sealers and release ingrained muck. The Remove and Go was worked into the tile and grout with a stiff brush and then the soiled solution rinsed off and extracted using a wet vacuum. I followed by this applying a coarse 200-grit diamond encrusted burnishing pad, fitted to a handheld buffer, to grind away the particularly stubborn dirt and stains to restore the appearance of the stone. Afterwards, I rinsed the tiles again with water and soaked up the resultant slurry with a wet vacuum. I noticed that there remained several ingrained stains dotted across the floor, so to remove these I aggressively burnished the affected areas with a very coarse 50-grit handheld diamond block. This essentially removed the very top layer of the stone, taking with it the ingrained marks. Next, I dried the area with a large blower and heat gun. Under normal circumstances, 48 hours needs to pass before the tiles can be sealed, but as this was a small area I was able to dry it very quickly. After carrying out a damp test, I determined the tiles were ready to be sealed. To seal the Victorian Tiles, I applied six coats of Tile Doctor Seal and Go sealer, which provides a high-quality sheen finish, as well as plenty of protection for the future. Here’s a really interesting commercial job for you, which I recently completed in the town of Hinckley, Leicestershire. I was asked to take a look at a Victorian Geometric and Encaustic tiled floor in the historic Queen’s Head pub. This floor is over a century old and although in good condition for its age had suffered significant wear over the years, along with some cracked tiles and slight inherent moisture issues. What the pub landlord requested was a restorative clean to alleviate the aesthetically damaging effect of the wear, and to enhance the natural colours of the stone. I was also asked to seal the floor following the clean to achieve a semi-gloss finish. The first step in the cleaning process was to mix a strong solution of one part Tile Doctor Pro-Clean to four parts clean water. Pro-Clean is a high alkaline cleaner which also contains stripping properties, allowing it to break down old sealer and tackle heavy soil build-up. The solution was applied to the floor and left to dwell for 15 minutes, giving it times to seep into the stone, get underneath the dirt and lift it to the surface. I addressed several paint spots and areas suffering from glue contamination by using Tile Doctor Remove & Go, which is specially formulated to break down paint and adhesives on unpolished natural stone floors, amongst others. The entire floor was then scrubbed using a special floor cleaning pad, and the resulting slurry was vacuumed away using a wet-vac machine. The final issue to deal with was the inherent efflorescence staining. This was treated using Tile Doctor Grout Clean-Up, an acid-based product which removes not just efflorescence but also grout haze, mineral deposits, and rust stains. The solution here was one part Grout Clean-Up diluted with four parts water. After completing the clean, I thoroughly rinsed the floor with clean water to remove any trace of cleaning product and dried the floor as much as possible with a wet vacuum, then before leaving for the day i installed a couple of air movers to assist with drying overnight. Upon my return the following day, I checked the floor for any excess moisture before sealing it with our topical, semi-gloss finish sealer, known as Seal & Go Extra which due to its formula is ideal for external or old internal floors where there is unlikely to be damp from membrane. This unique product provides excellent protection, and allows the tiles to breath where floors are suffering from inherent moisture issues. It is suitable for both internal and external use, on Victorian floor tiles, Sandstone, Flagstones, Terracotta, and rough Slate. As you can see from the photo, I was able to fulfil my client’s request to a high standard, bringing the pub’s old yet characterful Victorian tiled floor back to life again. From The 1860s Victorian tiled floors started to appear in public buildings and by the 1890s they had become an essential feature in the most ordinary Victorian terraced houses. Although these floors fell out of fashion during the 1960s and ’70s, when many of them were covered over, they are now being rediscovered by their present owners and this is exactly what happened to my customer in the village of Littleover. The customer had attempted to clean the floor by themselves but they couldn’t archive the result wanted, fortunately they discovered the Derbyshire Tile Doctor and after their call I went over and did a test for cleaning to make sure I can archive the needed results. They were happy with what they saw, so they booked me in to complete the work. For cleaning the hallway I used a strong dilution of Tile Doctors Pro Clean which is strong multi-purpose high-alkaline cleaner. I left the Pro Clean to dwell for 10 minutes and then worked it in the tiles by using a strong black scrubbing pad fitted to my rotary machine. After scrubbing I rinsed the floor several times with clean water to remove any trace of cleaning product from the floor. After successfully cleaning the hall I moved on to the porch which still had some old topical sealer on less walked areas. On these areas I had to use Tile Doctors own very effective stripper Remove and Go. Remove and Go has a long dwell time to remove any given sealer or wax so I left it to soak in for fifteen minutes followed by scrubbing it in with black pad fitted to rotary machine. The next step was to wash off the residue with water which was then removed using a wet vacuum. Following this the tiles were given a rinse with Tile Doctor Grout Clean-up which is an acid based product that can remove grout smears and mineral deposits. Last step before sealing was to give the floor a thorough wash down with clean water to remove any cleaning product left on the tiles and then I left the floor to dry overnight. Next day when I returned I used my damp tester to make sure that the floor is completely dry. Luckily for me floor was all dry and I started sealing. For sealing I used Tile Doctors Colour Grow Sealer which is colour enhancing breathable sealer. I applied 2 coats of the sealer and after every coat I polished off the excess with clean cotton cloths.
