Two phases completed in 2020 & 2021 included kitchen and primary bath remodels. Bright, light, fresh and simple describe these beautiful spaces fit just for our clients. The primary bath was a fun project to complete. A few must haves for this space were a place to incorporate the Peloton, more functional storage and a welcoming showering/bathing area. The space was primarily left in the same configuration, but we were able to make it much more welcoming and efficient. The walk in shower has a small bench for storing large bottles and works as a perch for shaving legs. The entrance is doorless and allows for a nice open experience + the pebbled shower floor. The freestanding tub took the place of a huge built in tub deck creating a prefect space for Peleton next to the vanity. The vanity was freshened up with equal spacing for the dual sinks, a custom corner cabinet to house supplies and a charging station for sonicares and shaver. Lastly, the corner by the closet door was underutilized and we placed a storage chest w/ quartz countertop there. The overall space included freshening up the paint/millwork in the primary bedroom. The homeowners loved older, classic style homes and bought this for their forever home. Located in a historic district that is listed on the National Register of Historic Places, the house was built in 1913. It is described as a “pivotal example of an architect-designed Craftsman style, upper-middle class house, displaying many features of the style, including stick-work patterned stucco walls, abstract geometric ornamentation and exposed rafter tail eaves supported by knee brace bracketing.”

The Courtyard Oasis project encompasses what abarnai does best; remodeling a space with an emphasis on functional installation artwork. Our clients wanted a beautiful and tranquil outdoor space as a seamless extension of their indoor living space. They initially described the outdoor area as a drainage ditch, and to transform it into a Courtyard Oasis required detailed design work and creative collaboration. An open central patio, with custom trellises as a living focal point, was the starting point of the design to connect the indoor and outdoor spaces and allow the courtyard area to be divided into different zones -- for relaxing, entertaining and gardening. The abarnai team loved this project because they go to completely revamp the area and utilize a wide variety of design and building skills, including patio construction, custom trellis artwork, composite decking and stairs, a wood retaining wall, feature lighting systems, planting areas, and a sprinkler system.

From a 2016 article in The New Yorker, hygge is described as a "Danish term defined as a quality of coziness and comfortable conviviality that engenders a feeling of contentment or well-being.” As soon as we walked into this remodeled primary bathroom in Herndon, the word "hygge" instantly came to mind. Interior designer Emily Henderson collaborated with architect Annie Usher to design her brother’s house on the banks of the Willamette River near Portland, Oregon. The now-complete new build is described by Henderson as a “contemporary Pacific Northwest river cabin.” Henderson used windows from the Marvin Ultimate collection to frame the natural landscape surrounding the home and to let in plenty of natural light. Many of the windows are clad in White Oak, infusing the space with warmth and texture.

In a walkable neighborhood near the center of town, a historic masonry and timber frame structure has a new future as a residence containing 10 apartments. The property was originally built by the Elks in 1913 and later became a Masonic lodge, which included a bar, kitchen, meeting rooms and office space. The new apartments range from studios, 1-bedroom, and 2-bedroom units from 500 square feet to 1000 square feet. In conformance with the municipality’s 20% affordable housing requirements, two of the apartment units will be priced as affordable housing. The top floor of the existing building is double-height, allowing for mezzanine space. Apartments are designed as loft style, with modern detailing; a “SoHo aesthetic.” The character of the building is being restored and preserved, and where possible original brick, stucco, and wood are exposed and refinished. The exterior gains a new stair and elevator tower addition, along with new window openings where necessary. A new plaque designed for the building describes its historic roots in Princeton. With the inclusion of a green roof, LEED for Homes certification is being pursued for the project.

The homeowners wanted to remodel the space to make it into "a pleasant media room where we could sit for a cozy evening of TV viewing" in the winter as well as summer.
