Completed in 2015, this 4 BR, 2 1/2 bath was designed for a developer with a intolerably tight budget. Our simple solution employs a straightforward mix of flowing spaces borrowed from California great room houses with design elements found in more traditional residential design. The house is entered through a generous entry hall flanked by a formal Dining Room on one side and a Home Office/Den on the other. The far end of this Entry Hall deposits into a large Great Room and open kitchen that is this home's gathering and entertainment hub. A small alcove at the end of the kitchen allows for everyday meals while the island functions as this entire space's focal point. Completing the entertainment concept of this level is a covered porch accessed through a sliding door in the Family Room. The upper level is accessed via a stair at one end of the plan and is organized around a wide hallway that terminates in a tech space for kids. 3 generous children's bedrooms and an ample Master Suite with a view toward the Olympic Mountains complete this level. Finish selections throughout the house were purposely kept clean, light and simple. The exterior form of the house, while simple, allows for a variety of roof schemes that appeal to different price points in the marketplace. We also designed a bonus room option that can be accessed via the stair and resides over the garage.

For this outdoor space project, the local weather posed the biggest challenge for the design professionals at Backyard Specialist. The homeowners envisioned an outdoor cooking space complete with a running-water sink, a kamado grill, and a gas grill, all set into a back bar. A front bar would house refrigeration for the built-in beer taps and pub seating for four to allow guests to enjoy the culinary displays. Situated directly outside a sliding door to the interior kitchen space, it was important for the pergola to create a waterproof barrier that made the space accessible even during the regular rain showers. With the rest of the back porch bathed in direct sun, the homeowners also wanted to create full-time shade for the outdoor kitchen space of this outdoor home addition. So, the design team opted to create an Azenco R-Shade fixed-roof pergola design for the space. The R-Shade’s insulated sandwich-panel roof design ensured the constant sun would be reflected away from the kitchen, while still providing sufficient airflow to ventilate the heat and smoke from the grills. To ensure the homeowners could transition from indoor to outdoor kitchen spaces without getting wet, the designers overlapped the frame of the pergola with the home’s eaves. With the pergola frame securely mounted to the building, its two support columns were perfectly positioned along the perimeter of the elevated porch. This ensured the R-Shade’s internal gutter system could collect both the rain falling on the pergola, and that running off the roofline, and easily deposit it in the abutting garden area.

This two story 4 bedroom 2.5 bathroom house is located in the Churchill Park subdivision of Park West. The house is located on a corner lot with the driveway and 2 car garage on the side. The front of the house has brick finish and the front yard has lots of palm trees and foliage. The foyer has vaulted ceilings with a large window above the front door for lots of natural light. The foyer opens to the dining room and living room. Behind the dining room is the kitchen that has a stainless electric range and French door refrigerator, white dishwasher and microwave, and double basin porcelain sink with high arc faucet. The islands of the Lower Keys in the Florida Keys, as well as some barrier islands east of Miami bordering Biscayne Bay, are mainly oolitic limestone, which was formed by deposition when shallow seas covered the area between periods of glaciation. The material consolidated and eroded during later exposure above the ocean surface.

The clients’ 1995 primary bathroom wasn’t functional or safe. They wanted it accessible so they could age-in-place. However, to keep costs down, they wanted to stay within the current footprint and keep the same general layout. Key changes to the project included replacing a double window with a single window. This allowed for the larger double bowl vanity and a double built-in linen cabinet. A 32” wide door was installed and the tub was replaced with a barrier-free, curbless, shower. A white painted Shaker style flat panel double vanity with rarely seen Lemurian Blue granite and two white undermount sinks were added. The granite is quarried in Madagascar and rich in iridescent, labradorite deposits is the room’s focal point. A curbless shower with a hinged glass door was installed. The colors of the shower deco strip reflect the vanity top color palette. Large format marble look white and taupe porcelain shower wall and floor tile with hints of blue were installed in the shower and bathroom floor. Taupe 2 x 2 tiles were laid on the shower floor. A granite shaving bench and two corner shelves for products were added. Delta Lahara polished chrome shower head and hand shower system, vanity faucets and a robe hook were installed. Polished chrome is repeated in the Schlage Accent privacy lever door handles and Top Knobs cabinet hardware. A large custom beveled vanity framed mirror and two polished chrome three-light vanity fixtures with white glass globes were also installed.

Kitchen construction is often better organized and generally costs less. This is because we recommend general contractors free of charge. They supervise construction from scheduling to completion. This eliminates a middleman, reduces delays, and eliminates the fees that almost all showrooms and home centers charge their customers. We are also happy to work with any contractor a customer finds on their own. If we haven’t worked with that contractor before they may need more of our direction, but both companies can benefit from working together and possibly referring each other in the future. Less problems arise, and if they do, they are handled more quickly. This is because every kitchen we sell is reviewed by at least 3 kitchen designers during the ordering process. Our Operations Manager Ed Sossich checks orders and schedules all warehouse and home deliveries. Our delivery manager Mark Mitten supervises every delivery and checks in each cabinet and part.
